  2. <p> Now, if you&apos;re familiar with this mall, it&apos;s not a huge &quot;mall&quot; per-se.  However, it does offer great running room if your kids happen to be 2 and 4 and need to burn lots of energy.  We went last week to walk some laps and to our surprise there&apos;s a new little store front sponsored by the <u><a href="http://www.communitylibrary.net/drupal7/" target="_blank">Community Library Network</a></u> called the &quot;Little Discovery Corner&quot;.  It&apos;s free to visit and open daily to kids of all ages.  There are things like building blocks, art tables, sensory squares, magnets, reading nooks, toy tables, and more.  I know Covid has brought a damper to public spaces such as this, but we&apos;ve now visited two times and we were the only ones there.  The activities are also really well spaced out so you can occupy your own little corner if desired.  </p>
  3. <p> I had never heard of this space.  I know I&apos;m not the only mom with littles, so I felt compelled to share this as my first 2021 Local Like!  It&apos;s only here for a limited time (6ish months), but it&apos;s enough to get through another winter week night :)</p>

  12. <p>There’s been a lot of speculation over the last several weeks. It seems like everyone has a view or an opinion, even each of us here with Megan Leary Realty. That is to be expected, it’s our nature. We’ve been quiet over here, absorbing the massive influx of constantly changing information and many ways that individuals, business, communities, and markets are reacting. </p>

  14. <p>In the midst of this time of change and uncertainty, let’s respond with some constants. Tried and trues. Facts of the matter. The basics. </p>

  16. <p>I asked Megan how she was responding to this evolving situation and ultimately it came down to something we have all been told, never max out your budget on housing.</p>

  18. <p>Her suggestion to me was to always under cut your budget by 25-30% when possible. I told you, we’ve all heard it. </p>

  20. <p>Her other insight revolved around the status of the market, which is still strong by the way. New listings are going live every day, homes are being sold, and the industry is becoming more ingenuitive than ever in order to continue to make the home buying process simple and convenient. </p>
  21. <p>So the market is strong but you’re still uncertain or you’re not quite ready what should you do? Be productive with your time. </p>

  23. <p>Yep, another one we all know. So in this case what does that mean? </p>

  25. <p>If you are looking to buy, use this extra time to really put some thought towards what you want and what you need. Now is a great time to approach this from a different point of view. Be sure to approach this logically, not emotionally, and make note of the conclusions of your research. Then, keep in communication with your Realtor! Updating them on your wants and needs as you refine, adjust, or confirm them will allow them to conduct the most accurate and thorough search for you in any kind of market or economy. </p>

  27. <p>If you are looking to sell, now is the time to tackle that pesky stuff that hides at the bottom of the list. Tidy up your space. Finish the projects. Declutter and organize throughout the house. Rearrange if necessary. </p>

  30. <p>Located at 7352 N Government Way, technically in Dalton Gardens, this week’s <em>Local Like</em> is my go-to party supply shop. Usually this means WAY too many balloons (who’s really counting…its like measuring how many chocolate chips to put in the cookie dough…you just don’t do that) but I never fail to find something else I seem to suddenly need to have for the event when I am picking up the balloons.</p>

  35. <p>You would easily miss it when driving either direction on Government Way. This shop has a small footprint and is tucked away in a small shopping plaza but never fails to exceed expectations. The customer service is top notch and prompt, and the owner is incredibly helpful. Sometimes I come in with only a vision and she never fails to dream with me and execute to put together the perfect package. Sometimes it’s filling an office with balloons as a way of saying “happy birthday”, somedays its enormous bundles of balloons for a Gatsby sized party, other times its the perfect accent pieces for a movie night.</p>

  39. <p> At this point I have become a bit more familiar than the average person with balloons and here’s how I have been able to tell I’m getting a quality product with The Party’s Here. First, the balloons last. A really long time. Secondly, and maybe this is just a pet-peeve of mine, but the balloons don’t explode in the car when I am transporting them. Nothing like an ear ringing, deafening burst driving down the road to put you in the right mood while executing an event, right? Third, whether I’m holding 2 balloons or 60, I have yet to lose one off of the string. Lastly, every other purchase I have made in this store has held up to or beyond expectation.</p>

  41. <p>We all have events, parties, special occasions, and an assortment of gatherings that could use a touch from The Party’s Here. Visit in store or call your order ahead for special or larger orders, they are very accommodating. Otherwise, give them a visit to browse and find all the things you didn’t know you needed. Bonus! They usually have the shop dog there to greet guests and accompany them.</p>

  51. <p><u><a href="https://www.hayden-homes.com/community/hayden-north/#utm_source=GMB&utm_medium=Organic" rel="noreferrer" target="_blank">Hayden North</a></u>, located on the west side of Highway 95 off of Lancaster Road, is a recent and very popular development along the Lancaster Corridor. This neighborhood is a Hayden Homes community with houses starting in the upper $200k. Upon completion there will be walking paths and a community park. Just across the way is Lancaster Market and a small shopping plaza currently home to a local favorite, <u><a href="https://bellesbrunch.com" rel="noreferrer" target="_top">Belle’s Brunch House</a></u>.</p>

  53. <p>On the east side of Highway 95 Lancaster leads to Hayden Lake Road after about 4 miles. Along that stretch are many individually owned pieces of property and several neighborhoods. One of the first roads you pass while on Lancaster Road is Strahorn Road which will connect you to the Avondale area on the south side or further into Hayden on the north.</p>

  55. <p>Just a bit further is Deer Park Estates and Forest Ridge, both with homes sitting on about one acre of land each. Some of these homes have been built by <u><a href="https://www.rosenbergerhomes.com/hayden-idaho-homes" rel="noreferrer" target="_blank">Rosenberger Construction</a></u>  or Monarch Homes, with others being built by Daum Construction. There are currently no more lots available in Deer Park Estates neighborhood but new construction is still underway. Homes in either of these neighborhoods typically list around $850k.</p>

  57. <p>Further east Rimrock Road connects to the Avondale area to the south and further into Hayden to the north as well. </p>

  59. <p>The next neighborhood to reach from Lancaster Road is an upscale, 80 acre, gated community known as Rimrock Meadows. Rosenberger Construction and <u><a href="https://www.monarchcustomhomes.com/monarch-custom-homes/neighborhoods.html" rel="noreferrer" target="_top">Monarch Homes</a></u>  are two of the preferred builders in this neighborhood. Currently there are many lots still available as well as spec homes from the builders.</p>

  61. <p>Neighboring Rimrock Meadows, just before Lancaster Road turns to East Hayden Lake Road, <u><a href="https://www.tripadvisor.com/Attraction_Review-g35478-d2477960-Reviews-English_Point_Recreation_Area-Hayden_Lake_Idaho.html" rel="noreferrer" target="_blank">English Point Recreation Area</a></u> is host to a small trail system. The trail system is split by English Point Road. Longer trails with access for horses can be found on the west side while shorter trails more suitable for walkers and children can be found on the east side. All trails have benches along the way and wind through wooded land. This is a very accessible area for families, joggers, dog walkers, and mountain bikers or horse riders and is a non-motorized only area.</p>

This area is a primarily residential area, with exception of the highway frontage and the Hayden Urban Renewal area, and handful of neighborhoods break up the expanse of homes in this part of Hayden.</p>

To the east we have the Hayden Windermere office and the highway frontage businesses.</p>

  80. <p>Neighboring to the north is the <u><a href="http://www.leisurepark.org/Home.html" rel="noreferrer" target="_blank">Leisure Park Retirement Community</a></u> . This neighborhood hosts community events and welcomes residents to utilize their clubhouse.</p>

The <u><a href="https://strawberryfieldshayden.com" rel="noreferrer" target="_blank">Strawberry Fields home owners association</a></u> is managed by ABC Management and includes a resident board. The Rules and Regulations in this neighborhood enforce noise, maintenance, and visual standards including guidelines regarding the storage of recreational vehicles. If you have a travel trailer, motor coach, boat, or other vehicle except daily use vehicles, you will want to ensure arrangements for storage off property or committee approval for specified accommodations.</p>

  105. <p>As we move north beyond Honeysuckle Avenue, the residential area becomes less concentrated with organized communities and the properties, on average, grow larger and may even be several acres in size. This is the case all the way up to the highway frontage. Along Highway 95 businesses like Walmart, <u><a href="https://www.super1foods.net" rel="noreferrer" target="_blank">Super 1 Foods</a></u>, and <u><a href="https://www.3play.com" rel="noreferrer" target="_blank">Triple Play Family Fun Park</a></u> share space with  several small business complexes.</p>

  108. <p>Hayden Central is another well established part of Hayden. They highway frontage businesses in this area supports many of the rural areas to the north as well as those that may just be traveling through. If you haven’t been to this Downtown Coeur d’Alene wine bar, it’s time to add it to your local bucket list (if you’re 21+ of course)</p>

  113. <p>Just a skip off of Sherman Avenue, the wine bar is on Coeur d’Alene Avenue, between 3rd and 4th streets. If you’re looking for landmarks, they neighbor Coeur d’Alene Crossfit and the new parking garage is across the street.</p>
  114. <p>Although this is technically a wine bar they also offer fresh craft beer and fresh popcorn to pair with it. As you enjoy your beverage, peruse their excellent wine selection and numerous displays featuring local artists. There is quite the selection of art and jewelry for purchase! The monthly Coeur d’Alene Art Walk is a great opportunity to see this special space for yourself.</p>

  116. <p>In the back there is a private entertaining space for hosting group gatherings of all sorts. They call this the “Speak Easy”. We enjoyed this space as a Ladies Night. The evening consisted of a delightful selection of red and white wine, lights hors d’oeuvres, and raffles and individual party favors on behalf of Coeur d’Alene Fresh. You will often see this package at charitable events as an auction item and if you do just know that we approve, go ahead and place that bid.</p>

  129. <p>Host to two golf courses, many homes are part of golf communities and even right on the golf courses. <u><a href="https://www.haydenlakecc.com" rel="noreferrer" target="_blank">Hayden Lake Golf Course</a></u> is a private country club golf course that offers several tiers of memberships and is found on Hayden Lake. <u><a href="https://www.avondalegolfcourse.com" rel="noreferrer" target="_blank">Avondale Golf Course</a></u>  is just to the north and is a public course with its own small, non-motorized lake named Avondale Lake. Between the two you will find <u><a href="http://www.wedonthaveone.com" rel="noreferrer" target="_blank">The Porch</a></u>, a restaurant that is very popular with the locals.</p>

  156. <p>First thing’s first, this is not your traditional restaurant dinner. You start your evening being picked up by their limo. You may choose to drive but trust us, you’ll appreciate the ride by the end of the night. Throughout the evening you enjoy a fixed menu of 10- 12 courses and their pre-selected wines. Reservations are a must. They can be made in smaller groups that will dine together as one, “family style” for that evening or private group reservations from 6-24 people can be made. Whether you walk in as strangers or as a group, you will share this family-style dining experience with a small group of people and you’re bound to leave as friends. </p>
  157. <p>A couple of highlights from Megan were the intermezzos, aka intermission breaks between courses. Get up, socialize, enjoy stories from Dave (Chef and Owner), and get ready for the next delicious course. Favorites from Megan and Shaun’s dining experience were a chipotle marshmallow and chocolate drizzle atop a filet and a dessert cookie. </p>
  158. <p>You might pass right by Candle In the Woods if you were driving by as the outside is very unassuming, but don’t pass by this experience adored by many keen locals!</p>

  181. <p>Bluegrass Park is the largest and most centrally located park in the Coeur d’Alene Place. Several acres of open grass incorporate a disc golf course and gazebo that can be rented for parties, picnics, family reunions, and other outdoor occasions. The play area consists of a jungle gym and swings in a fenced area with bark. Bluegrass Park also has a splash pad, open seasonally of course, and a basketball court. The entire park is surrounded by a walking trail that connects to additional trail systems. </p>
  182. <p>Sorbonne Park is the next largest park. With plenty of open grass area and a new play structure, this park serves the northern additions of the Coeur d’Alene Place on Sorbonne Drive. </p>

  184. <p><strong>Green Belts</strong></p>
  185. <p>Garden Parc is a green belt area within the gate Parc Rose area. This area hosts an open grass area, trail, and garden plots that can be reserved on the Coeur d’Alene Place HOA website. </p>
  186. <p>Another greenbelt can be found directly across from Bluegrass Park and is notably the largest in the neighborhood. Greenbelts are for public use by owners within the Coeur d’Alene Place and their guests and they are maintained by the HOA. </p>

  188. <p><strong>Trails</strong></p>
  189. <p>All trails within the Coeur d’Alene Place act as their own internal system as well as connecting at the border of the neighborhood to more expansive trail systems. The Prairie Trail connects on Atlas Road near Coeur d’Alene Place Storage. This trail borders the Coeur d’Alene Industrial park, past the Landings Neighborhood and currently stops at Heutter Road until additional development. The Centennial Trail connects to the Coeur d’Alene Place on Kathleen Avenue near Woodland Middle School. This non-motorized trail ventures through North Idaho and Eastern Washington. From the Coeur d’Alene Place the North Idaho Centennial Trail will connect you to Riverstone and even Downtown Coeur d’Alene. </p>

  210. <p>The HOA fees vary by “district” throughout the neighborhood in both price and frequency. The Main Association fees, applicable to all, are $21 monthly and an initial $50 transfer fee. Dues are broken out <u><a href="http://www.cdaplacehoa.com/hoa-dues.html" target="_blank">here</a></u> for the six districts including the Main Association, Parkside, Sorbonne Townhomes, Parc Rose, Village, and Soleil Parc.   220. <p>There are many amenities that are walking distance or a quick drive from the neighborhood.  Several grocery stores are less than ten minutes away by car, including Super 1, Fred Meyer (includes gas, apparel, and Starbucks), Target (includes apparel and Starbucks), Albertsons (includes gas), and Walmart (includes gas and apparel). The three closest gas stations are within walking distance or about a five minute drive and include Maverick on Ramsey Road, Exxon at the Prairie Avenue and Ramsey Road intersection and Conoco on Kathleen Avenue.  The transfer station and I90 freeway are both about 5 min away as well.  If you’re looking for quick access to shopping, the Coeur d’Alene Place is a quick drive to several stores including Target, TJ Maxx, Ulta, Pier 1, Best Buy, Bath and Body Works, Kohl’s, Macy’s, <u><a href="https://riverstonecda.net" target="_blank">The Village at Riverstone</a></u><u> </u>(which includes our Regal movie theater), and the Hayden Plaza.</p>

  222. <p>Three schools serve the Coeur d’Alene Place Neighborhood. <u><a href="https://www.cdaschools.org/lchs" target="_blank">Lake City High School</a></u> is a 9th through 12th grade school, <u><a href="https://www.cdaschools.org/woodland" target="_blank">Woodland Middle School</a></u> is a 6th through 8th grade school, and <u><a href="https://www.cdaschools.org/skyway" target="_top">Skyway Elementary</a></u> is the Kindergarten through 5th grade school. An additional school for Coeur d’Alene School District is being built on Prairie Avenue to the North of the Coeur d’Alene Place. This new school and Atlas Elementary could both host students from Coeur d’Alene place in case capacity is exceeded at Skyway Elementary.   224. <p>Parks are abundant in the Coeur d’Alene Place area.  <u><a href="http://www.cdaplacehoa.com/photo-gallery.html" target="_blank">Blue Grass Park</a></u><u> </u>is the largest one located at the heart of the subdivision.  It includes a traditional jungle gym park, a splash pad, a gazebo that can be privately rented for a special occasions, disc golf, basketball courts, a large grass area, and a measured &quot;track&quot; loop for walkers and runners.  Several other parks provide grass areas and jungle gyms. Coeur d’Alene Place also offers three different community gardens.   226. <p>There is a wide variety to choose from when it comes to buying a house in CDA Place.  New construction is currently offered by Greenstone Homes and Aspen Homes with many blocks still being built and a range of home floor plans and designs to choose from (contact me if you&apos;d like more info on building a new home).  Resale properties for sale in the Coeur d’Alene Place<strong> </strong>area currently range from $225,000 to $580,000. Investors tend to find this area desirable for rental homes due to all of the amenities, but there are a plethora of homeowner occupants as well.  You can find single family houses and townhouses for sale or apartments down the road for lease.  There are also sections for 55+ older living, gated streets, and &quot;low-maintenance&quot; homes within the subdivision too.  There is something for everyone!</p>
