However, teaching someone is different than the process of educating someone. Consider the difference between informal learning and formal learning. An example of informal learning would be following a recipe to learn how to cook. In contrast, formal learning occurs within a classroom and usually is accompanied by evaluation and assessment. It may seem that teaching and educating are the same thing; however, the difference has to do with the place or context for learning.This is the same distinction can be made for teaching informally (giving instructions) and teaching students in a formal classroom environment. A person enters the field of education as a profession &#8211; either full time in traditional academic institutions or as an adjunct (or part time) instructor. The reasons vary for why someone would choose to be in the classroom. A traditional full time professor may likely be responsible for conducting research, teaching, and publishing scholarly work. An adjunct instructor may teach in a community college, traditional college, or an online school. When someone teaches students in higher education he or she may be called a facilitator, instructor, or professor. This is important as there isn&#8217;t a job with the word educator in the title.The questions I would like to answer include: What then does it mean to be an educator? Does it signify something different than the assigned job title? What I have learned through my work in higher education is that becoming an educator is not an automatic process. Everyone who is teaching adult students is not functioning as an engaging and highly effective educator. However, it is possible to learn how to educate rather than teach and that requires making a commitment to the profession.What Does It Mean to Teach?Consider teaching as part of the system of traditional, primary education. Those classes are teacher-led and children as students are taught what and how to learn. The teacher is considered to be the expert and directs the learning process. A teacher is someone who is highly trained and works to engage the minds of his or her students. This style of teacher-led instructional continues into higher education, specifically traditional college classrooms. The teacher still stands at the front and center of the class delivering information, and students are used to this format because of their experience in primary education. The instructor disseminates knowledge through a lecture and students study to pass the required examinations or complete other required learning activities.Within higher education, teachers may be called instructors and they are hired as subject matter experts with advanced content knowledge. The job requirements usually include holding a specific number of degree hours in the subject being taught. Teachers may also be called professors in traditional college classes, and those positions require a terminal degree with additional research requirements. For all of these roles, teaching is meant to signify someone who is guiding the learning process by directing, telling, and instructing students. The instructor or professor is in charge, and the students must comply and follow as directed. Here is something to consider: If that is the essence of teaching, is there a difference between that and educating students? Is the role of a teacher the same as that of an educator?What Does It Mean to be an Educator?Consider some basic definitions to begin with as a means of understanding the role of an educator. The word &#8220;education&#8221; refers to giving instruction; &#8220;educator&#8221; refers to the person who provides instruction and is someone who is skilled in teaching; and teaching is aligned with providing explanations. I have expanded upon these definitions so that the word &#8220;educator&#8221; includes someone who is skilled with instruction, possesses highly developed academic skills, and holds both subject matter knowledge and knowledge of adult education principles.Skilled with Instruction: An educator is someone who should be skilled in the art of classroom instruction, knowing what instructional strategies are effective and the areas of facilitation that need further development. An experienced educator develops methods that will bring course materials to life by adding relevant context and prompting students to learn through class discussions and other learning activities. Instruction also includes all of the interactions held with students, including all forms of communication, as every interaction provides an opportunity for teaching.Highly Developed Academic Skills: An educator must also have strong academic skills and at the top of that list are writing skills. This requires strong attention to detail on the part of the educator and in all forms of messages communicated, including anything written, presented, and sent via email. The ability to demonstrate strong academic skills is especially important for anyone who is teaching online classes as words represent the instructor.The use of proper formatting guidelines, according to the style prescribed by the school, is also included in the list of critical academic skills. For example, many schools have implemented APA formatting guidelines as the standard for formatting papers and working with sources. An educator cannot adequately guide students and provide meaningful feedback if the writing style has not been mastered.Strong Knowledge Base: An educator needs to develop a knowledge base that contains subject matter expertise, as related to the course or courses they are teaching, along with knowledge of adult education principles. I know of many educators who have the required credit hours on their degree transcripts, yet they may not have extensive experience in the field they teach. This will still allow these educators to teach the course, provided that they take time to read the course textbook and find methods of applying it to current practices within the field.Many schools hire adjuncts with extensive work experience as the primary criteria, rather than knowledge of adult learning principles. Those instructors I have worked with who do have a strong adult education knowledge base generally acquired it through ongoing professional development. That was my goal, when I decided on a major for my doctoral degree, to understand how adults learn so that I could transform from an instructor to an educator.Becoming an Engaging and Highly Effective EducatorI do not believe that many instructors intentionally consider the need to make a transformation from working as an instructor to functioning as an educator. When someone is hired to teach a class, someone other than a traditional college professor, they often learn through practice and time what works well in the classroom. There will likely be classroom audits and recommendations made for ongoing professional development. Gradually the typical instructor will become an educator as they seek out resources to help improve their teaching practices. However, I have worked with many adjunct online instructors who rely on their subject matter expertise alone and do not believe there is a reason to grow as an educator. For anyone who would like to make the transformation and become an engaging and highly effective educator, there are steps that can be taken and practices that can be implemented.Step One: Continue to Develop Your Instructional PracticeWhile any educator can learn through time on the job, it is possible to become intentional about this growth. There are numerous online resources, publications, workshops, webinars, and professional groups that would allow you to learn new methods, strategies, and practices. There are also social media websites such as LinkedIn and Twitter that allow for the exchange of ideas and resources within a global community of educators.You can also utilize self-reflection as a means of gauging your effectiveness. I have found that the best time to review my instructional practice occurs immediately after a class concludes. That is a time when I can assess the strategies I have used and determine if those methods were effective. Even reviewing end of course student surveys may provide insight into the perspective of my students.Step Two: Continue to Develop Your Academic SkillsI know from my work with online faculty development that this is an area of development that many educators could use. However, it is often viewed as a low priority &#8211; until it is noted in classroom audits. If an educator has weak academic writing skills, it will interfere with their ability to provide comprehensive feedback for students. For online instructors, that has an even greater impact when posted messages contain errors with spelling, grammar, and formatting. The development of academic skills can be done through the use of online resources or workshops. Many online schools I have worked for offer faculty workshops and this is a valuable self-development resource.Step Three: Continue to Develop Your Subject Matter ExpertiseEvery educator has subject matter expertise that they can draw upon. However, the challenge is keeping that knowledge current as you continue to teach for several years. The best advice I can offer is to find resources that allow you to read and learn about current thinking, research, and best practices in your chosen field. This is essential to your instructional practice as students can ascertain whether you appear to be current in your knowledge, or outdated and seemingly out of touch. Even the use of required textbooks does not ensure that you are utilizing the most current information as knowledge evolves quickly in many fields.Step Four: Continue to Develop Your Knowledge of Adult LearningThe last step or strategy that I can recommend is to gain knowledge about adult learning theories, principles, and practices. If you are not familiar with the basics there are concepts you can research and include critical thinking, andragogy, self-directed learning, transformational learning, learning styles, motivation, and cognition. My suggestion is to find and read online sources related to higher education and then find a subject that interests you to research further. I have found that the more I read about topics I enjoy, the more I am cultivating my interest in ongoing professional development. What you will likely find is that what you learn will have a positive influence on your work as an educator and will enhance all areas of your instructional practice.Working as an educator, or someone who is highly engaged in the process of helping students learn, starts with a commitment to make this a career rather than a job. I have developed a vision related to how I want to be involved in each class I teach and I recommend the same strategy for you. You may find it useful to develop teaching goals for your career and link your classroom performance to those goals. For example, do you want to complete the required facilitation tasks or would you rather put in the additional time necessary to create nurturing class conditions?After developing a vision and teaching goals, you can create a professional development plan to prompt your learning and growth in all of the areas I have addressed above. While this strategy may require an investment of time, it is helpful to remember that we always make time for whatever we believe is most important. Being an educator is not sustaining a focus on job functions, rather it is cultivating a love of what you do and learning how to excel for the benefit of your students. Becoming an engaging and highly effective educator occurs when you decide that teaching students is only part of the learning process, and you work to transform who you are and how you function, while working and interacting with your students. </p>

This is NOT a long term liability account, this is money lent to the business by others and which you intend on paying back within the year. You have use of the funds, which is an asset, and you owe the loaner, which is a liability. If you need to enter a loan for a vehicle, building, etc, it needs to be in the Long Term Liability accounts.VI. Credit Card AccountsYou must add a credit card to your account list to gain access to the Enter Credit Card Charges feature on the Quickbooks home menu. Credit Cards can be used to pay for expenses, items or bills. When using Credit Cards to pay bills, one common mistake business owners make is not choosing the correct account to pay the bill out of. If you are using more than one Credit Card, take it slow and make sure that your payments and credits to the account are appropriately applied or reconciliations will be a nightmare and a half.You are given the option of being able to enter the account number, expiration date and more as you are entering the card for the first time. After the trilogy of Demonetization, GST and RERA, the sector was reeling in despair. However, the indomitable spirit of Indian real estate developers didn&#8217;t fade a zilch. They rose to the occasion and started to repackage the product, the price and the promotion of their unsold home inventory. From a sales and marketing stand point, they tried to push the envelope to appease the discerning customer. Some of the initiatives which caught attention were in the form of upselling the product, adding the service element to the product, dove tailing technology with homes, bundle up offers with home finance. The home developers also tried superlative adjectives, spiced things up with bollywood and sports celebrities endorsing various residential projects. Projects got rebranded by international brands and innovative launches were executed in line with global best practices. Many developers even completed micro level infrastructure abutting their projects and took over the government&#8217;s role of providing external and internal work. The Government continued to follow a lackadaisical approach to urban planning and infrastructure which hurt the customer sentiment further. Many a times, a home buyer got homes but without a motor able road leading to her home. While all of this was going on, Government also tried to get their act together, albeit, at snail&#8217;s pace. The Central Government announced RERA (Real Estate Regulation Act) and the states started its implementation in third quarter of 2017. It pushed developers to fast track completion of projects and a certain deadline date was announced. Many residential projects got completed in this rush of deadline, however the sales velocity didn&#8217;t match up the speed of completion of these projects. Eventually, RERA implementation failed miserably in most of the states and could not fulfil its objective to provide transparency to the home buyer. It rather deteriorated home buyer&#8217;s confidence and hope in Indian real estate. The home buyer, therefore further delayed decisions to purchase homes and felt comfortable being a &#8220;fence sitter&#8221;. Due to this conundrum, working capital issues reached to unsustainable level with most of the home developers. Many a times, the monthly sales were still not even matching to meet /clear even the lenders liability. The government came up with certain impetus to announce the affordable housing policy and hoped that this might turn the tables for the customer and for the developers. The intent was to ensure faster delivery at a good price to the customer and in turn achieve good working capital for the developer. Many developers diversified into this space and many new entrants also emerged in this space, including some corporates. However, the product suffered immensely as these new affordable homes were too small and were in far flung areas. Therefore, the affordable home policy could not sustain interest of the buyer, after initial euphoria.<br />
  112. So, after all the hoopla of innovative marketing, government compliances and regulations for last couple of years, the sales further nosedived. The inflation in construction cost created the double whammy for the industry. The construction costs took an upward trajectory, thanks to inflation in cement and steel prices. The regulator also continued with its risk weightage on real estate. Therefore, the financing cost of real estate projects especially in residential side continued to be in the range bound of 15%-24% per annum. With increasing construction costs, depleting sales, increasing lending cost, the home developer was pushed to the limit.<br />
  113. While all this happened, the old age mantra of &#8220;reduce prices and sell more&#8221; took a rebirth. The residential home prices which were chasing Manhattan prices started their journey back home. The home developers who followed this mantra created huge success, broke record of sales while others continued to sweat. Sales velocity became the buzz word and everything else took a back seat. Some of the home developers started to understand the sales velocity equation in a more pragmatic way. Rather than increasing the pipeline and increase the sales activity, the focus changed to win rate and reduction in sales cycle. Once the focus changed from increasing the sales activity to increasing the win rate, the sales velocity started to increase at good pace. Among the various associations of real estate developers, such sale successes were initially ridiculed as &#8220;black swan events&#8221; and such developers were termed as &#8220;outliers&#8221;, in a negative way. There were corridor talks that such developers are killing the industry. The lenders however, welcomed this step and are now gearing up to back up these developers more in such trying times. A sense of appreciation is now being seen among many quarters for these developers and the corridor talk died its natural death. It is expected that many other developers in last quarter of 2018, will follow suit and focus on reducing sales cycle and thereby increasing sales velocity. After all, nothing succeeds like success.<br />
  114. This article is written to appreciate such entrepreneurs in the real estate space who took the call to correct their pricing to achieve higher sales velocity. This article is an attempt to also encourage others to follow suit. Let there be a sustainability in prices for the home buyer. It is an important way to achieve reasonable growth in real estate business in India. Once that&#8217;s achieved, the economics will start to favour home developer again and there will be Happier Sundays!As they say, a fish always rise after striking its head at the bottom of the sea. Entertainment apps are most frequently deleted, whereas apps based on Finance is least frequently deleted. No matter which app category you belong to, your strategy should be to remain in the mobile phones of users for a long time, and not just sit around but to fulfill your purpose as well.</p>
  201. <p>If we analyze the encounters of users with an app step by step, it can help us unveil the critical factors that influence mobile app audiences, so that we can work upon those and achieve our purpose. Here are the details:</p>

To do so, we have to analyze once they are on an app store, what keywords they use to search. Regina Leuwer, with expertise in marketing &#038; communications, bring some light to the subject. She reached out Sebastian Knopp, creator of app store search intelligence tool appkeywords, who shared with her the data of unique trending search phrases. And according to that data, in 2017, there were around 2,455 unique search phrases trending in the US.</p>

  212. <p>Remember your users are on mobile devices has limited resources, from battery to storage and RAM to Internet. Everything is limited. So better create an application that is easy to download or say get downloaded with 5 minutes. One critical advice here:</p>
  213. <p>1. Keep the application file size small.</p>
  214. <p>If you are a developer, use APK Analyser to find out which part of the application is consuming maximum space. You can also reduce classes.dex file and res folder that contains images, raw files, and XML.</p>
  215. <p>Step 3. Onboarding</p>
  216. <p>After the user has successfully downloaded your mobile application, don&#8217;t leave anything on assumptions. Guide them properly. This you can do through an onboarding process, where users can learn the key functionality and where to begin with the mobile app. Below are the 3 things you need to keep in your mind when creating an onboarding process for your users.</p>
  217. <p>Short and Crisp: The entire guidance of features and functions should be completed within few seconds, with easy options loud and clear option to skip.</p>
  218. <p>Precise Information: Don&#8217;t introduce them to the app. They already know what they have downloaded. The objective to inform about the key functions and features.</p>
  219. <p>Allow Users to Skip: Let the tech-savvy users skip the intro. Your app is to meet their requirement and not to have a friendly session.</p>
  220. <p>Step 4. Purpose and UI<br />
  221. Here, the stage is set for your app and it is the golden chance for you to impress your users. What is needed here is the collaboration between purpose and UI of the app. It totally depends on the problem-solving capability and ease of use of the mobile app. Interface design plays the critical role, allowing the users to access features of the apps easily and quickly to perform the task for what they have downloaded the app. When it comes to interface design, make sure that the design is interactive and task-oriented. Here are some factors that you must take care off while creating mobile app interface:</p>

Usability: The Mobile phone is an epitome of convenience and if your users find it difficult to use your app, then there is no way there are going to make the space for it in their mobile phones.
