  216. <p style="text-align: justify;">The other important criteria when <a href="https://homeinteriorsnews.com/"><strong>designing the Reference House</strong></a>? The master bedroom had to be on the ground floor, the top of the garage had to have a children&#8217;s room and a small living room, have a window in front of the sink, the dining room had to have cheks (a chek constitutes a unhook in the foundations which adds volumetry in a house, therefore a square house with 4 cheks), and we had to have an isolated office. It all had to be built on a slab!</p>
  217. <h2 style="text-align: justify;">Why build on a slab?</h2>
  218. <p style="text-align: justify;">It&#8217;s simple. Right now, all that&#8217;s in my basement here is a bunch of patents and keepsake boxes that could just be stored well in a storage room. Also, a basement increases the costs considerably. The water table on our lot was so high that having a basement would have meant the foundation of the house would have had to be pulled out almost 6′ (something I don&#8217;t like). It was clear to us that, from the start, it was a slab.</p>

  220. <p style="text-align: justify;">After presenting the important points to respect, I can finally tell you about the evolution of the plan! 4 preliminary plans (and several scribbles) were drawn in order to have the right plan!</p>

  223. <p style="text-align: justify;">This first plan is inspired by the Jennifer 3246-V2 plan, a plan I&#8217;ve always loved! What I liked about the original plan was the access between the garage, the laundry room, the mudroom and the exterior. It&#8217;s very practical and functional in my life as a couple!</p>
  224. <h3 style="text-align: justify;">Preliminary plan #1</h3>
  225. <p style="text-align: justify;">I also liked that the master bedroom is on the ground floor and that the top of the garage includes the children&#8217;s bedrooms.</p>
  226. <p style="text-align: justify;">Finally, with our ground in point, I said to myself that we should try to reverse the plan. We could also possibly think of building a detached garage. After having been so excited about this plan since my beginnings at Dessins Drummond, I wanted to see what it would be like to try something else!</p>
  227. <h3 style="text-align: justify;">A second design that deviates from the goal: preliminary plan #2</h3>
  228. <p style="text-align: justify;">Once reversed as desired, I set about reworking a version that had all the bedrooms on the same floor. In addition, I wanted once again to connect the garage with the locker room and the laundry room. Once the design of the ground floor plan was completed, I was convinced. and this for a long time, that this configuration would be the good one (with about ten versions for this configuration).</p>
  229. <p style="text-align: justify;">You will have understood that it was finally not the plan of my dreams! What I didn&#8217;t like about this version? Everything was getting tighter, because there were 3 bedrooms (4 if you count the office) on the same floor. I also liked less the style that it gave from the outside. After working too much on it, it no longer inspired me. I had strayed too far from my ultimate musts at the start.</p>
  230. <h3 style="text-align: justify;">A little background: preliminary plan #3</h3>
  231. <p style="text-align: justify;">Small thing to mention before anything else: there were a lot of rapidos scribbled versions between preliminary plans 2 and 3. I won&#8217;t put them here, because it would go on forever, but I wanted to say it!!!</p>
  232. <p style="text-align: justify;">For the design of plan 3, I started from scratch again, imagining what of my musts had not been respected in plan #2 (windows in front of the sink, check for the bathroom dining room, laundry room/mudroom/pantry that communicate).</p>
  233. <p style="text-align: justify;">Also, I decided to return to my configuration where the garage would be on the left, to be able to benefit even more from the point of the ground. The garage on the right meant that our backyard would have benefited more from the only neighbor we had rather than from the forest. For these reasons, the future detached garage will go to the left of the lot.</p>
  234. <p style="text-align: justify;">Despite the fixes, I hadn&#8217;t yet managed to put our dream house on paper.</p>
  235. <p style="text-align: justify;">The real foundations of the House Reference: preliminary plan #4</p>

  237. <p style="text-align: justify;">The last preliminary plan was filled with changes, but it was worth it! To sum up, plan #4 of the Reference House is an improved version of what annoyed me the most after looking at plan #3.</p>
  238. <p style="text-align: justify;">On the one hand, when I said that we had more or less respected the orientation of the sun in the previous article : plan #4 is part of it. Indeed, I had put the terrace of plan #3 on the right to take advantage of the sun, but in the end, this decision meant that the terrace could not be as large and that it would fall on the large window of the bathroom (a little awkward to take a bath)!   295. <p style="text-align: justify;">Terms used more and more often and partially overlapping as a definition such as sustainable, durable, passive, low energy, ecological, green buildings, NZEB, etc., essentially sum up society&#8217;s concern for the protection of the environment and the way we build and live.</p>
  296. <p style="text-align: justify;">&#8220;Green&#8221; or &#8220;sustainable&#8221; architecture has also evolved in Romania in recent years. Sustainable architecture aims to create healthy, bright houses, adapted to the needs of users, flexible over time, which also contribute to the quality of public spaces. A main aspect is the reduction of the negative impact of the built environment on the long-term environment.</p>
  297. <p style="text-align: justify;">Architects&#8217; efforts to cope with climate change are becoming pressing from planning to execution and maintenance. For example, a sustainable building material is wood, which brings many health benefits and the concept of well-being. Wood has been and continues to be an extremely popular green building material as it is considered renewable, having been used for thousands of years.</p>
  298. <p style="text-align: justify;">Currently, Studio ae is in the projection phase of several buildings that wish to be certified to the passive house standard and which are on a timber frame or Cross Laminated Timber (CLT) type structure.</p>
  299. <h3 style="text-align: justify;">3| Increase in execution budgets</h3>
  300. <p style="text-align: justify;">At the beginning of 2021, when the Nearly Zero Energy Building standard, NzEB, came into force, the subject was mainly discussed by architects and engineers. With the increase in the prices of building materials, first to wood and metal, then to energy, the theme is felt by all of society. These price increases have generated increases in investment budgets in 2021, sometimes by 20 to 25%, depending on the stage of execution work. The increase in the price of electrical energy is a contributing factor to the increase in the operating costs of a building over time.</p>
  301. <p style="text-align: justify;">Including for buildings intended for retail, maintenance costs will be affected by these successive increases.</p>
  302. <h3 style="text-align: justify;">4| We realize that primary resources are limited</h3>
  303. <p style="text-align: justify;">There is a growing awareness that primary resources, including land and water, are finite and influence the way we build. We have noticed a growing preference for the use of quality materials for thermal and sound insulation, heat recovery systems, photovoltaic panels, respectively solar, heat pumps. These will result in long-term savings and benefits for the environment and happier users.</p>
  304. <h3 style="text-align: justify;">5| We bring nature close to home</h3>
  305. <p style="text-align: justify;">This need has intensified since 2020 against the backdrop of pandemic limitations on staying at home as long as possible. The connection with nature goes through large windows, the use of as much natural light as possible, the development of exterior and interior gardens, patio-type courtyards, terrarium-type greenhouses, plant walls, and where it is not not possible, the growth of plants and shrubs in pots.</p>
  306. <p style="text-align: justify;">Natural materials and textures are increasingly used in interior finishes and decorations in light &#8220;earth&#8221; and &#8220;natural&#8221; tones.</p>
  307. <h3 style="text-align: justify;">6| Minimalism versus maximalism</h3>
  308. <p style="text-align: justify;">Minimalist architecture has also become a more popular architectural trend in Romania too. This style of architectural design that emerged more than 100 years ago continues to be a valid response to today&#8217;s increasingly information-ridden society. Simplicity balances the complexity of everyday life. Minimalism is distinguished above all by the materials used to build, the offer of simple, calm perspectives that do not weigh down our eyes. Natural light plays an essential role.
