40.

Since I started in real estate photography, I have found that the most difficult part of my job is helping agents understand the importance of not only hiring a photographer to take photos of the listing, but a professional photographer.

 41.
These are the reasons that any agent, whether new or experienced, should hire professionals to take professional photos.

 42.
Using a professional photographer sells homes 50% faster than homes with standard photos and sells for an average of $11,000 more than the market value. Research has shown that 98% of homebuyers decide whether to visit a property after seeing its listing photos online.

 43.
Let’s now take a closer look at the reasons professional photography is so effective.

 44.
What are the benefits of hiring a professional photographer for real estate?

 45.
After photographing hundreds of homes, I have heard time and time again that it is difficult to go back to either a mobile phone or hire an amateur photographer to list photos. Here are some key points:

 46.
Your listing will stand out from the rest of the homes for sale in your area

 47.
People will be more engaged with your listing if you add drone photography and/or video because there’s more to see. Your listing will become the standard for all other properties if it is done correctly.

 48.
Both you and your seller will look great

 49.
After you negotiate a percentage of commission from your sellers, it’s time to show that you are worth the requested amount. You will be able to use professional photography to represent you as a realtor when you place your listing.

 50.
Your photos should be stunning. Your seller will be the same because there is no comparable listing. Especially if you include drone photography and video in your listing.

 51.
It saves you time

 52.
As a realtor, you already wear too many hats. It’s not uncommon to spend extra time creating amazing listing content. It can take anywhere from 2-10+ hours to create stunning listing photos. This includes taking photos, developing them, and creating videos, virtual tours, and social media ads.

 53.
You can outsource this task to someone who is trustworthy, local, and has experience in creating content for realtors.

 54.
It will save you a lot of time, and it will pay off in the future.

 55.
You will get more offers

 56.
Amazing photos won’t work if the home isn’t priced correctly, not photo-ready, or if there isn’t a strong marketing campaign.

 57.
Listings that are too expensive will not get offers. It will take longer to sell your home if it is not livable or people can’t imagine living there. You won’t get anyone to see your home if you don’t make it visible to a lot of people.

 58.
To ensure that your listings hit the ground running, you will need to conduct a thorough comparative market analysis (CMA). This will allow you to accurately price the home, assist the sellers in making the home photo-ready, as well as create a solid marketing plan for how and where to market the listing.

 59.
This means that you will need to heavily rely on the photos of your listing photos. It will take longer to sell your home if you don’t have professional photos. This could lead to price reductions and retaking photos.

 60.
Make sure the property is visible to the right people. If you have the marketing plan in place, priced right, and photo ready, your photos will be an asset that will attract more people to your listing.

 61.
Your home will sell faster

 62.
Attractive photography and media content will naturally encourage people to visit your property. Your home will sell faster if you get more foot traffic in a shorter time.

 63.
You can increase your property’s visibility online by using social media to make it more visible.

 64.
You have more to offer, so you can increase the listing exposure with paid advertising. This will make it stand out and drive more traffic to your home.

 65.
Your home will sell for more

 66.
Redfin has released a report that shows homes with professional photography are worth an average of $11,000 over the market value.

 67.
Drone photography can increase the value of a home for several reasons. It’s a more prestigious look for a home and is expected when a listing is more high-end. It’s also possible to show amenities in the area that will increase the perceived value of the home, making it less important when making a purchase decision.

 68.
Twilight shots are more common for luxury homes worth over a million dollars. This technique can be used even for homes in the $300k range. You can expect more showings and heads turning because these homes are more expensive.

 69.
It may not cost as much to add drone and twilight photos to your listing as you think when it comes to creating marketable content to promote your seller and your company.

 70.
The perceived value of the property will rise if it looks great. This makes it more desirable. Economics would say that a low supply will lead to a high demand, which in turn means a rise in price.

 71.

 72.
You will get more sellers

 73.
Listing content can attract more buyers, something that is often overlooked. Working with realtors, I have heard from many that professional marketing content can attract more sellers.

 74.
A professional photographer may be the best way to get more sales.

 75.
Use your listing photos beyond the listing

 76.
Many people think listing photos is a necessary expense in order to sell a house. I want to change that mindset not looking at the photos just to list a home, but as your own personal stock image and digital video content for marketing.

 77.
Once the property is sold, the MLS will delete any record of the listing you have made. You can also reuse your photos and videos online to get more leads if you hire someone or do it yourself.

 78.
Many successful real estate companies reuse their listings to generate leads from buyers and sellers.

 79.
You can use Facebook, Twitter, and Instagram as well as Pinterest, Tumblr, and YouTube.

 80.
These can all host your listing content indefinitely, back to you as the agent. You are literally wasting your money to acquire quality content by not reusing it for perpetual marketing.

 81.
To maximize your photography budget, think beyond the list.

 82.
Why professional real estate photos are better

 83.
It comes down to this: Real estate photography is about making an impression and capturing potential first-time homebuyers’ attention. Professional photographers are able to outperform amateurs and DIYers in this area. Professional photography is what draws you in when you visit sites like Zillow. They are brighter and draw you in.

 84.
Professional photographers are able to capture real estate photos that are unique. Professional photographers are able to use their skills to pay attention to detail and focus on space, composition, and use the right equipment. This makes them stand out from the crowd when it comes to online listings.

 85.
Focus on Space & Composition

 86.
The number one priority for professionals is composition. This is crucial. This will give you an idea of the layout and how the rooms relate to one another. The buyer will not be able to see the layout of the house if the photos only show the bed, toilet, and countertops.

 87.
Agents focus on features. This is why you will see close-ups of countertops and cabinets. Professional photographers show the space. While you can still see the features, the buyer should know that the living area is located off the kitchen and the hallway leads to the foyer.

 88.
Use the right equipment & techniques

 89.
Real estate agents often take photos of properties using their smartphones. Even if they have the best equipment and a high-quality camera with a wide-angle lens and flash equipment, it is likely that they need to learn how to capture photos like a professional.

 90.
Professionals also know how to use equipment in a way that doesn’t make the home look better than it is. It is important to show the home as you would see it in person. People will be disappointed if a space appears larger than it actually is.

 91.
Attention to detail

 92.
Professional real estate photography also teaches you the importance of paying attention to details. Experts can show this by scheduling shoots around the weather.

 93.
Haley is a former meteorologist and says that his clients trust him to capture photos in ideal conditions. Haley also offers luxury services like drone photos for real estate. The shoot must be rescheduled for high wind, snow, or rain.

 94.
Professional attention to detail means that there are no silly mistakes that could ruin the impression of a house. Amateur photographers make the common mistake of taking photos of themselves in mirrors. Not all mistakes are so funny or obvious. They make a huge difference in the appearance of the home.

 95.
To illustrate, if the doors aren’t left open, potential buyers won’t be able to see the flow of the space. Likewise, if the blinds aren’t opened, buyers won’t be able to see how much light is available.

 96.

 98.
How do you choose a real estate photographer?

 99.
Professionalism

 100.
Before you hire your agent, be sure to take a look at their track record. Because it is a fast buck, I see many photographers entering the real estate market. You should be careful about photographers who specialize in weddings, family portraits, lifestyle photography, and engagement photos. The editing techniques are very different.

 101.
Ask If they have samples of their work. They’ll likely offer a discount if they’re just starting, so if they aren’t, ask them for samples of work.

 102.
I offered a substantial discount and teamed up with another photographer the agent was using. In case my photos did not turn out as I expected, this was a safe option for me and the agent.

 103.
Licensing

 104.
In case of any injuries due to their equipment or damage to property caused by them, you’ll want to ensure that your photographer has proper insurance and licensing.

 105.
Hire a drone pilot that has a Part 107 license. Or, you can hold a drone license and be the pilot in charge during the photoshoot.

 106.
Ask your photographer to obtain a license for high-end content or music for your listing. This will ensure that you are able to post your marketing content online with no penalty.

 107.
Facebook and Youtube may give you copyright strikes at times if you can’t prove that you have the right to use your music or any other media content.

 108.
Check with your photographer about licensing the listing content. Some photographers will charge extra if they are used in printed ads or social media.

 109.
You may have to pay an annual or monthly fee to use the content even if the home doesn’t sell.

 110.
Price

 111.
You don’t want to hire a photographer who is cheap or low-cost if you are considering the cost of their services.

 112.
This is due to a few factors. Professional photographers understand their value and price their services based on the quality of their work.

 113.
Another reason is that a photographer who specializes in real estate must be financially viable to make a living.

 114.
You should check to see if additional fees such as licensing fees apply to your photos. Are there additional charges to print your photos? Are there additional charges if you share the photos via social media? Is there a monthly or annual fee to continue using the listing photos? Is there a backup fee in case you require the photos a year later?

 115.
These are just a few questions you can ask your photographer about the costs.

 116.
Ask your photographer whether photography or creating media content is their main work. If so, you will know that what they are asking for is reasonable, and will stick around for future work.

 117.
If they don’t, you can be sure they won’t be committed because they have a safety margin for their income as they do it as a side job.

 118.
You can increase your business’s longevity by supporting photographers who are passionate about what they do.

 119.
Relationship

 120.
You need someone who isn’t only interested in your money. Your photographer will need to be as close as your lender.

 121.
It is important to make sure that your photographer can be relied upon for any last-minute jobs or emergency listing that a seller has agreed to.

 122.
Be attentive to the way your photographer interacts and communicates with clients. It is important to find someone who will support you and be able to vouch for your expertise when you leave the room.

 123.
This could be tied to the price, as cheap photographers won’t be motivated to build long-term relationships or push through difficult times when you most need them.

 124.
Photographers who are supportive of you and with you through your listings can be great business partners for you and your career.

 125.
How much does professional real estate photography cost?

 126.
Prices for real estate photography can vary by location. Professional photography can cost as little as $95 for 5-10 photos, or as high as $300 for advanced techniques and video.

 127.
You can think of the cost as this: you are not paying for amazing photos. Instead, you are paying for photos that will attract people’s attention to come to you to sell their homes. The photos and videos are just the tools to accomplish these goals.

 128.
Professional photography is the best way to brand yourself.

 129.
Conclusion

 130.
You will be able to attract customers and advocates by spending a little more money on amazing photos and marketing content.

 131.
Professional photos can help you sell your house faster, for more money, as well as make you look more impressive to attract more buyers and sellers to your business.

 132.
Photography is not a cost-cutting expense in real estate photography. It is just as important to have professional photos as it is to pay for a website, MLS dues, and marketing materials.

The post Is Professional Real Estate Photography Necessary? first appeared on Amco Productions.

 144.

‍Selling your home can be a stressful experience, especially if it’s the first time you’ve done it. You need to think about all the angles, from staging the house to making sure potential buyers can see past any problems with it—even if they can’t physically see them.

 145.
If you’re struggling to figure out how to sell your home in this digital age, perhaps a virtual tour might be the solution you’re looking for.

 146.
What Is A Virtual Tour?

 147.
A virtual tour is basically a tour of a house, apartment, condo, or other property through a 360-degree video. The video lets potential buyers explore a property without having to physically be there, making them a great option for owners of remote properties, properties with limited accessibility, or properties that are considered high-risk.

 148.
Virtual tours allow buyers to gain a better sense of the property than regular photos do, which can increase interest in the property and help the seller get a better price. In most cases, virtual tours are typically created by filming a tour of a house with a 360-degree camera (often called a “Spherical camera”).

 149.
The resulting video can then be uploaded to a platform for viewing on a computer, laptop, tablet, or phone.

 150.
Why Are Virtual Tours Becoming More Popular?

 151.
Although virtual tours have long been used by real estate agents and brokers to showcase a property’s features—such as a lush backyard, or a two-story living room—they’ve recently become more common among sellers who don’t want to list their home on popular real estate websites.

 152.
The real estate website Zillow, for example, has become extremely popular in recent years. More than 70 percent of all home searches start on Zillow, according to the company. But it’s not an option for every seller. A home that’s listed on a real estate site like Zillow has an “active” status, meaning it’s currently up for sale.

 153.
If a seller decides to try to sell their home without using a real estate site, they’re listed as “off market.” Off-market listings, however, don’t appear on real estate sites like Zillow. Because of this, it’s much harder for potential buyers to find the home.

 154.
Virtual tours are a good solution for this problem since they let buyers view a property without needing to search for it online. They’re also a good option for owners who don’t want to deal with the extra hassle of a real estate site.

 155.
Is There A Catch?

 156.
Real estate sites like Zillow, Realtor.com, and others let you list your home for free. But if you decide to do a virtual tour, there is a catch. Virtual tour platforms like Tour Builder, RealTour, and others all cost a fee. Virtual tours can, however, often be used for a longer period than regular real estate sites.

 157.
The option for a free listing on a real estate site typically only lasts 30 to 60 days. This means you’ll need to find a buyer within that timeframe, or the listing will expire. With a virtual tour, you can set it to run for as long as you’d like, giving you more time to sell the home.

 158.

 159.
Should You Film A Virtual Tour When Selling Your Home?

 160.
Since virtual tours are less time-consuming than listing your home on a real estate site, they can be a good option for sellers who can spare a few hours to film a tour of their home. They’re also a great option for those who don’t want to deal with the extra hassle of a real estate site.

 161.
But if you do decide to film a virtual tour when selling your home, you’ll need to decide which platform to use. There are several virtual tour companies to choose from, such as RealTour, Tour Builder, Tour Virtual, HomeVisit, and Vrfy.

 162.
When choosing a platform, make sure it’s compatible with the type of camera you’re planning to use to film the tour. Some platforms will only accept 360-degree video. Others work with regular video cameras.

 163.
Options For Filming A Virtual Tour For Sale

 164.
Before you film a virtual tour, though, you’ll need to decide which platform you want to use. There are three options for filming a virtual tour: Self-produced tour – You can film a virtual tour of your home with a 360-degree camera, such as the Ricoh Theta S, Samsung Gear 360, or Nikon KeyMission 360.

 165.
Hire someone to film a tour with a 360-degree camera – You can also hire a company to film a tour with a 360-degree camera, such as a photographer who also offers this service.

 166.
Hire a different company to film a tour using regular video – Alternatively, you can hire a company to film a tour using regular video, such as a photographer who specializes in architectural photography

 167.
2 Things To Remember Before Hiring A Company To Film Your VR Video

 168.
Virtual tours cost money – Virtual tours aren’t free. Depending on the platform you use and the company you hire, filming a virtual tour can cost anywhere from $300 to $3,000.

 169.
You’ll need to clean up your home – Before filming a virtual tour, make sure your home is in the best shape possible. You don’t want potential buyers to see messy rooms or piles of clutter.

 170.
Start with cleaning up the rooms that buyers will see first, such as the living room or kitchen. You can also hire a professional cleaner to do a deep cleaning of your home, which will give it an even better impression.

 171.

 172.

 173.
Fly A Drone For The Video Footage

 174.
Another option for filming a virtual tour of your home is to use a drone to film the video footage. There are several 360-degree drones that are easy to use and let you film a virtual tour without having to climb up a ladder.

 175.
An example of a 360-degree drone that’s easy to use is the DJI Focus. With ways to film a 360-degree video becoming increasingly accessible, there’s really no excuse not to film a virtual tour of your home. If nothing else, it can help you find new buyers who might not otherwise see your listing.

 176.
Drones also come in handy for other real estate projects, such as roof inspections or aerial photography for marketing materials like real estate posters or ads.

 177.
Hire An HDR Company To Film The Environment Instead

 178.
If the thought of putting on a VR headset makes your head spin, or you just don’t think a virtual tour is the best option for your home, you can hire an architectural photographer to film the environment of your home instead.

 179.
An architectural photographer will wander around your property and take pictures of it from all angles, giving potential buyers a better sense of the space. When hiring an architectural photographer, make sure they use a high dynamic range (HDR) camera.

 180.
HDR photography will allow the photographer to capture a more accurate representation of the color of your home than regular photography. HDR photography is also helpful if you live in a remote location and can’t expect many potential buyers to actually visit your home.

 181.
Conclusion

 182.
Hopefully, you’ve found that virtual tours are a great option for anyone who doesn’t want to list their home on a real estate site. Virtual tours are less time-consuming than listing your home on a real estate site and can be a good option for sellers who don’t want to deal with the extra hassle of a real estate site.

 183.
If you decide to do a virtual tour, there are three options for filming a virtual tour: a self-produced tour, hiring someone to film a tour with a 360-degree camera, or hiring a different company to film a tour using regular video. 195.

If you are looking for some advanced tips for better audio in your digital video production, you’ve come to the right place. As a Product Strategist for TechSmith, Jake Pechtel shared some tips for perfect audio. These tips are not only designed to make your videos sound great, but they will also keep viewers watching longer. You can learn more from the video tips below! And don’t forget to share your tips with your colleagues!

 196.

 197.
Clarity is the most important factor in any audio recording

 198.
As with any other aspect of digital video production, clarity is king. There are several factors to consider when it comes to audio recording, but none more so than the environment you’re using. A poor choice of location can cause problems for your recording, wasting time on noise cancellation, editing sounds, and adding overdubs. A better environment makes audio recording a breeze and gives more clarity, so choose the best possible place to shoot.

 199.

 200.

 201.
Room tone allows you to patch over areas of your video that don’t have background sound

 202.
When editing a video, you’ll often have to splice and dice sections of the audio to remove artifacts and make transitions between scenes smooth and seamless. A room tone plug-in can help you do just that. You can edit audio and video files in the same project, making editing techniques sound more natural. To use Room Tone, open the Audacity editor and click on the Audio tab.

 203.
Before shooting, you can record a “room tone” during the first take of major scenes. To do so, the actors must have distinct locations in the audio, and the clapstick should be in place for the scene. The sound operator should announce the scene number into a microphone while shooting, and the sound operator should ensure that the scene isn’t interrupted.

 204.
Using a phone to record audio

 205.
Using a phone to record audio in your digital video production can be a great way to get more detail and better sound. Many smartphones come with built-in microphones on the back or bottom. To get the best audio quality, move closer to your subject. If you are recording a public address system, consider switching to mute or airplane mode on your smartphone. If you can, use an external microphone as well.

 206.
Although many smartphones come with a basic recording app, several free advanced recording apps can record high-quality audio. For example, iPhone users can use the free version of GarageBand to produce basic audio on their devices. For those looking for a more advanced recording experience, a free app like Voice Record Pro lets you adjust sound levels, sample rates and sync with various cloud services.

 207.
Using a microphone

 208.
The audio quality of your video is crucial, and one of the most important things to consider is the microphone you use. The most common microphones are the condenser, shotgun, and ribbon, and all have different pickup patterns and characteristics. Using the right microphone can dramatically improve the sound of your video, and using the right microphone will ensure that your video sounds as professional as possible.

 209.
The important thing you need to consider when purchasing a microphone is the situation you’ll be using it in. If you are using the recording for interviews, you’ll need a high-quality mic for each subject. In addition to the microphone’s sound quality, it also makes it possible to hear the subject’s voice. Using a microphone is the best way to get a sound recording of an interview.

 210.
Using a recorder

 211.
Good audio is one of the most essential elements in digital video production, and the right tools can make all the difference. A good game plan and great editing will make your sound design shine. Choosing the right microphone is crucial, and you must consider what kind of audio you’ll use. Whether its dialogue or musical elements, background noise can interfere with your message.

 212.
You can go for mono recording. A mono recording uses a single microphone and records onto one track on the recorder. In the mono recording, the audio will sound the same on the left and the right speakers. Depending on your recording needs, most recorders can play back a mono track on either the left or right headphone monitor.

 213.

 214.
Using a sound design

 215.
Using a sound design can make your film much better than if you had used just any old audio file. Sound design aims to enhance and complement the storyline rather than distract the audience. While sound design may not be necessary for every project, it can give you more control over the audience’s experience. As with any creative endeavor, it is important to use your imagination and create things you like.

 216.
Sound is one of the most important components of visual media, but it is often overlooked. Sound can make or break a video. While it doesn’t necessarily require a large orchestra or Hans Zimmer’s signature “booj” sound from Inception, every aspect of sound can make or break a video. Whether you’re using sound to distract your audience or to evoke a certain emotional response, every element of sound in a video has a unique effect on the viewer’s experience.

The post Advanced Tips for Better Audio in Digital Video Production first appeared on Amco Productions.
