For some time, Tenant&#39;s Liability Insurance has been a misunderstood product, and there have been differing views on the effectiveness of this type of insurance amidst other more recognisable insurance products such as landlords&#39; buildings insurance or tenant&#39;s contents insurance.&lt;br /&gt;
  12. &lt;br /&gt;
  13. Agent Assure is starting to see an increase in letting agents choosing to include Tenant&#39;s Liability Insurance as part of their tenancy agreements and we have been exploring the reasons why with some of our partners.&lt;br /&gt;
  14. &lt;br /&gt;
  15. &lt;b&gt;Some of our Letting Agents feel that it benefits them as a business if Tenant&#39;s Liability Insurance is purchased by all of their tenants.&lt;/b&gt;&lt;br /&gt;
  16. &lt;br /&gt;
  17. &lt;ul&gt;
  18. &lt;li&gt;Many of our agents have reported that they often experience disputes at the end of tenancy over damage that has been caused, and whether that damage was caused by the tenant or the damage was existing.&lt;/li&gt;
  19. &lt;li&gt;Having insurance in place can help to reduce the likelihood of disputes between tenants and landlords regarding damage to the property as tenants can make a claim through insurance rather than battling over losing part or all of their deposit.&amp;nbsp;&lt;/li&gt;
  20. &lt;li&gt;Some feedback from our agents is that having Tenant&#39;s Liability Insurance in place helps to instil confidence in their landlords that the property will be protected should damage occur.&lt;/li&gt;
  21. &lt;li&gt;Some agents also felt that it helped the relationship with their tenants.&lt;/li&gt;
  22. &lt;li&gt;Overall our letting agents who incorporate Tenant&#39;s Liability Insurance into their tenancy agreements feel they are helping to reduce the risks to landlords and tenants should damage be caused.&lt;/li&gt;

  25. &lt;b&gt;There are also benefits that directly impact the landlord if Tenant&#39;s Liability Insurance is in place.&lt;/b&gt;&lt;/div&gt;

  30. &lt;li&gt;The landlord benefits from their property being returned into at minimum the original state, or better if furniture or other items have been replaced.&lt;/li&gt;
  31. &lt;li&gt;When disputes are referred to the Property Ombudsman landlords are often awarded a contribution to replace the affected areas, for instance a section of carpet, whereas with Tenant&#39;s Liability Insurance, this will often cover the full replacement.&lt;/li&gt;
  32. &lt;li&gt;The likelihood of void periods is reduced as insurance claims are dealt with quickly and often during tenancy, meaning the property would be ready to re-let quickly.&lt;/li&gt;
  33. &lt;li&gt;Landlords will view tenants with a liability insurance in place as favourable tenants as their property is further protected.&lt;/li&gt;
  34. &lt;li&gt;Standard liability clauses in tenancy agreements can often be between £2,500 and £5,000 and it can be difficult to pursue dilapidations for up to these limits as deposits rarely cover the full amount. However Tenant&#39;s Liability Insurance will often cover these amounts, specifically ensuring the landlord isn&#39;t left out of pocket.&lt;/li&gt;

  37. &lt;b&gt;In addition, tenants benefit from this type of insurance being enforced as many are unaware that their deposit, or potentially more is at risk should damage be caused to the property.&lt;/b&gt;&lt;/div&gt;

  43. &lt;li&gt;The tenant can help protect their deposit by using their insurance policy to get dilapidations fixed.&lt;/li&gt;
  44. &lt;li&gt;It also helps to reduce the risk of negative references from their landlord/letting agent if they go on to rent another property.&lt;/li&gt;
  45. &lt;li&gt;The tenant could be responsible for the cost of repairs for damage that are more, than the deposit value, that they are still liable for under their tenancy agreement, which could leave them out of pocket or unable to afford the damage cost, if they do not have sufficient insurance in place to cover them.&lt;/li&gt;

  48. The popularity of this type of insurance is certainly on the increase with our letting agents, and it may be something worth considering for your own business in the future.&lt;/div&gt;

  64. The majority of Buy to Let finance in the UK is still provided by two dominant lenders, BM Solutions and The Mortgage Works. However, there are now many more lenders in the market offering attractive products to meet all types of landlord needs, with some specialising in niche areas such as HMO properties or lending to limited companies. During 2013, ARLA Mortgages placed Buy to Let mortgage business with 26 different lenders.&lt;br /&gt;

  66. The most noticeable change in the lending landscape has been the entrance of regional building societies with a new appetite for Buy to Let. ARLA Mortgages has been working with a number of regional lenders to design and distribute highly competitive Buy to Let products, including Hinckley &amp;amp; Rugby BS, Melton Mowbray BS, Hanley Economic BS, Saffron BS and Skipton BS.   68. There are a number of reasons for this new level of interest in Buy to Let from building societies. The first is the government&#39;s Funding for Lending scheme which has increased their capacity for residential lending. Secondly, since the UK has started to recover from the recession, the Buy to Let sector has shown itself to be highly resilient in tough conditions and a good proposition from a risk perspective. Finally, low interest rates have meant that building societies are able to offer keenly priced products for landlords and still achieve an acceptable margin.&lt;br /&gt;

  72. Although individually each building society may have a relatively small capacity for lending, collectively the amount is quite significant and we have seen a high level of interest in these products.&lt;br /&gt;

  74. There are some key differences to working with smaller regional lenders. On the one hand many of them still have a paper-based underwriting process without an online Decision In Principle (DIP), which can slow down the initial application process. On the other hand, manual underwriting means that each case is considered on its own merits, without a rigid adherence to box-ticking and &#39;computer says no&#39; syndrome.&lt;br /&gt;
