Statements like this are simply not true and trivialise the complex world of selling by trying to box people without proper analysis and insight.There is a large body of research that shows there are many types of sales people for different types of clients, products, and markets. Just because a sales person may be excellent in one market may not mean they are well suited for another. Take call centres for instance. If the type of sale is simple and transactional, putting in people who like complex problem solving and variety would be a very bad decision. Boredom and repetition, amongst other things, could see people like this leave sooner than intended or create havoc while there.The reason I am speaking up about this is I find many people do not understand the intricacies of selling and tend to take a one-type-of-salesperson-does-it-all approach when selecting and developing sales people often leaving them frustrated and angry and not getting the sales performance they want.In the last 15 years my team and I have analysed and profiled over 100 different types of sales roles as diverse as:- Business Banking Sales,<br />

For instance, some need to be very prospecting fit, while others needs to be detailed, patient and very thorough.When one assumes that an organisation can have one sales force with no differentiation, there are often negative consequences.These include:<br />
  98. Individuals don&#8217;t work together well.<br />
  99. Sales opportunities seem to &#8216;slip away&#8217;.<br />
  100. Individuals can&#8217;t seem to get the job done.<br />
  101. The assumption that every salesperson can be all things to every customer does not work. This assumption regards all customers and salespeople as a commodity, or an interchangeable part. For example, if a salesperson is unable to secure a sale with a customer, the organisation may not make a conclusion that the salesperson does not meet the needs of the customer.Instead the organisation might view the customer as a commodity or an opportunity that has been lost, and will hope that the salesperson is able to secure another sale with a different customer.A &#8216;one-salesperson-does-it-all approach&#8217; does not work when you have a diverse product range or a varied pool of customers. Each customer has unique needs, operates within a unique organisation, and needs to know different information from the salesperson. Therefore it is necessary to link the salesperson&#8217;s style of working to the needs of the customer, your market and your products.Too little work is done in this area and yet it is one of the most critical areas you need to consider for business success.The book The Quadrant Solution by Stevens, H &#038; Cox, J, describes a sales model based upon a quadrant that is used to evaluate the organisation and its products on its complexity and the expected customer experience.Complexity:When a customer is making a complex purchase, with a lot of customised offerings, the seller needs to do a lot of hand-holding during the purchase and delivery. That would be a high touch sale (hand-holding, longer more secure relationship with seller). If it is a simple purchase and the customer can handle the purchase on their own, this would be a low touch sale (customer is confident in handling purchase, doesn&#8217;t need hand-holding, short/temporary relationship).Customer experience:When a customer needs a high degree of technical support during and after the purchase, it is a high tech sale. If the customer has the experience and knowledge to handle the technical components of the sale, it is a low tech sale.In the book he describes four sales styles that link into the quadrant model. These are consultative selling, relationship selling, display selling, and super closer selling.I have provided examples of each style as a way of demonstrating my point about the variety that exists in sales, however from our research there are even more selling styles or subsets of selling styles. Not all selling roles will fit these categories however I feel it is a good place to simulate our thinking on this topic and help you make more sense of what you may need by way of sales talent.Consultative selling style:Salespeople who adopt a consultative selling style enjoy being the trusted consultant to their customers. They like a degree of complexity in their work, and are comfortable interacting with high-level managers. They are analytical, ambitious, educated, professional, self-confident and well-organised. They are able to work with customers who need technical support and a long-standing relationship (high tech, high touch).Relationship selling style:Salespeople who adopt a relationship selling style enjoy building and fostering relationships with customers. They have a strong work ethic and enjoy a hands-on approach when interacting with others. They are warm and personable and are sensitive to problems that the customer may be having. Relationship salespeople are not technically oriented, and focus on the relationship aspect of a sale (low tech, high touch).Display selling style:Salespeople who adopt a display selling style are comfortable promoting or displaying a product to the customer in the most effective way. They ensure that their approach is easy, convenient and simple for everyone to understand. They prefer to work with customers on a transactional basis, and are not inclined to provide the technical or long-term relationship support (low tech, low touch).Super closer selling style:Salespeople who adopt a super closer selling style are progressive and determined in their approach. They are extroverted, energetic and competitive in their style. They are visionary, entrepreneurial and are often viewed as experts in their field. They tend to get customers excited about the possibilities of a product/service, and their primary focus is on closing the sale. The super closer salesperson is generally moving too fast onto the next prospect to maintain a long-term relationship with the client, but will provide them with the technical support to secure the sale (high tech, low touch).In conclusion, excellent salespeople can generally sell many things but not usually everything and even if they could, some selling environments would not suit them in the long term and therefore they would not be classified as good sales person for your business if this happened.Our salesforces should be organised so that the natural selling style of the salesperson compliments the kind of product or service that they are selling, and fits in with the customer&#8217;s market.My point is that we all need to know what type of sales role and sales person our businesses need to prosper. By determining a salesperson&#8217;s natural tendency or selling style, we can ensure that this is linked to the customer and products unique needs.In today&#8217;s world we are well equipped to define the type of sales role our business needs and define the salesperson&#8217;s selling style to match that role. So let move away from limiting sales stereotypes and open ourselves to diversity. </p>

They can advise you on what repairs need to be disclosed to the buyer. They can also help with the closing and make sure you do not make any careless errors in judgment.If you ever want to get into investing you will need a great lawyer on your team. I can not tell you the number of times I have had real estate agents tell me you can not do that, only to find out they did not understand the strategy and in a moment of confusion screamed &#8220;hit the breaks&#8221;. As an investor you have a lot more flexibility and leeway.Usually the buyer&#8217;s lawyer will advise them to get a property inspection. This is going to include the entire property especially your roof and basement. The last thing you want is to sell your house and get sued.You do not want to be in a scenario where you had your property sold and you purchased another property only to have your original property returned due to contract breaches or litigation issues such as disclosure.I always tell people do not think of the money the lawyer is costing you, rather think of the potentially millions of dollars they are saving you in litigation. </p>

Such appointees sometimes have had little or no practical management training. This article can then be an important &#8220;gift&#8221; to such newly appointed managers. It describes brain-friendly, productive management practice. Good managers are good leaders.The basic job of a manager is to help those who report to him or her to be successful at accomplishing their missions.  Any manager who acts simply as a &#8220;boss and evaluator&#8221; is not providing members of his or her team with an environment that encourages maximum productivity. The most effective managers lead their team members with clarified goals and systems, sensitive listening, opportunities for involvement in shaping operations, opportunities for professional growth, and non-intrusive monitoring. A major goal is to give team members help when they need it, not to &#8220;catch&#8221; them at not succeeding. Solid leadership behaviors are a foundation of good management.Good managers focus on basic needs of team members. Those basic needs are:1. Belonging, 2. Personal power, 3. Freedom, 4. Fun.Let us review each of these in turn.Belonging. Employees can be most productive if they perceive themselves as valued members of a team (department, division, group). A manager-leader can support this perception by:1. Holding periodic coordination meetings to keep everyone thoroughly informed and to give opportunities for feedback, planning revisions, and cooperative discussions.2. Advance discussion with the team or an individual member about possible changes in mission, roles, resources, etc.3. Being conveniently available for discussions of individual ideas or problems.4. Being willing, where possible, to arrange special working conditions to accommodate temporary personal problems of an individual team member (making loyalty a two-way process).Personal power. Team members need to be respected and recognized to maintain their enthusiasm. The manager-leader should work to ensure that:1. Each team member has important tasks that he or she can accomplish.2. Important accomplishments are rewarded with recognition and, where possible, with broadened responsibility or authority and salary progress.3. The ideas and suggestions of each team member are carefully considered and where feasible, used.The above actions show each team member the power of his or her personal effort.Freedom. The manager-leader should give each team member as much authority and freedom to direct his or her own work as possible within school, company or mission guidelines. Having choices and control over one&#8217;s own work processes can be a major motivating factor. Second-guessing and over-direction from a manager are major demotivating factors.Fun. The best teachers know that student productivity increases with careful use of down time and relaxation periods. The best managers know that balanced opportunities for relaxation, humor, and socializing are an important part of motivating team members.Now let us review other important factors beyond needs of team members. These include Evaluation, Two Direction Management, Lateral Management and a Special Caution.Evaluation of team members. Evaluation should be a monitoring and helping process. A manager should accompany any constructive criticism with helping suggestions and/or resources. This does not preclude the right to require that some concern or issue be addressed. It simply fulfills the basic management responsibility for helping people to succeed. Also, be sure to allow evaluatees to appeal or explain evaluation issues; give their explanation sincere consideration.A manager shows strength and confidence in himself or herself when he or she decides to change an evaluation because an evaluatee makes a good case for such change. Finally, the entire evaluation process is strengthened if a management-by-objective, participatory process is followed. That process is one of the manager and an evaluatee deciding on objectives and desired performance standards in advance, each contributing to the process. Then the later evaluation can be much more objective because standards have been agreed upon in advance.Two direction management. Previous suggestions have focused on a manager being supportive of his or her members. However, remember the opposite direction. As a manager, another one of your basic tasks is to keep your manager informed &#8211; - the no unnecessary surprises principle. That allows your manager to help you and to depend on you. In other words, you are now teaming in two directions &#8211; - with your team members and with your manager. Expect this same no-surprise principle from your team members. It helps to tie an organization together.Lateral management. Whenever possible help and cooperate with your management peers, for example, other department chairpersons. Again, expect this lateral help among your team members and from your team members to those on other teams. If everyone in an organization accepts the basic task of being helpful when possible to anyone else in the organization, the culture of belonging gets even stronger. Organization productivity can go even higher.A special caution on your manager. Before you take a management position, have a two-way discussion on these suggestions with your prospective manager. If he or she does not agree with some of the basic principles in this article, think carefully before you accept an appointment. For example, if your prospective manager does not plan to give you a significant degree of freedom and authority, you will find it far more difficult to grant such to those who work for you! If your prospective manager does not see evaluation as a helping rather than a do-it-to-you process, it will be more difficult for you to emphasize helping.If your prospective manager &#8220;never changes his evaluations&#8221; when such are appealed or explained, he or she is not someone who listens carefully to others; that could leave you treated and evaluated unfairly in a new management position. If you do accept a management role under a manager with beliefs or habits that could undercut your effectiveness, do so with full recognition that such managers tend to blame the results of their brain-unfriendly practices on others; you could become one of those others. Avoid such managers if possible. Certainly do not become that type of manager yourself.Summary of main points.  Here are summary lists of some brain-friendly (good) and brain-unfriendly (bad) management practices. The numbering in each list is related to the other list. Work at using the good practices and avoiding the bad ones.Brain-friendly/Good Management Practices:1. Clarify mission and goals.2. Listen carefully to others.3. Involve your team members in planning and decision-making in a management system.4. Provide your team members with professional growth or learning opportunities.5. Use monitoring data to help your team members succeed.6. Hold coordination meetings. Keep everyone informed.7. Be conveniently available for individual discussions.8. Be willing to arrange temporary special working conditions to help individuals with special personal problems.9. Define meaningful tasks; recognize and reward progress on same.10. Consider and use suggestions from team members when feasible.11. Give team members as much freedom and authority as you can to direct their own work.12. Support balanced opportunities for breaks, relaxation, socializing, humor, and fun.13. Emphasize the helping and encouragement aspects of evaluation.14. Keep your manager supported and informed (no surprises).15. Promote lateral helping between peers.16. Some of these changes are driven by the extreme demands and long waits for treatment in the health care system, but also by the desire of the working generation for a more active lifestyle after retirement, with the hope of being fit and well enough to participate in their chosen activities. In many ways, this word perfectly embodies the essence of this course &#8220;Mind, Body, Spirit&#8221;; for the term is as much about the breath in our body, as our spirit which is synonymous to breath, as it is to air, or in other words, the space to which illumination can occur.One afternoon this Winter, I was walking with a friend who turned to me and said &#8220;Wake up!&#8221; Taken aback, I had no idea what she was talking about at first. As we began to banter about it, I realized this was the first stage of pre-contemplation. She had in fact initiated a conversation about something simple yet profound. That conversation in tandem with this course helped me to begin a process of contemplation.My ambivalence came in the form of questions- Had I not been in touch with each moment of my life? In what ways had I been suppressing my own life? What does it really mean to be &#8216;in the moment&#8217;? As I continued to ponder these questions, I realized that certain events in my life had led me to believe that in some ways whatever I did or said didn&#8217;t really matter in the world. Perhaps it was a form of learned helplessness as a result of living without a father who wanted to spend time with me and a mother too busy to notice.But through this interaction with my friend, I felt inspired to live a more conscious and present life. It wasn&#8217;t as if I had a follow up visit scheduled with her, but the next time we met I told her about my new sense of determination and asked for guidance. We walked to the bookstore together, and through the maze of many aisles, she selected a meditative book for me written by a famous Vietnamese Zen Buddhist monk.With the new school term well underway, work and a whole of host of other responsibilities, I admit the book made it&#8217;s way into some unnoticed crevice of my room with haste. I intellectualized many reasons why I could not have time to read a book that I didn&#8217;t really have much interest in. The most important reason of all being that &#8220;This book isn&#8217;t going to tell me anything I don&#8217;t already know&#8221; &#8211; a quick and seemingly logical conclusion at the time.Then, one lone evening evening after our class, I found myself thumbing through the pages and I discovered I was right: this book wasn&#8217;t going to going to tell me anything I didn&#8217;t already know. It in fact, it told me everything I already knew&#8230;and how to know it better! Every story contained was about living in the present moment through even the most seemingly mundane of activities, and each became a story of relevance to me mirroring some facet in my own life. The risk of not &#8216;waking up&#8217; began to seem more costly than I had anticipated and the possibility of living a richer life became a motivation beyond any extrinsic reward.Taking action, I decided to begin with something really simple: my breath. Who ever though the act of conscious breathing could be so intensive?! I&#8217;d sit down on the floor intent on savoring every breath in my body. No sooner had I started to inhale the speaker in my brain would make an announcement &#8211; &#8220;Must wash my dirty socks, buy a dozen eggs&#8230;&#8221; &#8220;No!&#8221; I&#8217;d remind myself. &#8220;I should be focusing on my breath&#8221; I spoke in self-reprimand. I&#8217;d try again: inhale, exha- &#8220;The dog is barking outside and if it doesn&#8217;t shut up&#8230;&#8221;Now it was staring to get personal.;) Noticing these cognitive distortions and with my emerging value for compassion as demonstrated in the storybook, I decided to let go of my self-judgments and reactive thought patterns. Instead, whenever I noticed myself falling into mental distractions, I gently refocus my intention on feeling my breath. There can be such an ease in the passage of air through our system, whether by way of our lungs or through our minds, and it enlivens the spirit. The more I practiced this meditation, the more I found myself noticing the breath contained in day-to-day routines.A couple weeks ago I awoke and decided that rather than rushing to turn on the morning news, I&#8217;d stop and admire the view out my window. Instead of dismissing the tree that usually obscures my city view, I suddenly noticed myself feeling moved by the air circulating through the crevice of each leaf pair. I realized that I wasn&#8217;t the only one breathing in this moment, but that all of life reverberates together.I shared my new found observation with my friend. As if she had already sat through each of our class lectures, she reflected back to me the new found sensations of my experiences. She kindly offered her support by suggesting a form of partnership in joining her weekly meditation group. I accepted. This is now my maintenance routine. Not one to be fueled by rote habit, but one of conscious choice to live without feeling helpless but able.It&#8217;s not so easy for me to be present in every moment. There are many times each day when I find myself falling back to &#8216;sleep&#8217; -feeling bored, wishing time would pass a little sooner, anticipating some event yet to happen. These are all distractions from the now. When I slip into relapse, I go to my meditation group, pull out my book, or simply stop to feel my breath.This evening I am sitting here writing this paper about the journey of mind, body and spirit. All that I have learned and experienced in this term merges on to these pages as I breath. This is the spirit of Oneness. </p>
