Plumbing plays a key role in the comfort of your future home because it ensures the proper functioning of the sanitary system, ensuring the delivery of hot and cold water and wastewater. You can, of course, discuss plumbing elements with your builder to make the best possible choice based on the type of home, water supply and drainage conditions, and budget. Read on for practical information on choosing your plumbing system.

The different types of plumbing

You can seek professional advice and service to better inform yourself on these issues. Generally, however, the choice of materials and dimensions is yours to make, with the installation plan being dictated by the size and number of floors of the home.

Plumbing pipe materials

Among the most popular, copper plumbing pipes are used for water supply systems. They are known for their strength and corrosion resistance. PVC is used for wastewater drainage. It is robust and easy to cut, making it easy to install. Steel , on the other hand, is valued for its exceptional resistance to mechanical and chemical attack, making it ideal for use in demanding environments.

For modern materials, PER (High-Density Cross-Linked Polyethylene) is a versatile choice, often replacing copper in water supply and heating systems due to its ease of installation and durability. PPR (Plastic Polypropylene) is more popular for its exceptional robustness, capable of transporting hot and cold water, compressed air, and even corrosive products. Both PER and PPR are attractive for their value for money.

The dimensions

Plumbing pipes come in several standard diameters, including 16 mm, 20 mm, 25 mm, and 32 mm, each suited to a specific purpose. 16 mm pipes are typically used to supply water to small fixtures like sinks, toilets, or washing machines. 20 mm pipes are best suited for smaller manifolds, requiring a larger water flow rate . 25 mm and 32 mm diameters are often used to connect the first manifold to the water meter, thus handling a larger flow rate.

Since the quality of your plumbing system depends largely on the materials used, don’t neglect them. PVC, attractive and pressure-resistant, is the most common material for hot water distribution and water drainage. PEX is suitable for applications such as tap tanks, yet is lightweight and corrosion-resistant.

The installation

The plumbing layout directly influences the quality and efficiency of the plumbing system. Its design will be based on the size of the house and the number of floors. For single-story houses, the octopus layout is often adopted. This system uses a main pipe or feeder, which distributes water to the various rooms, thus reducing the number of necessary connections despite the length of the pipes.

In multi-story homes, the complexity increases. A main manifold is connected to secondary pipes via a riser. Shutoff valves are installed on each floor to control water access. For hot water production, there is a choice between a separate water heater and the installation of a hot water tank connected to the boiler.

In addition to the structure of the house, the characteristics of the terrain, such as the presence of a ground slab or rocky soil, also have an impact on the pipe materials and their installation method.

Plumbing installation

At what point in the construction process is plumbing installed? This is a delicate step that requires planning and expertise. Ideally, this operation should be carried out after the structural work is completed , but before the interior partitions and floor coverings are finalized . This timeline makes it easy to integrate pipes into walls and under floors without disturbing the finishing touches. A precise and detailed installation plan must be followed for the various pipes (cold water, hot water, drainage) as well as for sanitary elements such as the bathtub, sinks, toilets and faucets.

The process begins with the installation of the main pipes and drains, followed by the installation of the secondary pipes that will serve the various water points in the house. During this phase, special attention is paid to the sealing and insulation of the pipes to prevent leaks and noise problems. Finally, the sanitary equipment is installed after the interior finishing touches (painting, tiling, etc.).

As for the required expertise, it is strongly recommended to call a professional plumber. A qualified plumber will not only know how to choose the appropriate materials, but also how to comply with current standards , thus ensuring the safety and compliance of the installation . In addition, the professional will be able to advise on the optimal location of sanitary elements and ensure that the entire plumbing system is designed ergonomically and functionally.

The post What plumbing should you use to equip your home first appeared on https://decoratehomeblog.com.

However, this work remains costly and complex, with relatively modest energy savings. However, it does offer increased comfort. However, the joinery must be well-suited to the project and meticulously executed. Here’s a practical guide to help you make the right choices.

Diagnosis: When should you change your windows?

Reason for the change: Windows account for “only” 10 to 15% of heat loss in an uninsulated home. Therefore, you shouldn’t expect significant energy savings from making changes to this area. However, old or poorly installed windows and doors are often uncomfortable. They can create a significant “cold wall” effect and allow drafts to pass through.

Indicator: It is important to remember that if you have single-glazed or double-glazed windows, a quick replacement is necessary. If your windows are old double-glazed (4-12-4), a medium-term replacement should be considered.

Prerequisites: Before starting this work, it will be necessary to check the nature and condition of the wall to ensure a sound foundation. Furthermore, it is ideal to plan the window replacement at the same time as the wall insulation so that these two batches are perfectly coordinated and offer the expected energy gains.

Definitions: windows, what are we talking about?

Before going into detail, a little vocabulary is required to speak the same “language” as your interlocutors.

Window: The frame generally has a fixed part (the frame) and a movable part (the opening).

Insulating glass: Glass units are designated according to the thickness of the elements that make them up, from the outside to the inside. Most often, a window consists of several panes of glass separated by an insulating gas (argon). Here are some examples of double glazing:

laminated glass

In the case of 44.2 glass , the two numbers 4 indicate the presence of two panes of glass, each 4 mm thick. The number 2 specifies that there are two PVB films between them. This is a fairly solid glass. To understand this, here are some examples of double glazing with laminated glass:

Wood: Wood joinery offers good performance, an attractive price, and the best eco-balance, provided that certified wood is used. Ideally, you should opt for naturally sustainable wood (classes 3 or 4) to avoid polluting treatments (fungicides, insecticides). Unlike other solutions, wood is easily repairable (wood pulp) and very easily recycled.

wooden window

The main limitation concerns maintenance. A surface stain should be applied to the frames most exposed to the weather approximately every two years.

PVC: PVC windows are efficient, inexpensive, and maintenance-free, which explains their popularity. However, their environmental impact is very unfavorable.

PVC window

The raw materials used, such as chlorine, are non-renewable. Furthermore, PVC contains harmful substances (heavy metals, phthalates, etc.) and releases toxic fumes that can be fatal in the event of a fire. Recycling it through landfill or incineration is also challenging.

Aluminum: Aluminum is expensive but offers the longest lifespan: more than 60 years compared to 40 to 50 years for wood or PVC. It also offers a very modern look with a wide range of finishes. For insulation, you should opt for joinery with thermal breaks to achieve good performance.

aluminum window

Aluminum windows allow for very large glazed surfaces (ACTEA).

The environmental impact is rather unfavorable because the energy required for its manufacture is very high and the raw materials used are not renewable. However, this point must be balanced against highly efficient recycling.

Mixed: These joinery solutions combine the advantages and disadvantages of both “Wood” and “Aluminum” solutions. The main advantage is that the exterior part does not require wood treatment, since it is made of aluminum. This type of joinery remains relatively unused due to its high price.

mixed wood and aluminum window

Local Urban Planning Plan (PLU): Before making your choice, you should take a look at the PLU, which sometimes imposes colors or materials. If it is not possible to replace the windows, installing a second window on the interior side should be considered. This is called a double window.

Type of glazing: single, double or triple?

Single glazing is too inefficient and no longer available on the joinery market. Triple glazing, on the other hand, is reserved for very specific uses such as high-energy-performance houses . Undoubtedly, double glazing remains the best choice because it represents the ideal compromise between thermal performance, solar gain and price.

VIR double glazing: More specifically, you should opt for reinforced insulation double glazing for maximum efficiency. This double glazing, known as “VIR” or “ITR” (reinforced thermal insulation), is composed of two layers of glass between which an inert gas acts as insulation. In addition, a layer of metal oxides, placed on the exterior face of the interior glazing, traps some of the radiation in the home. This is sometimes referred to as “low emissivity.” This double glazing is therefore well-suited for winter comfort.

The post Choosing high-performance windows first appeared on https://decoratehomeblog.com.

A beautiful kitchen is a functional space where living and cooking are a pleasure. Ergonomics, space utilization, storage, furniture, layout: many elements must be considered when designing this special place in the home. To make your task easier, Castorama offers software, a real online tool to help you in your efforts.

3D kitchen design

Before you start designing your kitchen using software, you’ll need to think about preparing your project. To do this, it’s a good idea to make a list of the elements to consider and have available when using our 3D design software. Here, every detail counts.

Plan 3d

To properly anticipate your kitchen project, five essential criteria:

How to properly arrange your kitchen?

The kitchen is a living space, one that we spend time in frequently and use daily. For all these reasons, it’s essential to design the layout of this room based on the available space, the flow of people, and the accessibility of storage: in other words, its layout.

Storage must be easily accessible (not too high, not too low);

You need to consider space carefully when designing your future kitchen.

For example, where should the oven be placed (under the worktop or built-in) and the refrigerator (free-standing or built-in)?

The goal of 3D configurator software is to intelligently organize your kitchen, whether it’s small or large. By choosing the ideal layout, you can save space and thus facilitate the flow of traffic and use of the kitchen. These elements are inseparable: a pleasant kitchen is functional, and a functional kitchen is pleasant.

Everything you need to know about kitchen design

How to properly equip your kitchen?

A kitchen must be practical above all, and for that, you must choose the right equipment. While your budget obviously plays a key role in your selection, it is the priority aspect of your kitchen design.

Furniture, worktops, sinks, faucets and household appliances: kitchen equipment is used day after day and must be durable over time.

These relate to both the layout of the room and its equipment. Indeed, choosing the right furniture means ensuring the proper functionality of the kitchen thanks to optimal organization.

Sliding, built-in, drawer, modular, corner storage units, with organizational boxes or bins, magnetic or hook wall mounts, bottle racks, etc.

This is a central element of kitchens. For your worktop, there are several things to consider: price, size, design, but above all, resistance to scratches and stains, and therefore the material and its quality.

The goal is to create a resilient surface that is pleasant to cook on;

Ceramic, stoneware, or even granite—you’ll have a wide range of materials to choose from for your kitchen sink basin, and this choice generally influences the price. But beyond aesthetics, you’ll need to consider the size, as well as the number of basins and the presence of a drainboard.

For the kitchen faucet, there are basically two options: mixer or single-lever.

The first separates hot and cold water with two handles, the second has a single handle, allowing you to control everything at once (water flow and temperature);

Here again, budget plays a key role. These days, you have access to a huge selection of equipment, each one more high-tech than the last. If you have a small kitchen, some of these products are even multifunctional: they combine several appliances into one.

The post How to design a kitchen in 3D first appeared on https://decoratehomeblog.com.

Trendy kitchen designs, layout ideas, designer appliances … With this special designer kitchen report, Cotemaison.fr guides you to design and fit out a modern, designer kitchen that reflects your style.

This is the only

For many wine lovers*, installing a wine cellar in their kitchen is appealing. Not only does it preserve the quality of the wines, but it also adds a touch of professionalism to the room. After considering the storage space itself, based on storage requirements and available space, it’s time to think about the details. The angle of the bottles, the desired lighting, and the chosen materials all play a key role. Take inspiration from these 11 carefully selected projects where a wine cellar is successfully integrated into the kitchen.

How to choose the ideal lighting for your kitchen?

The kitchen goes beyond its functional role to become a thoughtfully designed living space, especially when it connects with other areas of the home. Adding new lighting can change the look of this space, just like flooring or color. Lighting fixtures play an important role in the finishing touches, requiring careful consideration of their placement to optimize lighting in different areas (countertop, sink, central island, dining area, etc.) and their control. Then, the choice of lighting fixture depends on the desired style: transparency with a glass globe, bohemian style with a natural fiber pendant, or elegance with a brass wall light. Lighting fixtures transform the ambiance of the kitchen, as evidenced by these examples where they add a theatrical dimension to the decor.

With minimalist lines, innovative materials, and cutting-edge fittings, these new modern kitchens pay attention to appearances without compromising ease of use. The kitchen, the living space par excellence, is subject to intense use, and its functionality is crucial. Without forgetting this, kitchen designers are working with materials that are both elegant and practical on a daily basis with simplified maintenance. Following a current trend, the colors remain discreet and are content with a palette of neutrals and natural tones where blue and green take pride of place. Discover a selection of modern kitchens for the 2024 vintage!

Located on the Normandy coast between Deauville and Cabourg, this house designed by the Bateaumagne agency embodies the relaxed elegance of a large wooden cabin, inspired by the Hamptons style. Designed to accommodate a Parisian family with a vibrant social life on weekends and holidays, the home offers breathtaking sea views from its vast interior spaces. The project, focused on harmonizing generous volumes and creating cohesive spaces, places particular emphasis on the kitchen, the ultimate place for conviviality. It is revealed through five charming ideas.

It’s a first in the history of the Italian firm Scavolini: its Formalia kitchen collection is expanding outdoors with Formalia Outdoor, the first Scavolini kitchen designed for outdoor use. Characteristic of Made in Italy style and craftsmanship, the project designed by Vittore Niolu blends modern design with functionality that stands up to outdoor living.

Modulnova unveils Project 01, its new outdoor kitchen system. A set of cooking units and a sink, complemented according to needs and desires by a customizable buffet and a sculpturally designed ash wood peninsula. Characteristic of the Italian brand’s style, this project designed for outdoor spaces has an elegant feel. Project 01 thus relies on materials whose colors and textures celebrate nature.

With its resolutely contemporary silhouette, the black kitchen is one of the most striking trends of recent years. Its style continues to refine itself to meet expectations as closely as possible: matte finishes seem to be becoming more popular in specialist stores. Easier to maintain on a daily basis (glossy lacquers are known to be more dirty with a dark tone), they also allow you to characterize the atmosphere. It must be said that the matte black kitchen naturally catches the eye, and can, in certain configurations, steal the spotlight from the living room. Strong tones like fir green and terracotta accentuate its character, but it can also be tempered with white walls that easily compensate for the lack of brightness of such dark facades. It is then a question of playing with complementary elements like a marble worktop, slender shelves, wooden or metal handles, to personalize the contours of this unique kitchen. Demonstration with 15 brand models where matte black sets the tone.

You want to change your kitchen at any cost and are looking for a kitchen designer to carry out your project. Open, semi-open, or closed kitchen, with an island, an L-shaped kitchen, a U-shaped kitchen… what type of kitchen appeals to you and at what price? Depending on the materials used, the equipment, the surface area, the quality… the price of the kitchen varies. To help you with your project, Côté Maison has listed the main kitchen designers and sellers of all types of kitchens: contemporary, designer, classic… both affordable and high-end. This list will help you find the kitchen designer best suited to your desires and needs, and of course, your budget. The fully equipped and well-appointed kitchen of your dreams is just a click away.

The post Design a designer kitchen first appeared on https://decoratehomeblog.com.

While the vast majority of pipes were once made of copper, today, many other lighter and easier-to-install materials have emerged. Here’s some information to shed some light on the subject.

Estimate the cost of your project

Copper plumbing pipe

Copper pipes are a classic plumbing fixture. The oldest and most traditional material, copper is a staple for pipes and is commonly found in many older buildings.

Known for its resistance over time, it can carry both cold and hot water, whatever its temperature, and can be used for heating.

A recyclable material, copper is also appreciated for its antibacterial properties and its aesthetic appeal: some people use it as an integral part of their decor, leaving the copper pipes exposed.

However, despite these advantages, it should be noted that this material is expensive and its installation, which is generally done by brazing (a very specific welding technique), is not within everyone’s reach.

Requiring specific tools, its installation cannot be carried out without the help of a qualified professional.

The PVC pipe

Frequently used for wastewater disposal, PVC pipes have replaced lead pipes, which are now banned due to toxicity. Lightweight and easy to install, PVC has the advantage of requiring no welding and being very economical to purchase. On the market, this material is available in two categories: conventional PVC and superchlorinated PVC (PVC-C). The latter, in addition to offering similar advantages to the traditional model, is more insulating and can be embedded without a protective sheath. Furthermore, it demonstrates increased resistance to chemicals and shocks.

It should also be noted that PVC offers better sound insulation than copper when carrying water. In terms of disadvantages, be aware that PVC does not tolerate UV rays well: PVC pipes should therefore not be exposed. It is also sensitive to heat, and will tend to expand and deform when exposed to high temperatures. The material is also not ideal for the environment since it is non-biodegradable. Finally, it cannot withstand high pressures.

PEX plumbing pipe

Made of cross-linked polyethylene, PER piping is semi-rigid and has similar characteristics to copper pipes.

Used for both domestic water distribution and wastewater drainage or low-temperature heating, PER piping is as robust as copper piping and less expensive.

Able to circulate both cold and hot water (not above 60° however as it risks deteriorating), this type of pipe is also resistant to corrosion and, unlike copper, this material does not scale up and benefits from excellent sound insulation.

However, PER is sensitive when bending and requires installation by expert hands: this type of pipe requires specific tools and particular know-how.

The multi-layer pipe

Combining the advantages of PEX and copper pipes, multilayer pipes are distinguished by their triple layer of material: one layer of aluminum and two others of PEX. As robust as the classic model, it is perfectly resistant to corrosion and not affected by UV rays. Its aluminum layer located inside the tube allows it to have a better seal and gives it very good acoustic performance. In addition, this type of pipe is resistant to high temperatures: it does not expand or deform, which makes it an excellent candidate for domestic hot water pipes.

Despite its many advantages, the greater weight of this multilayer pipe is nevertheless noted. This shortcoming makes the plumbing work required for its installation more complex. Special tools and labor are therefore required for its installation, which is done by crimping.

Multi-layer plumbing pipe

Thanks to its great flexibility, the flexible pipe or tube is very versatile.

Used mainly for the distribution of sanitary water (supply of a water heater, a dishwasher or a washing machine), it is easy to handle and does not require any welding.

Furthermore, it is very robust and withstands pressure well. In some cases, it can even be used as a siphon for your faucet. The only drawback: its very high purchase price.

Copper, PVC, PER, multilayer… To get the right pipes for your pipes, don’t hesitate to ask a plumbing specialist for advice and request several quotes so you can compare prices.

The post Plumbing the right pipes first appeared on https://decoratehomeblog.com.

To those who have an abandoned terrace, those who use it to store (pile up) things they rarely (ever) use. To those who promised themselves that this year they would “make the most of this terrace”, those who will start tomorrow, and all those who don’t really know where to start… Here are 7 things not to do when designing your terrace.

Arrange your terrace

We’ve listed the mistakes you shouldn’t make when designing your patio. ©Getty

Choosing the wrong garden furniture

Yes, that armchair and that table were pretty too. But after a few weeks spent outside, they’re already looking quite faded. Yes, it’s essential to choose pieces designed specifically for outdoor use and therefore durable. Instead, choose timeless, more durable models , so you don’t get tired of them next summer.

Choosing the wrong floor covering

Just like the furniture, the floor must be suitable for outdoor use and weatherproof.

Do things in order. First, check the floor’s waterproofing, then choose a floor covering suitable for outdoor use , offering good durability and capable of withstanding freezing temperatures.

Depending on your tastes and budget, the choice is vast:

Finding yourself in the dark

Let’s not kid ourselves, the most pleasant time to enjoy your terrace is during summer evenings with friends , and to everyone’s delight, they get longer. But finding yourself in the dark at nightfall can quickly hasten the goodbyes.

So get equipped! Spotlights, lanterns, floor lamps…and why not one or more strings of lights for a guinguette atmosphere?

Let yourself be dazzled

It’s often the sun that makes you want to go out onto your terrace, but it’s also very often this same sun that makes you come inside if it’s too strong.

So how can you protect yourself from it while still maintaining the light?

Pergola, masonry roof, shade sail… there’s no shortage of solutions for covering your patio. If your budget allows, install a retractable cover . And hey presto, it’s up to you to choose between shade and sun.

To put on a show

Terraces mean relaxation, and relaxation means tranquility. So even if you get along well with your neighbors , you may not want to share everything with them? We understand. So consider installing:

Forget the walls

When we think about designing a terrace , we often forget about the walls. Wrong! Because they are a real asset to your decor.

Are they faded or a color you don’t like? Hey presto, a lick of bright paint, some pretty ivy foliage, and forget it!

You can also enhance them by hanging baskets, mirrors or plants for a guaranteed warm effect.

Lack of storage

It might not seem like it, but a well-appointed terrace means lots of items to store, and storage is often the big forgotten aspect of terraces.

The best solution is to choose benches and sofas with integrated storage.

The post 7 mistakes to avoid for a successful outdoor space first appeared on https://decoratehomeblog.com.

The French joinery market is rich in quality manufacturers. But how do you navigate the dozens of brands?

Bouvet

The company is renowned for its custom-made PVC and wood profiles. It offers good value for money, but its aluminum range is less extensive.

Bel’M

A specialist in front doors, Bel’M also offers matching windows. The design is sophisticated, but the prices are on the high end.

Atlantem

Its strength: a well-structured multi-material range and significant industrial capacity.

Millet

With 75 years of experience, Millet has several production sites in France. The company specializes in aluminum and mixed wood/aluminum windows, although its PVC joinery is more traditional.

K•LINE

Well-known among the general public, K•LINE is 100% made in France. Its offering focuses on thermally efficient aluminum, with slim and attractive profiles. However, prices can be high.

Thiebaut

This Vosges-based manufacturer offers beautiful wooden and aluminum windows. Less mainstream, it focuses on custom-made products and handcrafted finishes.

Janneau

A family business based in Loroux-Bottereau, Janneau is a long-standing player in the wood and PVC industries. It invests heavily in innovation and remains a benchmark in the Artipôle network.

Grosfillex

Based in Ain, Grosfillex combines industrial expertise with mass distribution.

Tryba

With a highly developed dealer network and marketing, Tryba has become a must-have. Prices are among the highest on the market, but durability is guaranteed.

Lapeyre (Expert range)

Although Lapeyre is a brand, its joinery, manufactured in France in its own factories (especially the Expert range), is technically sound, with good after-sales service and a dense distribution network. However, be careful to distinguish between French products and imported products.

A 100% European alternative: NG Habitats

Faced with the big names in French carpentry, another path is attracting more and more architects, craftsmen and informed individuals: that of direct European factory , brought to France by NG Habitats .

For over 5 years, NG Habitats has exclusively distributed custom-made windows manufactured in the European Union , relying on a network of industrial partners located in Romania – a country renowned for the excellence of its production of joinery intended for the Western European market.

But here, there is no question of compromise:

High-end German profiles (notably ranges like Salamander or Gealan), multi-camera, robust and perfectly insulated.

Precision hardware , also of German origin, ensuring longevity, enhanced safety and smooth operation.

Assembly in a high-tech , robotized factory that complies with the most demanding standards (CE certifications, leak tests, strict tolerances).

Thermal and acoustic performance that matches, or even surpasses, those of many renowned French brands.

Thanks to a model without intermediaries , NG Habitats can offer these products at much more competitive prices , while maintaining a high level of technical requirements and finishing.

In summary, NG Habitats is the ideal option for those looking for the perfect balance between industrial quality, factory-direct pricing and responsible European manufacturing .

The post Top 10 Best French Window Brands in 2025 first appeared on https://decoratehomeblog.com.

If you love luxury real estate or real estate agents—or both—you can’t have missed “The Agency.” Good news: Season 4 kicks off this Thursday, December 7th on TMC, promising even more stunning villas and family twists. This is an opportunity for Pretto to revisit the properties that have made us dream the most. And to get out the calculator with a question: how many years of credit do you need to become an ultra-luxury homeowner?

But actually, what is it about?

Let’s give some context for those who don’t (yet) know “The Agency.” The show’s subtitle already sets the tone: “Luxury real estate as a family,” making it impossible to miss the subject. Launched in 2020, the show, broadcast on TMC and Netflix, follows the adventures of a family at the head of a real estate agency specializing in luxury goods and, in recent years, in ultra-luxury.

Luxury or ultra-luxury real estate, what’s the difference?

“Charming properties,” “luxury real estate,” or “ultra-luxury.” So many terms that make you dream. But in concrete terms, what’s the difference between luxury and ultra-luxury? It’s primarily a question of price. A loft for 2.5 million? We’re talking luxury real estate, where prices per square meter range between 12,000 and 20,000 euros. On the other hand, beyond 4 million euros, we’re moving into ultra-luxury, with a wealth of gleaming amenities—an Olympic-sized swimming pool, a movie theater, or even a nightclub—are all yours.

Founded by the parents (Sandrine and Olivier), the agency has since hired the two eldest (Martin and Valentin), later joined by the younger ones (Louis and Raphaël). The now complete family pulls together, sometimes between two family clashes, to offer exceptional properties to clients with unrivaled demands. And when a sales agreement is signed , it is the inevitable and famous gong that resounds in the Boulogne house amidst the applause of the five agents (who are often joined by the dynamic grandmother, Majo).

A show that we follow largely for the exceptional properties it shows (with a few celebrity homes on the program), but also for its storytelling – we become attached to this family of real estate agents.

The app that alerts you as soon as a property is published on the biggest real estate listing sites.

Season 3 ended with a teaser that suggests the four boys’ parents are moving away from their agency, handing it over to their sons to enjoy their new acquisition: a second home in Brazil. And that’s indeed what awaits you/us in Season 4!

Martin, the eldest, positions himself as chief of the tribe, feeling responsible for the three younger brothers, a position that promises to spark some sparks. The show has served as a real boost for the family business, and their scope of activity now extends throughout France and even abroad. And the four brothers will do everything they can to seek out and show their clients magnificent properties .

From New York to Rihanna’s apartment, Costa Rica to Mel Gibson’s villa, a Paris far from the eyes of passersby, and a breathtaking view of Barcelona, season 4 offers some wonderful surprises.

You know us, at Pretto, we love combining business with pleasure. So, seeing these dream properties, we couldn’t help but calculate the monthly payments needed to afford them—to each their own.

Method

To calculate the monthly payments needed to purchase these luxury goods, we based ourselves on the average salary in France, using INSEE figures from 2023. That is €2,520 net/month for the private sector and €2,380 net/month for the public sector.

I simulate my borrowing capacity

The four most beautiful houses seen in “The Agency” according to Pretto

One thing is certain, when faced with properties with magnificent views, sensational amenities and incredible spaces, it is very difficult to choose… But here are the ones that caught our eye the most after watching the first 3 seasons of “The Agency”.

This Cap Ferret house redesigned by Philippe Stark has beach access – ©chicvillas.fr

What makes this house so special? Its beach access and the fact that it was redesigned by Philippe Starck, the former owner.

What we love? We can already see ourselves there.

And if we stick to their actual borrowing capacity , with a monthly payment capped at €1,715/month, there is a good chance that the house will have to be converted into intergenerational housing with children, grandchildren, great-grandchildren, etc., since it would take them more than 300 years to acquire this property . All things considered, it is better to think about it… several dozen times!

The post How many years of credit do you need to become the owner of a luxury villa first appeared on https://decoratehomeblog.com.

Often narrow and dark, the hallway can seem like a difficult space to furnish and accessorize! A real decorating headache that we tend to overlook. However, with the right tips, it’s possible to make it a welcoming, trendy, and even functional room! Follow the guide.

decorate hallways

Our decorating inspirations for a truly unique hallway! © Getty Images

If you’re not quite ready to dare a chick yellow, duck egg blue or terracotta wall in your living room, why not explore the idea in your hallway

Explore the patterns

To decorate the walls of your hallway, think about wallpaper ! Graphic, plant-based, abstract, colorful or sober… There are wallpapers in all styles and for all tastes. Hanging wallpaper is less of a hassle than painting your wall, especially if you don’t own it .

If you opt for a busy and/or rather dark pattern, use the wallpaper in touches (on the back wall or on the doors) so as not to reduce the space.

Create your own gallery

The hallway is the perfect place to display your most beautiful memories or inspirations. It’s a passageway that you use several times a day, so make it a pleasant place where you’ll enjoy walking around .

Choose an original floor

When decorating a hallway, think about the floor too! Why not choose a pretty rug that fits the size of your hallway? By choosing a colorful or patterned rug, you’ll instantly make your hallway a bright and original place .

If you are a homeowner, you can also consider a specific covering to add character to your hallway: terrazzo, poured concrete, cement tiles, etc.

Install mirrors

Mirrors are perfect for creating a sense of depth and reflecting light.

Ideally, place them opposite windows or bright living rooms to bring light into the space.

Furnish with care

If space allows, add a narrow console table, a wall shelf, a bookcase , or coat hooks to make your hallway aesthetically pleasing… and practical! A bench with built-in storage can be a great space-saving solution .

Have fun with lighting

Good lighting is essential to prevent your hallway from feeling dark or cramped. Install wall sconces, recessed spotlights, or even string lights to add a warm, modern touch to the space.

Incorporate plants and decorative objects

Provided you choose species that don’t need a lot of light, a few hanging plants or plants in pots on a shelf will bring a touch of freshness to your hallway .

Also consider decorative items, such as vases, small sculptures or candles, to brighten up your hallway and make it more welcoming.

As you can see, a hallway is the perfect place in your house or apartment to give free rein to all your decorating desires . By applying a few of these ideas, your hallway has everything it takes to become a real room in its own right, fully reflecting your style and personality .

The post How to Decorate a Hallway Without Cluttering It Easy Tips first appeared on https://decoratehomeblog.com.

Do you have land available that you want to sell, but you don’t know how to go about it? Selling your land to a developer has several advantages, including saving you time on the sale and seeing the sale price increase. But you still need to understand the different steps and the price of selling your land to a developer.

The first is clearly time savings. By selling your land to a developer, you’ll save considerable time; the transaction is generally completed more quickly because developers are familiar with the market and its players. They understand market mechanisms, such as supply and demand, but also know how to adapt to the municipality in which the land is located. Hiring a developer is the guarantee of a successful transaction.

This is simply because the developer is able to identify the potential of your land and its future profitability. They are therefore able to purchase it for a higher price than a private individual.

You also need to consider that a developer will handle most of the formalities involved in the sale, such as the feasibility study and the building permit application. This takes a lot of the hassle out of your process.

Your land has a market value that depends on several criteria: its surface area, the area in which it is located, its location (whether it is close to shops or transport), the quality of the soil, etc.

Therefore, you must adjust the price based on the market, but also on your desires.

You can certainly set the price and research the market yourself, but it’s a laborious process and you could make mistakes. That’s why it’s advisable to hire a professional like a developer to do it for you.

The different stages in selling your land

Use the services of a local developer: they have a deep understanding of the local market and its prices. They will be best placed to assist you with your sales project and determine the selling price.

Conduct a feasibility study: The developer can do this themselves via a design office. It allows the developer to better understand your land, such as its future potential and soil quality, and to verify that the land is indeed buildable. They will also be able to anticipate what will be built: housing, houses, company offices, etc. It allows them to evaluate the selling price of your land; this is a key step. To make their purchase offer, the developer will calculate the financial balance sheet of the future structure and the potential turnover they will be able to achieve, as well

Apply for a building permit: This is the developer’s responsibility. They go to the town hall to apply and obtain it.

Sign the authentic deed at the notary’s office: The signing of the authentic deed takes place once the building permit has been granted. This is the final step that will complete the sale of your land.
