20 Villas Delivered Worldwide: 8 More Scheduled for Handover by March 2026 in Dubai

Dubai, UAE – September 2025 – Ascendas Developers, a rising force in Dubai’s luxury property renovation market, has unveiled Maison Nami, its latest bespoke residence at Sundials, Jumeirah Golf Estates, valued at AED 46 Million. Unlike conventional developers who replicate identical homes, Ascendas takes a meticulous, design-first approach curating fully furnished, one-of-a-kind villas where no two residences are ever alike.

Maison Nami, the developer’s latest creation in Dubai, tells a story where tranquility meets vibrant living. Overlooking the full expanse of the Earth Course, the villa spans close to 10,000 square feet, seamlessly blending natural tones, fluid interiors, and globally sourced finishes. By day, it offers serene landscaped gardens, a temperature-controlled pool, and shaded terraces for quiet reflection. By evening, it comes alive with its exclusive Private Den—a sophisticated retreat designed for entertaining and unwinding. With Italian marble, Spanish tiles, bespoke fittings, and expansive living areas, Maison Nami reflects individuality, craftsmanship, and a lifestyle tailored for discerning global buyers.

“In a city celebrated for its scale and spectacle, our vision was to create something far more personal—spaces defined by individuality,” said Rohit Vig, Co-founder & Partner, Ascendas Developers. “At Ascendas, we don’t just build homes, we curate experiences. Each villa is designed as a distinct expression of lifestyle, shaped around the aspirations of its residents. This philosophy allows us to continually push the boundaries of design to showcase what true luxury living means in a city like Dubai which is famed for its global appeal of vibrancy, elegance, and cosmopolitan flair.”

Ascendas Developers has established its name in the realm of unique villa offerings with residences priced between AED 45 million and AED 150 million. Ascendas caters to ultra-high-net-worth individuals who value exclusivity, craftsmanship, and lifestyle appeal that linger over time. Over the next 12 months, the developer plans to deliver AED 500 million worth of bespoke villas, with eight completions scheduled between October 2025 and March 2026. Maison Kai, the company’s largest upcoming villa in Al Barari will be valued at AED 120 million in Al Barari, set for completion in February 2026..

Ascendas has built its reputation in the global luxury villa market by rejecting mass-produced concepts and instead creating singular residences that embrace global design sensibilities, premium materials, and contextual architecture. Each property is carefully hand-selected in established neighborhoods such as Jumeirah Golf Estates, Al Barari, and Jumeirah Islands, then transformed into a masterpiece tailored to its location and the lifestyle of international and local families in Dubai. Every project benefits from Ascendas’ in-house team of engineers, project managers, and designers. They meticulously scope out each project from inception to completion, collaborating with over 20 ultra specialized and highly focused contractors who are leaders in their respective fields. To name a few, tiles are sourced from Italy and Spain through Casa-Mia, sanitaryware by GESSI and Kohler, bespoke fit-to-size kitchens by Snaidero, and the finest marble from Glaze, UAE’s number one name in natural stone. Together, these partnerships ensure that every home reflects a standard of craftsmanship and luxury that is truly unparalleled.

“Dubai has no shortage of luxury developments, but when luxury becomes mass-produced, it loses its essence,” said Kavin Gupta, Co-founder & Partner, Ascendas Developers. “Our approach is rooted in meticulous planning and project management, ensuring that every detail aligns with our vision of bespoke living. This niche, experience-driven segment is where true value lies—it not only delivers an irreplaceable lifestyle for residents but also represents a highly lucrative opportunity in a market that increasingly rewards individuality and precision.”

With an AED 500 million delivery pipeline planned in the next three quarters, Ascendas Developers is reinforcing its commitment to shaping Dubai’s prime real estate landscape. This latest launch underscores the company’s focus on creating niche, premium communities that stand apart in a market often defined by scale.

By combining global expertise, best-in-class partners, and a precise project management approach, Ascendas continues to deliver not just homes, but curated lifestyles that embody the future of luxury living in Dubai.

Results from a real-world survey suggest that semaglutide for weight management (Wegovy®) helped suppress food noise – unwanted and intrusive thoughts about food – in addition to its established effect on weight loss1

The number of people who reported experiencing constant thoughts about food throughout the day declined by 46% after starting treatment with Wegovy®1

The majority of respondents reported improved mental health (64%) and healthier habits (80%) while taking Wegovy®1

Dubai, 16 September 2025 – Novo Nordisk today announced results from the US-based INFORM survey of people taking semaglutide for weight management (Wegovy®), at the European Association for the Study of Diabetes (EASD) 2025, Vienna, Austria. The INFORM survey revealed that individuals experienced a substantial drop in food noise after starting Wegovy® treatment, alongside notable improvements in their mental well-being and lifestyle.1 Food noise – unwanted and intrusive thoughts about food – can affect the mental well-being, quality of life and weight loss efforts of those living with overweight or obesity.2

“There are so many factors that challenge people with overweight or obesity in their efforts to lose weight, including food noise,” said Filip Knop, MD PhD, senior vice president and incoming chief medical officer at Novo Nordisk. “It is very encouraging to see these new data from people using Wegovy® that, in addition to weight loss, Wegovy® may help quiet disruptive thoughts about food, support improved mental well-being and help enable people to live healthier lives.”

On Wegovy® treatment, the survey showed a decline of 46% in the number of people experiencing constant thoughts about food throughout the day (reported by 62% before starting Wegovy® versus 16% on Wegovy®).1 The proportion of participants who reported that food noise had a negative effect on their lives was 60% before starting treatment, which dropped to 20% for respondents on Wegovy® treatment.1

Around two-thirds (64%) of respondents reported that their mental health improved since starting Wegovy® treatment.1 Substantial majorities also reported developing a healthier lifestyle (76%) and healthier habits (80%).1 Around 8 in 10 (83%) of individuals in the study were satisfied with their Wegovy® treatment.1

Novo Nordisk continues to investigate how obesity impacts individuals’ day-to-day lives. An upcoming presentation at EASD highlights eating behaviour and control of eating with semaglutide from the STEP UP clinical trial. The findings add to the growing evidence of the broad health benefits of semaglutide in people with obesity, alongside its established effect on weight loss.3 Full results of the STEP UP and STEP UP T2D clinical trials were published in The Lancet Diabetes & Endocrinology on 14 September 2025.

About the INFORM survey

INFORM was a US-based survey of 550 people taking Wegovy® for weight loss, using a previously validated Food Noise Questionnaire with 22 questions to assess the impact of Wegovy® on mental well-being and eating habits relating to food noise.1,4 The mean age of individuals who participated in the survey was 53, and 86% reported as female. Around two-thirds (64%) reported a weight of 92 kg or above when starting Wegovy® treatment.1

About food noise

Food noise is a constant, obsessive and intrusive stream of food-related thoughts, distinct from hunger, and not necessarily related to the body’s need for energy.2,4–6 Food noise is experienced by the majority of people with obesity and can affect mental well-being through emotions such as guilt, shame and anxiety.2,7 Intrusive and excessive thoughts from food noise can distract people with obesity across many areas of their lives, and can hinder weight loss efforts.2

About Wegovy®

Semaglutide 2.4 mg is marketed under the brand name Wegovy®. In the EU, Wegovy® is indicated as an adjunct to a reduced-calorie diet and increased physical activity for weight management in adults with a BMI of 30 kg/m2 or greater (obesity) or adults with a BMI of 27 kg/m2 or greater (overweight) in the presence of at least one weight-related comorbid condition.8 In the EU, Wegovy® is also indicated for paediatric patients aged 12 years and older with an initial BMI at the 95th percentile or greater for age and gender (obesity) and body weight above 60 kg. The clinical section of the label also includes data on Wegovy® major adverse cardiovascular events (MACE) risk reduction, improvements in heart failure with preserved ejection fraction (HFpEF)-related symptoms and physical function and pain reduction related to knee osteoarthritis.8

In the US, Wegovy® is indicated in combination with a reduced-calorie diet and increased physical activity to reduce the risk of MACE in adults with established cardiovascular disease and either obesity or overweight, as well as to reduce excess body weight and maintain weight reduction long term in paediatric patients aged 12 years and older with obesity and in adults with obesity or with overweight in the presence of at least one weight-related comorbid condition.9

The discussion featuring dignitaries from care organisations across the world stressed the need for state support through funds and facilities

Sharjah, September 16, 2025

“A strong investment in care and support builds resilient societies, enhances human dignity and strengthens national development outcomes” was a key takeaway from a session titled “Why is the care agenda important to us?” at the World Congress 2025 ‘We Are Inclusion’ which began in Sharjah on September 15 (Monday), and continues until September 17.

Sharing their experiences and perspectives on the care agenda were dignitaries from organisations across the world involved in care and support work.

Heba Hagrass, UN Special Rapporteur on the rights of persons with disabilities, underlined that the care and support agenda has been gaining global attention in recent years. “The UN highlights the importance of recognising unpaid care work, especially those common household tasks performed by women, and the need for policies that ensure gender equality and human rights. Our agenda aims to personalise support services and expand access to technology.” She stressed the need for early intervention and financial support so that children can grow in families and not institutions.

Dr. Jassem Alhammadi, Secretary General of the Sharjah Award for Voluntary Work and head of Knowledge Management, stated that the UAE and the emirate of Sharjah pay particular attention to developing services for people with disabilities. “We have many centres for their care and people working with us for the same. We fight discrimination and respect their right to education. We have the infrastructure and provide financial aid and if necessary, housing. There is a daycare facility for working parents of children with disabilities. We also provide social, mental, legal, and other services.” The department has provided employment to 25 persons in Emirates Post, Alhammadi noted.

Elena Dal Bo, Director of Association Azul in Argentina, noted that people in Latin America living with a disability get low support from the state. “Care has a negative connotation for people with disabilities in our region,” she observed, adding that care and support must go together. Her suggestions to Latin American organisations for persons with intellectual and developmental disabilities included networking with different stakeholders especially women and older persons so as to introduce the perspective of disability of the social human rights models.

Auberon Jaleel Odoom, National Coordinator of Inclusion Ghana, emphasised the importance of social protection for an inclusive care system. He said that there is a growing recognition of care and support across Africa, which is essential for human dignity and relieving the household burden on women. “Mechanisms like cash transfers, health insurance, social services and disability grants have reduced financial burden on families. Without social protection, care remains invisible and dependent on women’s unpaid labour,” he added.

Fatma Wangare noted that her organisation Kenya Association of the Intellectually Handicapped (KAIH), is in the forefront of reforms in the field and focuses on inclusive social protection systems. She said there was a time when children with disabilities were abandoned in forests or in institutions as “we had a limited working system and families carried the burden of care”. According to her, the National Council for Disability in Kenya launched a pilot project targeting intellectual disabilities and autism.

Fadia Farah, President of the Lebanese Association for Self-Advocacy (LASA), noted that self-advocates were influencing social protection in her country. Farah, whose presentation included drawings done by her daughter with an intellectual disability, stated there were limitations in her troubled country’s provision of services for the disabled. “We want good support to live in a community but right now it is parents giving that support.” Thanks to activities by organisations like LASA, inclusive schools have gone up to 150, she said. However, she reminded that “inclusion starts at home and grows in the community”.

Pioneering solution transforms vehicle rooftops into renewable energy power banks, supporting UAE’s Energy Strategy 2050 and Net Zero ambitions

September 15, Dubai, UAE: AVZ, a UAE-based sustainability innovation company, recently rolled out its GreenTrans Solar Bus System, a first-of-its-kind advancement that converts heavy vehicles into clean energy platforms. By harnessing the untapped rooftop space, the system generates renewable power for critical onboard operations, sharply reduces fuel dependency, and reinforces the UAE’s leadership in sustainable transport and green innovation.

Founded by visionary entrepreneur Vipen Ruhela, Chief Executive Officer, and interdisciplinary scientist Dr. Zoltan Derzsi, Chief Technology Officer, AVZ focuses on developing solutions that are safe, affordable, and adapted to the Emirates’ climatic conditions. The GreenTrans Solar Bus System is their first step and a powerful demonstration of their philosophy of energy independence, unlocking new frontiers in public transport efficiency while directly contributing to the nation’s sustainability roadmap.

Innovation Highlights

Harnessing Automotive Traffic as Real Estate
Traditional solar installations require around 10 square meters of area to produce one kilowatt of power. Most heavy vehicle provide between 22 and 24 square meters of rooftop, enabling installation of 12 to 18 square meters of solar panels. Across 10,000 buses in the Emirates alone, this would produce between 39 to 59 million kilowatt-hours annually.

Energy Storage in Hostile Environments
The energy produced is stored and used directly to power air conditioning systems, which are among the most demanding auxiliary functions in hot climate countries. By easing reliance on diesel-powered AC engines, the system helps reduce both operational costs and emissions.

Use of Artificial Intelligence for Fault Prediction
Air conditioners are mechanical devices that display subtle signs before breaking down. With an AI-based solution, AVZ’s system detects these faults before they become catastrophic. This prevents the leaks of refrigerant gases, which have several thousand times more environmental impact than carbon dioxide alone.

Environmental and Economic Impact
The innovation significantly cuts carbon emissions, expands the country’s solar footprint without the need for additional land, and minimizes storage and transmission losses. The result is a clean, efficient, and scalable system that generates tangible environmental and financial returns.

New Approach in Open Science and Intellectual Property
Technologies for the common good are unethical to profiteer on: while the core neural network code is released to the Open Science Foundation so it can be implemented by other parties, the data used for training remains the property of the company. This heralds a new approach in applied science in the GCC region, with the aim of building up a team of engineers and scientists to solve problems impossible otherwise.

Energy- and infrastructure independence in research, development and production
AVZ’s other design is a self-sustaining technology park that is self-reliant on energy and water management: electricity is produced locally, and waste water is recycled. Research, design and production is taking place in the same facility surrounded by gardens, with little to no prior infrastructure requirement.

Voices from AVZ

“Climate change is not only threatening our planet—it’s also reshaping the way we must do business. Adaptation and innovation are no longer optional; they’re essential. Through my experience, I’ve worked with many companies that focus solely on cutting costs to maximize short-term profits. They often overlook the fact that poor-quality products ultimately cost more in the long run. I don’t chase the cheapest option—I seek quality. Whether the product is affordable or expensive, my priority is durability. Many traders push low-grade parts at high prices, but I aim to source components that last three to four times longer than substandard ones. This reduces waste—of time, money, materials, and environmental impact. If the part I need isn’t available locally, I go straight to the manufacturer. AVZ goes a step further—if it doesn’t exist, we build it ourselves.”

— Vipen Ruhela, CEO, AVZ

“I never say ‘trust me’ or ‘take my word for it’, I say ‘look at my data’. The same applies to anything AVZ produces: facts and data. The concepts we have, we developed into prototypes, and the know-how we gained by literally abusing our inventions gives us an advantage over others. The GreenTrans solar bus is no exception: is not only innovative but also scientifically sound. Despite being scorched under the sun and flooded in the rain, or the coolant being drained, we already saved tons of carbon dioxide by not burning thousands of litres of fuel. It is a testament to how one can converge science, engineering and environmental responsibility, while saving money at the same time.”
— Dr. Zoltan Derzsi, CTO, AVZ and Researcher at NYU Abu Dhabi

Reinforcing the UAE’s Sustainability Vision

The UAE has consistently championed innovation in renewable energy and green mobility, with landmark commitments such as the Energy Strategy 2050 and the Net Zero 2050 initiative. AVZ’s ethos is fully aligned with these goals, positioning the nation as a global pioneer in sustainable transportation. By leveraging the natural abundance of sunlight and integrating it into everyday mobility, the solution offers a model that could inspire other regions facing similar climate and energy challenges.

This initiative is not only about reducing emissions, but also about creating smarter, more resilient infrastructure for the future. The GreenTrans Solar Bus System represents the kind of ingenuity that is essential to achieving long-term environmental stewardship while delivering immediate benefits to both operators and citizens

About AVZ

AVZ is a UAE-based sustainability innovation company dedicated to creating affordable, safe, and scalable green technologies tailored to the Emirates’ environment. Founded by CEO Vipen Ruhela and CTO Dr. Zoltan Derzsi, AVZ combines entrepreneurial vision with appplied science to develop practical solutions that accelerate the UAE’s transition toward clean energy and carbon neutrality.

Dubai, UAE, 16th September 2025: Aster DM Healthcare and GEMS Education have joined forces in a partnership that places health and wellness at the core of learning. As the official Health and Wellness Partner across 45 GEMS schools in UAE, Aster will introduce innovative programmes to inculcate values of good health, healthier and happier lifestyles among teachers, students, staff and families.

Through this partnership, Aster DM Healthcare will work closely with the 45 schools, encompassing 25,000 employees including teachers, 140,000+ students, and 110,000+ families within GEMS Education’s ecosystem. Starting with teachers as the primary stakeholders in shaping young minds, the collaboration is rooted in Aster’s commitment to prevention and grassroots engagement, aiming to nurture a healthier future for children and the wider community in UAE. The organisations will create dedicated programmes for the teachers and the students to enable their health and wellness journey. Aster DM Healthcare’s integrated healthcare ecosystem operating under Aster Hospitals, Clinics, Pharmacies, Opticals, myAster, Medcare Hospitals and Medical Centres will be brought into play, to power the health and wellbeing agenda of students and their families, staff, teachers and associated communities.

Commenting on the partnership, Alisha Moopen, Managing Director and Group CEO, Aster DM Healthcare said, “Today’s children are the future of the UAE, building on the nation’s legacy and driving its growth story as it continues to lead on the world stage. They are tomorrow’s leaders, and at Aster, the least we can do is ensure they reach their full potential by staying healthy and adopting lifelong wellness habits. This begins with empowering teachers, who play a pivotal role in not only nurturing knowledge but also in building the foundation of health and wellbeing. We are proud to partner with GEMS Education, the region’s largest and most respected education network, to bring this vision to life and support their mission of shaping the young minds of the UAE.”

Jay Varkey, Deputy CEO, GEMS Education said: “Our partnership with Aster DM Healthcare brings world-class medical expertise and wellbeing programmes directly into our schools and communities. At GEMS Education, we believe a holistic education must nurture body and mind, and with Aster’s support our students, teachers, and families gain access to knowledge, resources, and care that will help them live healthier, happier lives.”

Aster and GEMS will also jointly launch a comprehensive 12-month Health and Wellness Programme designed to nurture holistic wellbeing from an early age. In alignment with GEMS’ BEYOND100 movement, the programme will focus on the philosophy of Catch Them Young – helping students adopt healthy habits and positive lifestyle practices already in their formative years. Focusing on health priorities, the bespoke clinical programme will integrate a wide range of activities, workshops and awareness campaigns, covering key aspects of child development such as nutrition, fitness, mental health, preventive healthcare and overall wellbeing.

A key highlight of the programme is the ‘Teacher’s Thursday’ concept, offering exclusive benefits such as special discounts available only to teachers, as well as dedicated events and fast-tracked appointments for their families, fellow staff and even extended family living abroad. The programme will also focus on mental wellbeing through dedicated awareness initiatives for students, teachers, and families. For students, AI-powered learning tools will be introduced to make health education more engaging and to strengthen their connection with overall wellness. In addition, Student Health and Wellness Ambassadors will be appointed to champion the cause among their peers, while parents will be engaged through expert talks and introduced to the latest global advancements in children’s health and wellbeing.

The Aster-GEMS Health and Wellness Programme officially launches in September and will reinforce the shared commitment of both organisations to fostering a healthier, happier and future-ready generation. The initiative will also extend exclusive offers for GEMS families to be availed at Aster facilities like pharmacies, opticals, hospitals, clinics, myAster app and at Medcare Hospitals & Medical Centres.

The US$10 billion investment in the project will manufacture electrical vehicles and smart vertical aircraft – including flying taxis – among other smart industrial products that will change the UAE economy in the coming years

Date: Dubai; UAE; September 15, 2025

News Highlights

1. Rana Group starts construction of 150 large industries in Ras Al Khaimah that will attract

US$10 billion investment and create 4,000 employments;

2. The 150 industries are expected to generate US$5-6 billion annual turnover;

3. These industries are expected to manufacture industrial products including electrical

vehicles and vertical flying aircraft – or flying taxis – that will be made in the UAE;

4. These will boost the manufacturing sector’s contribution to the UAE’s US$483 billion GDP.

India’s Rana Group has launched Erisha Smart Manufacturing Hub that will see the development of 150 large industries at Al Ghail Indudtrial Area in Ras Al Khaimah in the next five years. The groundbreaking ceremony that marks the beginning of the construction of the project has taken place recently, marking a new era by transforming the UAE’s import-dependent economy to an export-orient one.

Once commissioned, these manufacturing units will collectively generate a combined sales turnover of up to US$6 billion (Dh22 billion) that will boost the industrial output of the UAE, increase exports and help the 2nd largest Arab economy to become more self-reliant and sustainable.

The development if the new industrial belt is in line with the UAE Government’s vision to increase the manufacturing sector’s contribution to the UAE’s US$483 billion Gross Domestic Product (GDP).

The Erisha Smart Manufacturing Hub will be a state-of-the-art facility spanning 15 million square feet with an expansive total construction area of approximately 25 million square feet. The hub will support over 150 industries, focusing on pioneering technologies such as electric and hydrogen vehicle production, renewable energy, eVTOL (electric vertical take-off and landing) aircraft, and semiconductor manufacturing.

Through this innovative Hub, the company aims to create a sustainable and technologically advanced ecosystem, seamlessly integrating industrial, residential, and commercial spaces. It will house a wide range of facilities, including hospitals, medical colleges, shopping complexes, hypermarkets, warehouses, office spaces, community centres, banks, and financial institutions.

The mixed-use development will span 335 acres and is expected to attract approximately US$10 billion in investment. Once operational, it will contribute an estimated US$5–6 billion to the UAE’s GDP and generate around 4,000 jobs in Ras Al Khaimah.

We are thrilled to commence the execution of the Erisha Smart Manufacturing Hub. This project will stand at the forefront of the green energy revolution, significantly contributing to the UAE’s net-zero ambitions while fostering a self-sustainable future. Our goal is to set new benchmarks in sustainable industrialization—driving innovation and supporting the global transition to cleaner energy solutions,” Dr. Darshan Rana, Chairman and Managing Director of Erisha E Mobility, said.

Of the 150 industries, we will own and manage more than half of them, as we have invested our hard-earned resources in creating Erisha Smart Manufacturing Hub. Some of the manufacturing units will go into production in about a year’s time while we expect to complete the project in the next five years.”

Rana Group had earlier appointed Capital Engineering Design and Engineering Consultants for industrial design and consultancy of the project while GHV Infra was appointed as the Engineering Procurement and Construction (EPC) Contractor for the project.

N3XUS has been appointed Consultant for Environment, Sustainability and Governance (ESG) as well as Sustainable Development Goals (SDG) Compliance while AINS Group has been hired as Architects and Professional Management Consultants (PMC). The collaboration is set to pave the way for the operational expansion of the Group’s EV subsidiary — Erisha E Mobility — in the Middle East and Africa, while strengthening its existing business in India.

The groundbreaking ceremony of the Erisha Smart Manufacturing Hub was performed in the traditional way of in the presence of the Chief Guest Mr. Yaser Al Ahmed and other officials of Rana Group.

With its world-class infrastructure and pro-business environment, Ras Al Khaimah Economic Zone (RAKEZ) offers the ideal platform for Erisha E Mobility’s global expansion, ensuring that the Hub will become a catalyst for progress in the UAE and beyond. The Rana Group remains committed to driving sustainability, innovation, and economic growth.
