18.

Chain Link Swing Gates Objective: By mastering this lesson, you will be able to successfully measure for and install chain link gates. Equipment: Socket set, hammer, come-a-longs, level and pliers. Key Questions: How do I measure for gates? When will I need a sloped gate? How do I measure for a sloped gate? How do I install a single swing gate? How do I install a double drive gate? What are the most common safety obstacles to be aware of when installing gates? How do I measure for gates? With all gates, make sure that you get more than one measurement. Following a level plane, you will want to measure both at the top and bottom of the gate. Do not allow your tape to slope or angle from level while measuring. Keep your dimensions accurate to + 1/8”. You will often times find these dimensions are different. Generally, the smaller dimension is used in building the gate. Communicate this information clearly on your as-built shortly after setting the posts. Swing gates. Measure from inside to inside of gate posts. Double drive gates Measure from inside to inside of gate posts. When will I need a sloped gate? If the slope or grade between the opening is so significant that a standard level gate will allow too large of an opening between the low side of the grade and the bottom rail of the gate, you may need to provide a slope gate. A slope gate is built so that the bottom and top rails of the gate follow the slope of the grade between the opening. A sloped gate will have to be hung on the low side of the opening to avoid bottoming-out the gate as it opens. Sloped gates must be single swings. A double drive sloped gate will not work in consideration that the leaf installed at the top of the slope will bottom-out as you open the gate. However, verify your grade prior to making this determination as there is one scenario where a sloped double drive gate will work. If the grade also slopes down perpendicularly to the opening or drops from the gate posts to where the nose of the gate will rest when in the full open position, you may be able to use a double drive slope gate. How do I measure for a slope gate? Place a rail, 2x4, or straight edge at the bottom of the high side gate post level across the opening (B). With a level on your straight edge to assure it is level, measure from the bottom of your straight edge to the top of the footing at the bottom side gate post (A). Measure level from inside to inside of the opening (B). Measure along the grade from inside to inside of the of the opening (C) as this dimension can be plotted on the CAD to verify. How do I install a single swing gate? Start with reviewing your plans or proposal; the hinge side of the gate should be illustrated. If not, contact your salesman to verify what side of the opening the gate will hinge. After determining what side of the opening the gate will hinge; carefully review that you are not hanging the gate on the wrong side of the opening. If there is a not only a slope from one side of the opening to the other but a slope perpendicular to the opening; you may discover that the gate will not fully open or close. If this is the case, discuss with the salesman hinging the gate from the other side. Once you are ready to hang the gate, follow these steps. If using a bull dog or strap hinge, install the bottom hinge as low to the ground as possible. Do not tighten. Further adjustments may be necessary. Install the post portion of the top hinge approximately one foot from the top of the gate. Stand the stub at the bottom of the gate into the bottom hinge. Lean the gate back tight against the post portion of the top hinge and install the strap around the gate frame to the hinge. Make sure that none of the hinges are supporting the gate off of a tension band. Over time, the hinge will wear through the band. Align the top of the gate with the top of the top rail. Adjust your hinges and tighten. Install your drop fork. The drop fork should work freely without encountering the in-ground sleeve as it rises and falls. Once completely shut /down, there should be about a ½” clearance from the back of the drop fork to the post. If using a male / female pintel hinge, install the bottom male pintel hinge approximately one foot from the bottom of the gate with the pintel up. Install the top male pintel hinge approximately one foot down from the top of the gate with pintel down. This will assure that no one can lift the gate off the hinges. Install the female hinge so that it fits snug over the pintel. How do I install a double drive gate? Simply repeat the steps for installing a single swing gate with some additional considerations. Unfortunately, in most instances you can not use a sloped gate at a double drive gate. Be careful of the amount of slope through the opening. Too much slope will result in large gaps at the bottom of the gate. A double drive gate will require a drop rod assembly. Review your plans and specifications to determine type and installation. A standard double drive gate drop rod assembly locks the two leafs together and in place. To install: Slide the guides onto the drop rod. Two on bottom below the fork. One on top above the fork. Locate the bottom drop rod as close to the bottom of the gate as possible. Locate the top drop rod assembly so that it remains approximately 6” below the drop rod while it is extended into the ground socket. Slide the third drop assembly onto the gate frame but do not tighten. Install the ground socket at least one foot into the ground. If not into concrete or asphalt slab, set into 30” footing. Before you place the socket (2.5” x 12” pipe), bring the gates to a full closed position, slide down the drop rod so that it leaves an impression in the surface. Using the impression as a guide, install the socket. Slide the drop rod into the socket. With the drop rod fully extended into the socket, locate the third guide so that the tab on the rod is fully slid through the third guide to allow for a padlock. Tighten the guide. What are the most common safety obstacles to be aware of when installing gates? Lifting. Gates are always heavy, large and awkward. Be sure to use good lifting techniques, plenty of manpower or equipment. Being awkward, it is easy to strain or twist your back. Fall Hazard. Gates have proven to be a real fall hazard. Often times, we lean a gate up against an opening while installing the hinges, a light breeze or bump and the gate will come crashing down on the installer below. Always use a bungee cord, chain, rope to tie the gate up against the fence. When installing a cantilever gate, use a bungee cord. This will allow you to move the gate in and away from the rollers without having to remove the cord. Cuts. Gates have moving parts. It is easy to catch your finger in a cantilever roller while adjusting the roller. Motorized Hazards. Motorized gates have enormous potential to create harm. These gates have caught the public eye with a sharp rise in injuries over the years. Consequently, there is a UL 325 Code that governs motorized gate installation. While installing these gates, it is easy to get pinched in a roller, between a picket and post or in the opening. More on this later.

 27.

Los Angeles, CA 90066 (818) 984-7412 I called today and Ben arrived by 4:30, as promised. I had a broken spring. Ben was completely honest and professional. He told me my garage door was in good shape. We thought I'd only need to replace two springs, but it did end up being four - which was fine. The garage door then needed a bit of adjustment so the door would lift and close properly. Ben was pleasant through all the adjustments. It was more important to him that we get this fixed right than anything else. I will be recommending him to all my friends and family. You can't go wrong with him. Oh, and his pricing is very reasonable. I paid the same as I did 12 years ago - so I know I got a good deal. I called at 2:30 and by 4:00pm, Ben was at my house inspecting my broken garage door opener. After assessing the situation he informed me that he could fix my 15 year old machine for a couple hundred bucks, but I was better off replacing it. He ended up doing everything right then and was finished an hour or so later. Ben was friendly, professional and forthcoming about his products and services. He was transparent that he uses models that are slightly higher in price than something you'd buy from Home Depot, but only because they are much higher quality and will last longer in general. I was happy to pay a bit more now, knowing I'm saving money in the long run. Ben is very dedicated to this jobs. He came out a few months ago to reprogram our garage opener and set us up with new remotes. A week ago the openers needed to be reset and he came back out to so that. He is very knowledgeable and recommend his work highly. He is very friendly. Quick response and flexible hours. They were able to come in on the 4th of July and made it within the window they promised. Job was quick and the door works now! Full disclosure, they offer a discount for a good yelp review; however, I thought they did a great job when I needed it, and they were very upfront about the cost and the explanation, not pushy, and got the job done quickly. No complaints! After calling another garage door company that rescheduled our first appointment, then attempted to show up 2 hours late for the second appointment, I called Ben at Win garage doors. Ben and his team showed up EARLY, provided quick professional service and turned down additional work I requested because he said we didn't need to spend the extra money. It was Sunday morning, my Garage Door spring broke, I called around 11 am and they show up around 2 as they promised. Leoh was extremely professional, he explained everything and finished the job fast. He checked everything to make sure door is working properly. I highly recommend them. Very happy with their service. Thank you Leoh We've called on Ben's expertise several times in the last few months and he has been amazing. Several months ago we had a full garage door motor replacement. Ben and his team were not only prompt, courteous and quick, they were affordable as well. Most recently, when we had an unfortunate garage accident, Ben was out at our home within two hours to help repair the damage and get us back on track (literally). We'll definitely call on Ben and his team anytime we have a need.

Door hardware is fundamentally different than gate hardware. We recommend that you never use regular door hardware with an outdoor wooden gate. Door hardware comes with an internal latch and strike plate, just like your front door. In order for these doorknobs or leversets to function, the edge of the door needs to be very close to the doorjamb. The latch extends only so far to engage in the strike. Your front door does not swell and shrink slightly with the seasons the way that an outdoor wooden gate does...

 45.

The Magna Latch type of gate latch is brilliant. By placing the knob at least 54" off the ground, and requiring an upward pull on the knob to open the gate, you've easily removed persons of less than 3' tall from danger. Magna Latch fence latches are code compliant, and they self close and self latch your pool fence gate. It does this by means of patented enclosed gate hinges. Designed to fit metal, wood or vinyl fencing, of 4 - 6 foot in height. To install America's best pool gate latch, you install the striker plate onto the swinging gate, and two mounting brackets to hold the latch body. It's a quick installation, should take no more than 10 minutes. Gettting Ready Be sure that gate is square, and not sagging. Take the time now to fix any issues with the hinges. If your fence is not already self-closing and self-latching, you can install the Magna Latch hinges. The gap between fence and post can be between 3/8" and 1-7/16". A 3/4" gap is ideal. Pool gates must open outward. Install Magna Latch on the Outside of the pool fence. Installing the Magna Latch Measure up from the ground 36-3/8", and mark the fence for Bracket "A". Use screws provided to install bracket into fence post. For aluminum fences, drill pilot holes for the screws. Measure up from Bracket "A", 13-3/8", and mark the fence for Bracket "B". Use screws to secure bracket into fence post. Slide the Latch Body over the Mounting Brackets "A" and "B", until it locks into place. Install the Striker Body onto the gate post. Adjust and align, then tighten into place. Here's a short video of the Magna Latch installation. See our complete collection of Magna Latch pool fence latches and gate hinges. 54.

More expensive than the tanalised softwood gate posts but if your budget can afford these then they are well worth it and if you are fitting hardwood gates then we would really recommend these as if you use the Softwood posts you may well find yourself needing to replace rotten softwood posts whilst you Hardwood gates are in excellent condition. Its always worth getting a coat of paint or stain (again whatever you are using on the gates) on the posts as it does no harm, the only thing to remember with the sawn green oak posts is that they will in time split – this is perfectly normal with green oak and is in no detriment to the strength of the posts. We do supply sawn green oak posts – please contact us for details. Steel posts If you would rather use something other than timber posts, then the best option is steel posts. Again as with timber posts there is no real one size fits all for the thickness and width of posts required – it’s all dependent on the width and height of the gates being attached to the posts. Sinking the posts into the ground Before fitting the posts into the ground you should ensure the following: Posts are weather cut on the top (this enables water to run off – see picture above left), Posts are the correct length (Depth of hole plus gate height plus clearances under the gate), (i.e. 6ft high gate, with 2 inches clearances and a hole 3ft deep would require a post length of 9ft 2) ! How wide the hole needs to be is again dependent on the size of the post, for a 6″ post (150mm) I would make the hole 18″ square, giving 6″ gap all round the post. It’s also a good idea to slope the concrete at ground level away from the gate post to act as a water run off. 1- Once your hole is dug, it’s best to place a bit of hardcore/ballast into the bottom of the hole – this ensures any water drains away and helps to stop your posts from rotting. When you’ve placed this in the hole give it a tamp down to compress it – you can use the end of a lump hammer for this. 2 – Place post in hole and check for plumb (level) on one of the faces of the post and one of the edges (always use the same edge and face on the post so you don’t get differing levels!). Tools/Material required – Spade/Post hole digger Tape measure, Spirit level, Lump hammer, Concrete, Hardcore, Source of clean water, 3 – You can at this stage tack on a couple of braces to the posts, something like 3″ x 1″ will be fine, once attached to the posts drive a couple of pegs into the ground and then attach end of braces to these pegs. These should hold the posts plumb as you fill the hole with concrete (but keep checking for plumb). 4 – Once plumb backfill around post with concrete, tamp down concrete and check for plumb. Do this in stages, backfill with concrete a bit at a time, tamp down and check for plumb each time. 5 – Once the hole has been filled with concrete, check for plumb again. If you’re satisfied that your gate post is plumb then then make sure braces/props are still secured in position. Sinking two gate posts into the ground? If sinking two posts into the ground (one post each side of the opening) then fit your first post as mentioned above. Once the first post is in place cut a length of timber (something like 2″ x 1″ ) to the overall width of the gate (or gates) plus the clearances required between the gates and gate posts. This staff then gives you the distance needed between posts and the positions of the gate posts can be quickly checked as you concrete the second post within the hole. Again once both gate posts are plumb, prop/brace them to keep them in position until the concrete is dry.

 63.

*I work with Summer’s Infant. My sister was a blog contributor on this post. All her opinions are her own and not swayed by outside sources.* Finally! A gate that is steady, secure, fits most stair openings, and looks beautiful. Added bonus for a product that takes less than 30 minutes to install, and doesn’t cause major havoc in a relationship! I had the chance to review the Summer Infant Modern Home Gate, and jumped at the chance. The reason I was so excited was because I had the most difficult time finding a gate that was sturdy and looked good in the house. Once my toddler Alexa was running around the house, I knew it was time to find a gate. I usually do a lot of purchases online, but I was having a hard time finding a nice gate online. The reviews were dismal. One day, hubby and I visited home depot. There was a very small selection of basic gates, so we invested in one that costs about $100. When we took it home, we realized the installation was more difficult that it seemed, and we actually hired a handyman to install. The process took him about 90 minutes, and involved sawing to make the gate fit. It worked OK for the first two weeks or so, and then guess what? It became faulty. It stopped closing all the way and got loose all the time. It put me in a severe panic. It was hard to leave my toddler alone in the living room, when I was in the kitchen or even the bathroom without thinking the worst. When it comes to safety and the true dangers of stairs, I know something needed to change. Every time hubby came up the stairs, I checked that the gate was actually closed. It gave me such a headache. Hubby and I got in SO MANY FIGHTS about the darn gate!

 90.

KANSAS CITY, Mo. - When burglars in east Kansas City decided to break into an auto repair shop, they didn't go halfway. It looked like a scene from "The Fast and the Furious." One mechanic says his tow truck was stolen late last week, as crooks smashed through a fence to steal it. Shihab Hameed, owner of WV Auto LLC, says this was a stupid crime. He repairs cars at that garage at 24th and Brighton, some of which he needs to tow back to his shop. When Hameed visited his shop early Saturday morning, he found the gates that surround his lot were broken down, and his tow truck was gone. Video from his store's surveillance cameras showed the crooks using his Chevy tow truck as a battering ram, breaking down the fence before driving off in the truck. "I've never seen anything like that, and I've been here a long time, " Hameed told FOX 4 News. on Thursday. "The whole gate was all the way over there." Hameed shared photos from Saturday morning, showing his fence in pieces and his big white Chevy gone from the lot. Video clips show the crooks hitting the fence twice with the truck before breaking through the second time. "They backed it up, and hit the gate, and just took it away, " Hameed said. Hameed is still in business, and he's put the fences back up, but without the tow truck, he's losing money every day it's not there. Hameed, a native of Iraq who became a U.S. citizen in 2009, says he bought the wrecker using money he borrowed from a friend. "I use it for my living. I don't have jobs for my shop. I can't tow vehicles, " Hameed said. Police say they're searching for the stolen truck. Hameed says whomever stole the truck should be ashamed. He says he's done business in the city's east side for years, and never experienced any trouble. "I don't know what they're thinking when they broke the gate. I say just go get a job like other people, " Hameed said.

For example, the screws are often hidden and hard to get at without damaging the post or the screws may be rusted and refuse to come out. Some types of fencing require loosening a post to remove and replace a rail. Before a rail can be replaced without damaging the posts, it must be determined how the fence was originally constructed. It is also important that the replacement rail is made from the same grade of material, whether aluminum or steel, that the original fence contains. Professionals are experienced in determining fence construction and the materials that are required to repair a rail. Fixing Fence Posts Posts provide support to the fence to keep it standing straight and even. Most posts are installed by pouring cement around the post underground. While some homeowners may pound a piece of wood beside the post to keep it from wobbling, that is a temporary fix and will not hold up long. The correct way to repair an unsteady post will depend on the reason that it is wobbly. For example, the cause could be cracked anchor cement, ground movement or an accident that pushed the post out of place. If it is determined that the cement is the problem or the post needs to be replaced, the correct type and consistency of cement must be used to anchor the bottom of the post into the ground. Most homeowners are not familiar with cement products and how they are mixed for different types of projects. If done incorrectly, the cement may not hold up and could crumble or crack, causing the post to become wobbly or to lean in a short time. Replacing or repairing a post requires special tools including a carpenter level and a tamper. It is not enough to simply pull a post and set another one in its place. The post must be centered in the exact position between the posts on either side of it that the original post was in. If it is not, the rails may not reattach to the new post. The post must also be in an exact vertical position. A professional fence installer has the tools and experience to efficiently repair or replace a post. The result will be a durable repair that will last for years.
