<p>Every one of those new Queenslanders requires housing, which has driven a surge in demand and contributed to land price growth in Southeast Queensland, second only to Adelaide over the past five years.</p>

<p class="p2">Not unexpectedly we are seeing that the RBA’s rate trajectory has impacted new loan pricing and terms. We estimate that market interest rates for new loans have fallen by ~100bps since January ’25. The fund’s key diversity metrics remained strong in August, with the month end position being 28 loans to 21 borrowers, and a strong geographical spread across 8 discreet regions.</p>
<p class="p2">August saw execution of a planned “rebalancing” within the portfolio, with the sell-down of a previously over-weight position. The fund’s largest single loan and borrower exposures now represent 12% and 17% respectively. The fund’s bias toward the lower-risk loan types of residential / industrial land and civil construction loans remains at ~80% of the portfolio.</p>

CRE Agents is building the first AI Agents for Commercial Real Estate, automating repetitive tasks across 17 functional areas including asset management, acquisitions, and development. <a href="https://leaselens.ai/">LeaseLens</a> offers AI lease abstraction services, while companies like <a href="https://www.prophia.com/">Prophia</a> specialise in AI-powered asset management platforms.</p>
</div><div class="uncode_text_column" ><p>We haven’t found any agents specifically focused on development finance and at this point are investigating building our own internal ‘agent’ that will assist us in pulling data, conducting analysis and providing recommendations in our space. Over time, our expectation is that this will supplemented with more advanced external agents that will amplify the benefits of AI further.</p>

<p>Construction Cost and Timeline Modelling: Systems we’re exploring could analyze construction cost against historical data, identify potential cost overruns, and forecast program risks incorporating variables like labour costs, material costs, and council approval timelines.</p>
<p>Market Absorption Analysis: AI systems could provide real-time market intelligence, analyzing population growth, demographic trends, competing supply, and buyer behaviour to assess project feasibility based on dynamic market conditions and property cycles rather than current snapshots.</p>

<p>But what really struck me last night was the other part of the story the partnerships we’ve forged, the developments we’ve brought to life, and the careers we’ve built along the way.</p>

And you know what? They’re absolutely right. </p>
</div><div class="uncode_text_column text-lead" ><p>The traditional Australian path to wealth – buy a house, watch it double every decade – has fundamentally broken down for their generation. But here’s what consistently amazes me: rather than giving up, Gen Z has become the most financially literate generation we’ve ever seen. They’ve had to be.</p>
</div><div class="vc_custom_heading_wrap "><div class="heading-text el-text" ><h3 class="h4 text-color-prif-color" ><span>Australia’s Housing Affordability Crisis: A Different Economic Reality for Millennials and Gen Z</span></h3></div><div class="clear"></div></div><div class="uncode_text_column" ><p>For a millennial household it takes over 5.5 years to save for a deposit. A household earning the <a href="https://www.cis.org.au/publication/housing-is-becoming-a-pipe-dream-for-young-australians/">median income</a> in Australia can now afford just 13% of homes sold across the country, compared to the relative ease my generation experienced entering the property market.</p>
<p>Baby Boomers aged 25–39 in 1991 were three times more likely to own their homes outright than Millennials aged 25–39 in 2021.</p>
</div><div class="uncode_text_column" ><p>Think about that for a moment – we’re not talking about minor shifts in affordability, but a complete structural change in how wealth building works in <a href="https://www.abs.gov.au/media-centre/media-releases/owning-home-has-decreased-over-successive-generations">Australia</a>.</p>
<p>Generation Z holds the smallest average housing wealth, at just $69,000, while Gen X boasts $1.31 million in housing wealth, slightly edging out Baby Boomers at $1.30 million. The wealth gap isn’t just about age – it’s about completely different economic starting points.</p>
</div><div class="vc_custom_heading_wrap "><div class="heading-text el-text" ><h3 class="h4 text-color-prif-color" ><span>The Old Playbook Has Expired</span></h3></div><div class="clear"></div></div><div class="uncode_text_column" ><p>For Gen X and Boomers, wealth building was relatively straightforward: buy property, hold long-term, benefit from capital growth. According to CoreLogic data, Australian house price growth over the last 30 years has averaged<a href="https://www.dpn.com.au/articles/house-price-growth-australia-over-30-years"> 6.4% each year</a>.</p>
<p>We didn’t need to be particularly sophisticated investors. Property appreciation largely took care of itself, driven by population growth, relatively stable interest rates, and crucially, affordable entry points relative to incomes.</p>
<p>But that playbook no longer works for most young Australians. The time required to save for a deposit tells the stark story of declining affordability.</p>

They understand concepts like compound interest, diversification, and alternative investments in ways that many of my peers still don’t. They’ve had to develop this sophistication because the simple “buy property and wait” strategy is largely inaccessible to them.</p>
<p>My daughters are perfect examples of this financial sophistication. Both have devoured Scott Pape’s <a href="https://www.barefootinvestor.com/">“The Barefoot Investor”</a> books and religiously follow his advice – something that would have been unthinkable for most people my age at their stage of life.</p>
<p>They understand bucket strategies, emergency funds, and investment principles that many adults still struggle with. Rather than simply lamenting the reality of unaffordable housing, they’re actively seeking alternative wealth-building strategies.</p>

</div><div class="vc_custom_heading_wrap "><div class="heading-text el-text" ><h3 class="h4 text-color-prif-color" ><span>Lower Rates: A Tailwind for Quality Projects</span></h3></div><div class="clear"></div></div><div class="uncode_text_column" ><p>For borrowers and equity partners, a total of 75 basis points of easing in 2025 represents meaningful relief in financing costs.</p>
<p><span data-olk-copy-source="MessageBody">On a $15M land loan at RBA + 6.65% over 24 months, starting when the <a href="https://www.rba.gov.au/">RBA</a> rate was 4.35%, total interest payable would have been around $3.30M over the life of the loan. With the cash rate now at 3.60%, interest costs fall to approximately $3.08M — a saving of about $225,000 over the term.</span></p>
<p>Well-structured developments, especially those with pre-sales or located in high-demand markets, now enjoy improved project economics. This can help unlock opportunities that were marginal under higher-rate conditions.</p>

In <a href="https://investmentcouncil.com.au//">private real estate debt</a>, where risk-adjusted returns depend heavily on borrower capacity and project fundamentals, reduced borrowing costs can enhance project resilience especially when paired with disciplined capital structures.</div>

</div><div class="vc_custom_heading_wrap "><div class="heading-text el-text" ><h3 class="h4 text-color-prif-color" ><span>The Other Side of the Coin: Slower Growth Expectations</span></h3></div><div class="clear"></div></div><div class="uncode_text_column" ><p>Perhaps more telling than the rate cut itself was the RBA’s downgrade to Australia’s long-term productivity growth, from 1.0% to 0.7% annually which in turn lowers expected trend GDP growth from 2.3% to 2.0%. This is the first such revision since the pandemic and it signals that while rates may be lower, the economy’s underlying growth engine is not firing as strongly.</p>
<p>Lower productivity growth constrains the economy’s capacity to deliver sustained real wage increases and robust demand expansion. For developers and investors, this means that not all projects will benefit equally from cheaper finance. In a slower-growth world, capital will flow disproportionately to projects with strong fundamentals, efficient delivery, and clear market demand.</p>
