Along with condition-based maintenance, planned maintenance comprises, in which the maintenance event is preplanned, and all future maintenance is preprogrammed. Planned maintenance is created for every item separately according to manufacturers recommendation or legislation. Plans can be date-based, based on equipment running hours, or on the distance travelled by the vehicle. A good example of a planned maintenance program is car maintenance, where time and distance determine fluid change requirements. A good example of condition-based maintenance is the oil pressure warning light that provides notification that you should stop the vehicle because engine lubrication has stopped and failure will occur. An effective method for doing so is to adhere to a carefully scheduled. However, one of the hardest things to know (and keep track of) are all the furnace components you need to review on a regular and/or periodic basis. In an effort to help with this, we have provided a few basic checklists that are grouped by the frequency in which certain preventative maintenance tasks should be performed: daily, weekly, monthly and semiannually. Daily: Furnace Interior Inspect the furnace interior for signs of dirt and oil, which can prevent the production of high-quality work. Inspect heat shields to ensure that distortion has not shorted out an element. S hield distortion is normal due to the alternate heating and cooling of the furnace. Seals Check the O-ring vacuum seal on the furnace door for grit and dirt that might cause vacuum leaks. Clean the chamber-door or bottom-head flange and lightly grease the O-ring with a thin coating of high-quality vacuum grease. DO NOT grease the lip seal. Graphite powder should be used on the lip seal. Check the oil levels and condition of all pumps (e.g., roughing, booster, holding, diffusion). The roughing pump oil should be circulating. Cloudy or discolored oil may indicate the presence of moisture or other contamination. Check that the roughing pump is operating at 140 ○F (60 ○C). Adjust pump water miser as necessary [160 ○F (71 ○C) for gas ballasting operation]. Check the temperature and cooling-water profile of the diffusion pump. Verify that the water lines are cool to the touch; it is recommended that they are at or under 85 ○F (29 ○C) at the inlet water supply fitting. Verify the crossover setting of the diffusion pump (normal range is 60-80 microns). Verify the vacuum level when the booster is activated. Adjust if necessary (28 to 29 inches of mercury). The adjustable vacuum component can be a vacuum switch, vacuum controller or a backset switch. Valves & Gauges During the first vacuum pumpdown of the furnace, make sure all valves actuate in proper sequence. Check all vacuum gauges to ensure they are properly responding to pumpdown pressures. Check the settings on the backfill valve switch. Adjust if necessary. These adjustable components are typically vacuum switches. Water Lines Check the water flow from each drain line. A reduction in water flow indicates restrictions that must be located and corrected. Closed Loop System: Check the water lines for leaks and any hoses that appear hotter to the touch than usual; this would indicate a lack of normal flow. Application of one-half to one pound of 10-10-10 fertilizer per 100 sq. ft. of garden area or about one-quarter cup per plant is sufficient. Apply fertilizer just as growth resumes in the spring. An application of a slow release fertilizer such as Osmocote in the spring is enough to take care of the plant's needs throughout the summer. Fertilizer should be watered in thoroughly. Water Plants should be well watered the first season after planting so they can develop a good root system. Established plants do not need regular watering, but may need supplemental watering during drought periods. The amount of water will depend on the grass species, the site, and on the quality, size and growth rate desired. Weed Control Cultivate around grass plants to control weeds. Application of mulch will greatly reduce the need for cultivation as well as watering. It also tends to keep grasses in check that have a tendency to be heavy reseeding types. Winter Protection and Spring Clean up Grasses do not need to be cut down before winter. In fact, they are attractive when left standing and the foliage helps to insulate the crown of the plant. Cut back the foliage to about 4-6 inches in the spring before growth resumes. When foliage is removed, spring growth will begin earlier. Old foliage left on the plant can delay the crown\x92s warming and subsequent growth by as much as 3 weeks. Division Division depends on the spacing and visual appearance of the plants as well as the overall health. Plants suffering from die-out in the center should be divided to improve appearances. There are more than 100 active construction projects in the greater downtown Seattle area alone, meaning that the construction industry is helping power the broader Puget Sound economy. The state unemployment rate is 5.3 percent. California and Hawaii added the most jobs, while North Dakota posted the largest decline. California added 59, 300 jobs, an increase of 8.6 percent. “Construction employment expanded in most parts of the country last year as demand for new projects rebounded, ” said Stephen E. Sandherr, chief executive officer for the association. “The question now is whether declining energy prices will impact construction employment in a larger part of the country this year.” Other states that added a high number of new jobs included New York, Colorado and Florida. North Dakota lost 3, 000 jobs, a decline of 98.1 percent. Association officials said the fact so many states added construction jobs last year is a sign that firms are finding a way to expand as construction activity increases.
