I feel that sometimes the technology drives the business and sometimes the business drives the technology. In fact it is right to say that the business and technology are interdependent. I must say that this is really a very old practice. Even the ancient Romans too had this in their administration. I really feel that this indicate that the technology came afterwards and hence business need lead to the evolution of the technology. For example the telegraph became famous because of the Reuters.   62. Signs of Portfolio Trouble<br />
  63. There are many different signs of a failing portfolio. For one, if your organization sees more than a 30% failure rate in new projects, chances are good that your portfolio is actually responsible. If the portfolio isn’t supported by upper management, there’s a reason for this (trouble). If there are resource allocation problems, blame your portfolio troubles. Low KPIs can also be signs of trouble in your portfolio. Where do these problems come from, though?<br />
  64. Incorrect Portfolio Management<br />
  65. When an artist builds his or her portfolio, they don’t shove every single piece of art they’ve ever created into the bag and hope against hope that their failures will outweigh their successes. That’s not what a portfolio is for. Artists cherry pick the pieces in their portfolio, showcasing a variety of styles and techniques, media, subject matter and more. Your project portfolio management needs to take a similar tack.<br />
  66. You might think that a troubled portfolio is the result of already troubled projects (and it can be). However, it’s just as likely that your projects are troubled because of problems within the portfolio that gives birth to them. They’re doomed from the outset, so to speak.<br />
  67. Steps of the Portfolio Manager<br />
  68. Your portfolio should have a manager whose responsibility it is to ensure that everything’s managed and organized properly. If this isn’t the case, there’s the majority of your problem right there. What else should a portfolio manager do, though?<br />
  69. First, they should ensure portfolio control and monitoring by providing clear KPIs and outline measurements. They should also determine steps required to approve project investments and define the process and guidelines that directly affect management of the portfolio. Finally, they need to communicate with senior management and get approval for managing the project portfolio. That’s quite a bit of responsibility, but it’s essential.<br />
  70. Building Better Portfolios<br />
  71. There are things that project managers can do to help improve the project portfolio within their organization. One of these is to ensure that all takeaways are clearly outlined and detailed. This applies to all projects, whether they were successful or not. Takeaways embody important knowledge that should be added to the growing pool within the organization to be accessed by other PMs, as well as stakeholders and senior management.<br />
  72. Portfolio managers can also take steps to ensure they build the ideal portfolio. Part of this is identifying and selecting the right projects. As mentioned, not all projects should be included, just as not all works of art are included in an artist’s portfolio.   88. <content:encoded><![CDATA[<p>Sometimes in research for my blog posts I get stopped by a headline that makes me want tor read more. Such as this one from the CobaltPM blog that proclaimed, “Run Your Project Like a Baby Would.”</p>
  89. <p>Initially that reminded me of the old joke, “I slept like a baby last night. I wet my bed and cried because I was hungry.” (Nowhere did I say it was a good joke.) Then it got me thinking more of “Everything I Need To Know I Learned in Kindergarten.”</p>
  90. <p>The CobaltPM blog says you should do these four things to be better a better project manager:</p>
  91. <p>Smile a Lot<br />
  92. Trust People<br />
  93. Do What Feels Right<br />
  94. Show Your Emotions<br />
  95. The simple advice of “Smile a lot” is a good one. As the writer observes, “If you start to smile more often in your projects then you should find that other people around you start doing the same, which has got to be a good thing.”</p>
  96. <p>Smiling can even have benefits beyond the office. According to Dr. Mark Stibich, the longevity expert at About.com, smiling helps the immune system work better. He says, “When you smile, immune function improves possibly because you are more relaxed. Prevent the flu and colds by smiling.” A smile has to be less painful than a flu shot (at least for most people) and it helps make your work relationships healthier.</p>
  97. <p>Trusting people is going to take, well, a lot of trust on your part if that’s not your personality. It can be difficult to suddenly put your faith in others. It’s not as ingrain for adults as it is for infants. The CobaltPM blog says, “… you should look to let the people you work with earn your trust. This is a two-way process and if you are open to doing it then you should find that you both benefit from it.”</p>
  98. <p>There is a caveat, though. Let’s say someone does something and loses your trust. Kids are good at giving second chances. Be like a kid in this regard but trust your adult instincts.</p>
  99. <p>Forbes.com has a good article on why trust is important in the workplace. Among its findings, teams that trust each other get better results than teams that don’t, according to the HCI study, Building Trust 2013: Workforce Trends Defining High Performance, which was based on a survey of business professionals. Forbes.com also found employees will stay at an organization longer and be more engaged when there is a high degree of trust. “These high trust organizations earn loyalty from all stakeholders including employees, customers, suppliers, distributors, and investors,” the article said.</p>
  100. <p>“Do what feels right” can make some managers nervous. After all, what feels right to one employee might feel dangerously wrong to an organization. The CobaltPM blog says, “If you have stopped trusting your instincts then it is time to get back to them again and see how it helps. If you still have nagging doubts then look to back up these gut feelings with hard facts as well.”</p>
  101. <p>Dr. Cara Baker, writing at The Huffington Post, says, “Very simply put: We do not trust our instincts. We forget we are hard-wired for well-being and success.” Remember to document when your intuition was right instead of focusing on when it was wrong, she adds. That will make you trust your instinct more.</p>
  102. <p>Finally, the last piece of advice is “Show your emotions.” Now, you may not want to stamp your feet and cry if things don’t go your way. But, the CobaltPM blog says, do show your emotions when things are going right. “It can be easy to get caught up in a tough project so much that you don’t let people see when you are happy with something which has been done and this is definitely something you should think about doing more often,” the blog says.</p>
  103. <p>So, the next time you get upset by a screaming baby on a plane, just remember this. Those little wailers are actually bastions of good advice that could help your project management career go more smoothly.</p>

It takes a little explaining to really drill down to the bedrock here, but you’ll learn more below.<br />
  119. Optimism vs. Pessimism<br />
  120. Are you a glass half-empty sort of person? Lots of folks are. In your private life, that’s not necessarily a bad thing. However, in a leadership position, your pessimism will leach into your team and color their perceptions of the project and even you as the project manager. Even the most optimistic team member will have trouble staying optimistic in the face of a pessimistic leader.<br />
  121. Optimism vs. Aggression<br />
  122. Aggressive management techniques have long been touted as some of the most effective. However, there are a few good reasons to consider ditching your outright or passive aggressive methods for optimism. First, while aggressive management certainly helps you get things done, it can also rub many team members the wrong way. A lot of people dislike abrasive, pushy leaders, and that’s often how you come off if you lead in an aggressive manner.<br />
  123. When Bad Situations Arise<br />
  124. Unless you’re very lucky, you’ll experience a negative situation or two during your project. Hopefully, those are minor and short-lived, but you’ll still need to deal with them. Handling them in an aggressive way might seem like the right move, but it’s not, particularly if you’re being pushy toward team members who are also having to deal with the negative repercussions of the problem. Optimism works better, and it can also help foster a better sense of teamwork and even offer hope to team members downtrodden by whatever negative event happened. Hope is important. Teamwork is vital.<br />
  125. If you’re a negative-style manager (pessimism), you’ll find that your mode of operation here actually makes things worse. Even if you’re trying to correct the situation, your management method will make your team members negative, which makes forward progress difficult, if not impossible. Optimistic management methods, on the other hand, infect your team members with optimism and a sense that anything can be accomplished.<br />
  126. Why Do You Need an Optimistic Team?<br />
  127. Why does having an optimistic team matter? It actually impacts a great deal within your project. A sense of optimism leads to the feeling that your team can do anything, as mentioned. That’s important, because it can be easy to become discouraged if problems mount during your project. Optimism equates to better performance under pressure. In short, your team will be more effective and your project more successful.<br />
  128. Leading with optimism is important, but it can be difficult to do. Take the time to evaluate your management style. Do you let problems and setbacks turn your outlook negative? Do you then transfer that outlook to your team? If so, you might be sabotaging your own success.</p>

I&#8217;d also missed out on an opportunity to train as a Microsoft certified programmer because I was unable to find a placement. The dream of making my way into the world of employment had turned into an absolute nightmare, at times I felt like a total failure.</p>
  202. <p>Towards the end of 1999 an opportunity arose for me to work in a casino. I’d always loved card games after seeing the glitz and glamour of casinos in James Bond movies. Dissatisfied with life in Northern Ireland, at the age of just 20, I packed a couple of suitcases and ended up going to the Isle of Man to train as a croupier (casino dealer) in January 2000. 18 months later I was working on my first cruise ship, and 18 months after that I was boarding the QE2 (the most famous ship of them all) to do a world cruise.</p>
  203. <p>For a young man from a housing estate in Antrim, Northern Ireland this was beyond even my wildest dreams. On a ferry from Belfast to Liverpool in 1997, I’d once seen a pontoon table and croupier and dreamt what it may be to work as a casino dealer on the high seas.</p>
  204. <p>Everything aboard the QE2 was as you would expect, starting with Captain Ron Warwick, who looked exactly what the captain of the QE2 should look like (Google the name if you don&#8217;t believe me). Passenger facing crew were immaculate in their appearance. I could probably have shaved with the crease on my pressed tuxedo shirts, and on a number of occassions when I had been sunburnt in port, I could feel the creases cutting into my tender skin as I dealt the cards that evening in the casino.</p>
  205. <p>The great thing for croupiers on cruise ships is that they only work when the ship is in international waters, in port, the casino must close, and casino staff are free to do pretty much whatever they want. Casino staff have a cabin steward who cleans their cabin and takes away their dirty laundry and brings it back fresh each day. We did a 103 day world cruise which included stops in places like Hong Kong, Sydney, Cape Town, Hawaii, Mauritius, Nagasaki, Tahiti and Singapore to name a few. I managed to do some amazing excursions like diving in the great barrier reef, quad biking in the Namibian desert, and dining in all sorts of fine restaurants, trying delicacies like Springbok, Kangaroo, Crocodile and Kobe beef. We made stops in 5 continents, crossed the equator and even experienced living a Tuesday in consequetive days when we crossed the world timeline. Imagine that, you go to bed on Tuesday night, wake up the following morning and its Tuesday again, but this was far from groundhog day.</p>
  206. <p>The role in the casino was not about taking passengers&#8217; money like in a land-based casino, it was about providing them with fun and entertainment. The passengers were friendly and pleasant, many of them being extremely successful people (I understand the lowest cabin cost for a world cruise on the QE2 was about $50,000 in 2003). A lot of the passengers had never played in a casino and were fascinated to learn and experience the one onboard. Just getting to know some of these people was an experience in itself, and a large part of the role in the casino was simply to entertain them whilst they were in the casino.</p>
  207. <p>There were also celebrity passengers. We would finish work and go to the crew/members bar where we would have guest entertainers like the late Des O&#8217;Connor and the magician, the late Paul Daniels down to have a drink. God bless them both.</p>
  208. <p>Was my job the best job in the world? Maybe not for everyone, but it was beyond even my wildest dreams and the 6 month experience, as well as the amazing people I met will be something I treasure forever. I was very lucky to have lived this experience and will always be incredibly grateful for it.</p>

Well.. in order to limit this there are some things you as a Realtor can look for while showing the home to your client that are definitely red flags, and at least could be brought up so the client isn&#8217;t surprised by a bad report. As a home Inspector and owner of SafeHome Home Inspections (www.safetulsa.com) the easiest thing to look at for somebody who is not trained is a bad electric panel.</p>
  238. <p>A &#8220;Bad&#8221; electric panel in the eyes of any home inspector means &#8220;unsafe&#8221; or less safe than other panels. It has been determined by studies, lawsuits, etc that these panels are not desirable.</p>
  239. <p>Here is a list of bad panels that are very common in the Tulsa area. These panels are likely present in your local market as well, and every or nearly every home inspector will call them out in the report as in need of further evaluation for replacement: Zinsco, FPE (Federal Pacific Electric) Stab-lok, Challenger. These are the most common &#8220;bad&#8221; panels that I run into here in Tulsa.</p>
  240. <p>You don&#8217;t need to do very much work to identify these panels, oftentimes they are labeled somewhere in plain sight. A word of caution though, the access door is fairly easy to open most of the time but you should never open the deadpan front cover, It&#8217;s dangerous and would require tools anyway and you might as well leave something for the inspector to do .</p>

If you want more information you can do a quick google search on any of these brands or look up one of the main studies by Mechanical and Materials engineer Dr. Jesse Aronstein titled &#8220;Hazardous FPE circuit breakers and panels: Information for Homeowners, Inspectors, and Electricians&#8221;</p>
  242. <p>While you may not have to avoid a home like this completely, letting the buyer know in advance will at least prepare them so there isn&#8217;t a shock on the report, and who knows, maybe a seller will still be willing to change out the panel &#8220;in today&#8217;s market&#8221;. If so, that&#8217;s a major win for the customer and a great value to your client.</p>
