  37. <p>When it comes to Texas history and tradition, especially in Fort Worth, it’s hard to think of anything that’s had a bigger impact than Billy Bob’s.</p>

  41. <p>Built in 1910, Billy Bob’s used to be an open-air barn that was a home for prize cattle before the Fort Worth Stock Show.</p>

  45. <p>In 1936, the City of Fort Worth decided to enclose Billy Bob’s as part of the Texas Centennial Project — that’s right, even back then, it was already a Texas Tradition!</p>

  49. <p>Livestock events continued to be held in the building until the 1940s when it was briefly used as an airplane factor during the war. In the 1950s, Billy Bob’s underwent another huge transformation —&nbsp;it was turned into a department store!</p>

  53. <p>It wasn’t until the 1980s that Billy Bob’s became what it is today —&nbsp;a massive entertainment center that’s known as “The World’s Largest Honky Tonk.”</p>

  57. <p>In fact, shortly after they opened is when Clayton Pool of Pool Insulation and Roofing originally installed the SPF roofing system, which is still in amazing shape even today!</p>

  61. <p>Since that time, some of the biggest names in country music and classic rock have made their way through, including Alabama, ZZ Top, Garth Brooks, and even the legendary Johnny Cash.</p>

  65. <p>With over <a href="https://billybobstexas.com/about/handprints">200 well-known acts</a> making their way through Billy Bob’s over the decades, it’s no wonder it’s been named the “Country Music Club of the Year” 12 times by the Academy of Country Music and the Country Music Association.</p>

  69. <p>That SPF roofing system stood strong until 2000, but it eventually needed to be recoated. Billy Bob’s called Clayton for help — he recoated the roof and brought it back into tip-top shape.</p>

  73. <p>Twenty-three years later, that coating (and the SPF roofing system itself) need an update. Thanks to Clayton, who vouched for DFW Urethane, Billy Bob’s was happy to bring us onto the new project that’s going to start in June.</p>

  77. <p>They’ve been so happy with the SPF roof that Clayton installed that they only wanted to work with someone Clayton knew and recommended personally! We’re going to give the roof and coating system an update to really make them shine for the next 23 years.</p>

  81. <h2 class="wp-block-heading"><a></a>SPF Roofing and Everest Systems’ Coating Stand the Test of Time</h2>

  85. <p>When Pool Insulation and Roofing were asked to install the original SPF roof on Billy Bob’s in the 1980s, they had their work cut out for them —&nbsp;their existing tar roof of over 100,000 square feet was filled with leaks.</p>

  89. <p>Since Billy Bob’s has to keep its A/C running 24/7, not only were they having to clean up every time it rained, but they were also spending huge amounts of money for conditioned air that was leaking out of the building.</p>

  93. <p>Over the next 43 years, Billy Bob’s didn’t have a single leak — not one!</p>

  97. <p>On top of that, Everest Systems’ elastomeric coating system has stood the test of time, keeping the roof in tip-top shape despite how much the roof gets used.</p>

  101. <p>The amount of money Billy Bob’s has saved over the years from the combination of SPF roofing’s massive R-value and the power of the coating system to reflect the harsh Texas sun is literally impossible to calculate.</p>

  105. <p>Billy Bob’s has unique A/C needs — the A/C must be run 24/7 to keep a very large space that’s used all day and all night comfortable in the extremely hot summer days and nights.</p>

  109. <p>Because of this,&nbsp;maintenance workers have to get up on the roof very regularly to work on critical HVAC systems, sometimes with very little notice.</p>
  110.

  113. <p>They may have to bring equipment up onto the roof that can be hard on the SPF and elastomeric coating —&nbsp;there’s just no getting around that.</p>
  114.  
  115.  
  116.  
  117. <p>This means the SPF roof that Pool Insulation and Roofing installed so many years ago and the coating from Everest Systems have had a hard life. If anything, this just makes the fact that it’s lasted 43 years even more impressive.</p>

  121. <p>Even with all that use, the roof never developed a single leak.</p>
  122.

  125. <h2 class="wp-block-heading"><a></a>A Modern Update</h2>

  129. <p>SPF roofing and coating systems have improved somewhat over the last 43 years, so even though Billy Bob’s roof is still in great shape, a modern update will ensure it makes it through another few decades.</p>
  130.  
  131.  
  132.  
  133. <p>In fact, because the roof has been so rugged over the decades despite everything, only about 1% of those 100,000 square feet really need to be fixed up.</p>
  134.  
  135.  
  136.  
  137. <p>Though no water was able to leak into the structure, some water has made its way into the roof itself and become trapped in the SPF. We’ll open those areas up, dry them, and then reapply new, high-density SPF to bring those areas level with the rest of the roof.</p>

  141. <p>We’ll then wash the entire roof to get it extremely clean, scarf off the damaged areas, prime them, and apply SPF.</p>
  142.

  144.  
  145. <p>After that, we’ll reapply Everest Systems’ HT (high tensile) coating system to ensure Billy Bob’s can continue to enjoy the hail, wind, and sun protection that SPF (with an elastomeric coating) has given them for decades.</p>

  149. <p>We’ll also install Yellow Spaghetti walk pads around the HVAC units. This will prevent future damage from the necessary maintenance required for the units to keep Billy Bob’s customers cool, calm, and collected!</p>

  153. <p>And they’ll save a ton of money on A/C in the process.</p>

  190. <p>Who knew the coating industry was so complicated?</p>

  194. <p>At DFW Urethane, we have been installing several types of coatings since 1981. Even now, there are so many hybrid coating systems on the market that it’s hard to keep track of them all.</p>

  198. <p>These coatings all have their strong points when it comes to construction, so it takes an expert to choose the right one. It takes almost an entire career to become a coatings expert!</p>
  199.

  202. <p>Contractors often are only approved to install one type (acrylic, silicone, urethane) of elastomeric coating and approved by only one manufacturer with their chemistry, but that doesn’t mean it’s the best coating for your roof’s needs — every building and part of the country has unique aspects that you have to consider.</p>
  203.  
  204.  
  205.  
  206. <p>For example, if you have a building that gets lots of sun during the summer, you might use a different coating than if your building gets more shade.</p>
  207.  
  208.  
  209.  
  210. <p>There are other things to consider as well. For example, how much pressure is needed to make it spray correctly?</p>
  211.  
  212.  
  213.  
  214. <p>A contractor may only have 200 feet of hose on his coating pump, but what if a customer has a very large roof that will require 500 feet?</p>
  215.  
  216.  
  217.  
  218. <p>For many contractors, this becomes more than they can handle, and they need someone with many years of experience like DFW Urethane to teach them how to do it properly. Very few people in the coating industry have the knowledge necessary to advise a contractor on how to make their product and their equipment spray correctly at 500 feet.</p>

  222. <p>If you’re in the coatings industry, you can only learn by experience because most manufacturers can’t give you field advice either —&nbsp;they’ve never actually sprayed the coating on a roof. In most cases, they just test it in a spray booth using a 50-foot hose at 75 degrees Fahrenheit with no wind. This is very different compared to actual working conditions!</p>

  226. <h2 class="wp-block-heading"><a></a>Spraying Acrylic Coatings — What to Consider</h2>
  227.

  230. <p>At DFW Urethane, we use a lot of acrylic elastomeric coatings in the summer months. It’s a relatively easy product to work with if you follow the manufacturer’s installation and storage instructions. Acrylic is a single-component, water-based product that shouldn’t be left out in freezing temperatures.</p>

  234. <p>It should be stored in a climate-controlled environment, but one of the big problems is that, many times, the material has frozen during transit before the contractor even has a chance to open it.</p>
  235.  
  236.  
  237.  
  238. <p>Most contractors are under the impression that this is the easiest type of coating to apply. However, we know from seeing the problems other contractors have had that application in weather under 50 degrees Fahrenheit and falling or when rain is intermittent can result in coating failure.</p>
  239.

  242. <p>Another issue is a wash-off, which happens if it rains before the acrylic coating has had sufficient time to dry.</p>
  243.  
  244.  
  245.  
  246. <p>The most challenging part is knowing when to stop spraying for the day, but even trying to figure out what time of day is best to START spraying can be difficult without lots of experience.</p>
  247.  
  248.  
  249.  
  250. <p>Early in the morning, in our area, roofs tend to have dew on the surface. For proper installation, you need to let this moisture dry before you begin the coating process.</p>
  251.  
  252.  
  253.  
  254. <p>The acrylics will stop curing at about 50 degrees Fahrenheit. If you spray late in the day, and there’s no dew overnight, then there’s a good chance the coating may not wash off and will start curing as the temperature rises above 50 degrees the next day. This is the best-case scenario.</p>
  255.

  257.  
  258. <p>The worst-case scenario would be when you finish coating around 4 pm with the temperature around 55 degrees Fahrenheit — except by 6 pm it’s 48 degrees, and then by 2 am it’s 28 degrees, resulting in the coating freezing; the surface will have hundreds of star-shaped cracks.</p>

  262. <p>This is a serious problem as samples will need to be taken and sent back to the coating manufacturer, not to mention the fact that your hoses might be damaged if you didn’t flush all the material out at the end of the workday. Materials left outside are also at risk of freezing.</p>

  266. <p>Acrylic also has some limitations regarding how thick it can be applied. If you’re not careful, you end up with a situation called “mud cracking,” which is where the surface of the coating cures and shrinks faster than the rest of the coating underneath. It then cracks, making it worthless. These areas should be removed and recoated, requiring additional labor and material costs.</p>

  270. <p>However, some of the newer acrylics on the market can be installed at full thickness in one application, so it’s critical that you understand what kind of coating you’re working with and follow the manufacturer’s recommended application rates.</p>

  274. <p>DFW Urethane recommends developing a deep understanding of the limits of your material, so calling your manufacturer and confirming its limits is a great idea. Many of our manufacturers have winter training schools that only last a few days and are well worth the trip.</p>

  278. <h2 class="wp-block-heading"><a></a>Aliphatic Urethane Coatings</h2>
  279.

  282. <p>Aliphatic urethane coating is a high-performing, color-stable elastomeric coating material that is available in either two components or as a single-component moisture-cured coating, which is one of our favorites at DFW Urethane because of its resilience.</p>
  283.

  286. <p>If you live in the Hail Belt, this should be your go-to coating. DFW Urethane has a great deal of hail testing data available. The cost is typically twice that of acrylic coatings.</p>
  287.

  289.  
  290. <p>DFW Urethane used this material in 2016 when the <a href="https://dfwurethane.com/roof-restoration-dallas/">historic Lipscomb Elementary School in Dallas needed a new roof</a>.</p>
  291.

  294. <p>This product is very strong and is highly recommended, especially for roofs with heavy foot traffic and lots of mechanical features. However, it does require thinning and should be flushed out of your hoses daily.</p>
  295.

  298. <p>Aliphatic urethane coatings are temperature sensitive due to their high velocity. The drums need to be stored in a temperature-controlled environment. The material needs to be above 75 degrees to spray correctly. You also need to use a transfer pump when spraying.</p>

  302. <p>This product has an odor, so be careful when you use it; make sure the fresh air vents are covered and workers wear personal protective gear. We have been using this material since 1990 and have had great results.</p>

  306. <p>Silicone Coatings</p>

  310. <p>Silicone coatings are a very popular material these days, and many manufacturers have a highly solid material to sell you. Here at DFW Urethane, silicone represents about 25% of the coating we install yearly.</p>

  314. <p>It’s a very impressive material that does very well in ponding areas, and its resistance to UV rays are unmatched.</p>
  315.

  317.  
  318. <p>The downside is Silicone’s weakness: it’s not designed to withstand heavy foot traffic and is no match for the large, wind-driven hail in the Hail Belt. Granules installed in the wet topcoat are an excellent idea to add if you plan to put silicone coatings over urethane foam.</p>

  322. <p>Silicone coatings do well in cold temperatures and cure quickly; rain after application is normally not a problem.</p>

  326. <h2 class="wp-block-heading"><a></a><a></a>Other Coatings to Be Aware of</h2>

  330. <p>There are several other coatings on the market that are extremely strong and worth considering, including polyurea. However, in most cases, they need to be top-coated with a silicone. This protects the polyurea from UV rays.</p>

  334. <p>We use polyurea for all of our below-grade waterproofing projects — DFW Urethane has never used polyurea on any of our roofs. However, we are evaluating this product carefully and may try it on roofs someday as more data trickles in.</p>

  338. <p>There are so many other types of materials out there that we just don’t have time to go over, including epoxy, which we use on floors. Some contractors are putting it on roofs, but we have not investigated the viability of this just yet as we’re waiting to see if roofs with epoxy will last longer than 10 years.</p>

  356. <p>It’s amazing how a shortage of a single roofing product can disrupt business across an industry — and that’s exactly what’s happening in the spray polyurethane (SPF) roofing business.</p>

  360. <p>For the past year or two, both board insulation and the screws that hold those boards down were scarce, and roofing companies were paying 5 times the normal price for these products.</p>

  364. <p>The price was almost the least of the problems: if you wanted these materials, you had to pay in advance and get on a 6-month waiting list.</p>
  365.  
  366.

  368. <p>It’s rumored that most of the material was sold to the massive big-box warehouses going up around the country. These buildings range from 400,000 square feet to 1 million square feet.&nbsp;</p>
  369.  
  370.  
  371.  
  372. <p>Because of this, many of our customers believed that a new roof would simply cost them an arm and a leg, that there was no way around it. What they didn’t realize was that SPF roofing can be sprayed directly onto their existing roof.</p>
  373.

  376. <p>In fact, it rarely matters what kind of decking a roof has because SPF can be sprayed on so many types of decking. What this means is that customers don’t have to wait or pay for overpriced roofing products — they can get an SPF roof right away.</p>

  380. <p>In the DFW area, metal decking is very popular, and with the metal shortages, many are now using plywood or OSB. There are a few concrete decks in the area as well, but all types of roofing on the market today use fasteners and large FM plates to hold down the insulation board.</p>

  384. <p>General contractors and design teams around the country are learning that spray foam roofing can be applied directly to all substrates without fasteners or screws, saving customers money and time.</p>
  385.  
  386.  
  387.  
  388. <p>Another major benefit of SPF roofing is its superior wind resistance, a quality that’s particularly important in the DFW area where wind speeds can reach 100 mph or more during our frequent thunderstorms, not to mention during a tornado.</p>

  392. <p>John Ewell, president of DFW Urethane, has been involved in many of these projects over the decades. Mr. Ewell says that many of the architects and designers working today are unaware of the unlimited wind-uplift rating that spray foam roofing has when sprayed directly to your roofing deck.</p>

  396. <p>No other roofing system even comes close when it comes to wind uplift.</p>
  397.

  400. <h2 class="wp-block-heading">The Problems with Other Roofing Systems</h2>
  401.

  404. <p>At DFW Urethane, our goal is to educate our customers on the risks of roofs that are not properly secured. FM Global, one of the world’s largest insurance companies, has several inspection teams checking the underside of metal roof decks to make sure they have the proper number of fasteners.</p>
  405.

  407.  
  408. <p>Typically, if no fasteners are visible, this means the roof insulation is just held down with asphalt. These types of roofs are extremely likely to blow off in high winds!</p>
  409.  
  410.  
  411.  
  412. <p>At DFW Urethane, we believe that local codes that govern wind uplift ratings in the Dallas-Fort Worth area need to be updated to be closer to what you’d find in cities near a coastline. Winds in our area are much more powerful now than when these codes were written.</p>

  416. <p>On March 23rd, 2023, meteorologists in DFW recorded wind speeds over 70 mph. Many areas were damaged, and the experts predicted wind speeds of up to 100 mph in some counties.</p>
  417.

  420. <p>Normally, when FM Global is looking at a roof, they want to see around 17 fasteners per 4&#215;8 sheet, with more used along the parapet walls and in corners. These fasteners protrude through the deck into air-conditioned spaces at a 150-degree angle, which reduces the energy efficiency of the building.</p>

  424. <p>The only way to fix this is with either more insulation or more screws, which just compounds the problem. Structurally, the massive number of holes in the metal panel decreases the strength and integrity of the metal panel itself.</p>

  428. <p>No one really knows exactly how much of an effect this has and how that translates to wind resistance.</p>

  959. <p>In order to compensate, many in the industry started carrying 3 times the inventory they normally do.</p>

  963. <p>These are some of the day-to-day problems that we were dealing with. Our urethane materials were in short supply — we had to wait around 30 days sometimes.</p>

  967. <p>For other roofers, it was even worse — TPO rubber roofers were being told that supplies could not come in until September of 2022.</p>

  971. <p>We had to order much more than we normally would have just to be able to serve our customers, and on top of that, materials were increasing in price by 4-6% every month.</p>
