Propertyfindsasia | 2025 Philippine Real Estate Outlook: Smart Opportunities for Buyers and Investors | Property buyers and investors have a lot to look forward to this 2025. Recent economic movements and the state of supply and demand across all property types make for a dynamic real estate market.

While purchasing power is high and property prices remain competitive, young investors can explore different property types and diversify their portfolios. With a growing supply of residential real estate nationwide, now is also a good time for newlyweds to find a place where they can settle down, and for growing families to find their dream home. Meanwhile, OFWs can take this opportunity to search for lucrative real estate investments or invest in their residential property in the Philippines.

Here’s what to expect from the Philippine real estate market in 2025 and what you can do to take advantage of this year’s property trends:

Property buyers and investors will have a higher purchasing power in 2025.

Recent economic improvements are giving Filipinos a higher purchasing power. The GDP in 3Q2024 grew by 5.2% while the inflation rate was down to 2.3% in October 2024, meaning Filipino families may have more money to spend on the cost of goods. Because of this, property buyers may have more resources to allocate towards real estate.

Consider investing in single-detached homes, which are popular among home loan borrowers. 2Q2024 data from the Bangko Sentral ng Pilipinas (BSP) shows that 47.9% of residential real estate loans were allocated for single-detached or attached houses. This points towards Filipinos’ preferred home type—something more achievable with a higher purchasing power this 2025.

Duplex and condo buyers can purchase residential properties at lower prices.

After three years of pricing increases, duplex and condominium unit prices have dropped. This provides a good opportunity for first-time homebuyers to secure their preferred housing type at bargain prices. It also gives seasoned real estate investors a chance to buy additional units and diversify their portfolios.

According to the BSP, 32.5% of home loans were used for condominium units and 19.3% for townhouse units. Meanwhile, duplex units made up 0.3% of the housing loans. This 2025, more Filipinos may be able to purchase these property types at more favorable rates.

Golf communities are on the rise across the country.

2019 to 2020 were years of warehouses and lots for sale as more small business owners looked for versatile properties they could use to house their business supply and meet the rising demand for e-commerce transactions. In 2025, experts see that golf communities are one of the most popular investment options. Home buyers who want a more active lifestyle can check out golf communities in Antipolo City, Rizal, Dasmariñas, Cavite, and Silang, Cavite.

Property buyers and investors are browsing options outside Metro Manila.

Home buyers and real estate investors are interested in emerging property hotspots, such as Bulacan, Pampanga, Antipolo, Laguna, and Tacloban. This trend aligns with 2Q2024 data which shows that 30.1% of residential real estate loans (RRELs) granted were from the CALABARZON region. Meanwhile, the other regions that also significantly contributed to the total number of RRELs include NCR (29.7%), Central Luzon (13.0%), Central Visayas (8.0%), Western Visayas (7.0%), Davao Region (4.4%), and Northern Mindanao (3.3%).

It is also worth noting that a majority of RREL transactions outside Metro Manila were used to purchase single-detached and attached houses.

Home buyers express strong interest in themed and upscale developments.

Real estate experts predict a rising interest in resort-themed developments that put innovation alongside the comfort and accessibility of a residential project. This is adjacent to the trend of golf communities being one of the most popular investment options today. Many property buyers are interested in finding a place that provides lifestyle and outdoor amenities—especially young professionals who want to maximize their property investments and growing families who want a more comfortable space to raise their children.

On a related note, investors have a sustained interest in upscale developments and premium homes near airports. Township components may also be incorporated into industrial parks, addressing the rising demand for residential real estate in areas outside Metro Manila.

Recent supply-and-demand trends let investors buy and hold more properties.

The 2024 decision to ban Philippine offshore gaming operators (POGOs) resulted in higher vacancies in office buildings, commercial spaces, condominiums, and housing units. The increased vacancy rate provides investors an opportunity to purchase properties at a lower price, which they can hold and eventually sell when the real estate value inevitably rises.

In line with this, real estate investors who are renting out property may consider temporarily lowering rental prices or exploring flexible lease terms. This can be a major help in remaining competitive and attracting tenants amidst a rental property surplus.

The Future of Philippine Real Estate Is Here

The outlook for the 2025 Philippine real estate market looks promising. Steady economic growth and a dynamic real estate market give consumers a higher purchasing power, so they can invest in more properties. Buyers and investors also have more locations to choose from outside Metro Manila. It is worth noting the strong focus on resort-like and leisure-themed residential projects, along with golf communities and self-contained township developments nationwide.Stay updated with the Philippine real estate industry and property trends here: https://www.lamudi.com.ph/journal/trends/.

Property Finds Asia | CredoHub: A Testament to Perseverance and Visionary Leadership | In the bustling business landscape of San Jose Del Monte in Bulacan, CredoHub stands as a beacon of resilience and vision. Behind its unassuming name lies a story of grit, determination, and an unwavering commitment to uplifting small and medium-sized enterprises (SMEs).

As the company approaches its 10th anniversary, it’s worth delving into the inspiring journey of its founder, Polly Ilio, and the remarkable team that has propelled CredoHub to success.

Humble Beginnings and Early Challenges

Polly’s journey to entrepreneurship was anything but smooth. Hailing from humble beginnings, Polly worked tirelessly in the banking industry for 18 years, climbing the ranks to vice president. However, when the bank she worked for faced closure, Polly’s career seemed to hit an impasse. Refusing to let adversity define her, she channeled her expertise in accounting and operations into starting her own business.

Even before founding CredoHub in 2015, Polly’s weekends were dedicated to bookkeeping for clients. These early experiences planted the seeds of what would become a flourishing enterprise. With little funding and no marketing, CredoHub relied on Polly’s reputation and dedication.

“Our growth has been organic, with almost all our clients coming from referrals,” she shares.

The Birth of CredoHub

CredoHub was built on the foundation of trust and the vision of empowering businesses, especially SMEs, to navigate the complexities of taxation and accounting.

The name “Credo” symbolizes commitment and trust—values deeply embedded in the company’s ethos. From its humble beginnings with a single client, the company now serves over 300 clients, ranging from small business owners to large enterprises with assets exceeding ₱20 million.

“Our mission has always been to assist businesses, no matter how small, in avoiding the pitfalls of taxation,” Polly explains. “We aim to provide services that not only solve immediate problems but also empower our clients for long-term success.”

A Visionary Team and Diversification

Polly’s visionary leadership is matched by her dedication to her clients and her team. CredoHub’s success is not only due to its services but also its culture of empowerment.

Team members like her nephew Emil, who started as a junior staff member, have grown alongside the company. “Tita Polly has always shared her vision with us, and seeing it materialize is incredibly inspiring,” Emil says.

CredoHub has expanded beyond accounting into ventures like CredoMart, a retail and wholesale trading arm, and Beanspace, a co-working and virtual office hub. These expansions are not mere business moves but a realization of Polly’s dream of creating a one-stop shop for her clients.

Looking Ahead

As CredoHub prepares to celebrate a decade of service, Polly remains grounded.

“The secret to our success is simple: we stay hands-on and maintain open communication with our clients. We treat them as partners, not just customers,” she says.

The future holds even greater ambitions for CredoHub, including plans to venture into the business process outsourcing (BPO) industry. Polly’s vision of growth is matched by her belief in the power of persistence and the importance of helping others succeed.

Inspiring the Next Generation

For aspiring entrepreneurs, Polly has this advice: “Be involved in your business. Success comes not from delegation alone but from understanding and serving your clients personally. Stay connected, stay committed, and never stop learning.”

CredoHub’s journey is a powerful reminder that success is not about where you start but about the dedication and vision you bring to the table. Under Polly’s leadership, Credo Hub is more than a business—it’s a testament to the power of perseverance and the impact of serving with heart.

Lamudi Connect: Taking the Philippine Real Estate Industry to Greater Heights

During his opening remarks, Raquiza said. “At Lamudi, our mission has always been clear: to connect people to their dream homes, empower real estate professionals with cutting-edge tools, and build a transparent, accessible, and efficient property marketplace.” It was a subtle introduction to a later segment of the night, which is the launch of Lamudi Connect by Mark Nosworthy, the Group CEO and Director of Lamudi’s parent company, Digital Classifieds Group (DCG).

Lamudi Connect allows developers, brokerages, and licensed brokers to co-exist in one platform that provides the necessary tools and support for seamless transactions. It lets developers widen their network and sales channels while disseminating accurate project information in real time.

Mark Nosworthy introduces Lamudi Connect, an app that isn’t just about transactions — it’s about transformation.

The app gives real estate professionals limitless access to marketing materials that they can cascade to clients in the Philippines and abroad. Through this platform, brokers also gain access to the latest projects by top developers, professional development training, and upcoming industry events.

Lamudi Remains Committed to Connecting Filipino Property Seekers with Their Dream Property

The Outlook 2024: Philippine Real Estate Awards is a testament to Lamudi’s commitment to helping Filipinos find their dream property and remain at the forefront of the property marketplace. As Raquiza said earlier in the night, it was a time to “celebrate excellence, recognize innovation, and build the future of real estate — one outstanding development and one groundbreaking solution at a time.”

The event partners include gold sponsor Panasonic, silver sponsor BPI, and minor sponsors Zalora and Santos Knight Frank. The gala’s media partners are Philippine Daily Inquirer, Inquirer Property, Manila Bulletin, Manila Standard, Philstar, Business World, Manila Times, and Malaya Business Insight.
Propertyfindsasia | Filinvest Innovation Park – New Clark City welcomes StB GIGA Factory, Marks Bold New Chapter in Philippine Renewable Energy | The StB GIGA Factory, a pioneering development in electric vehicle (EV) battery manufacturing as the first Lithium Iron Phosphate plant in the Philippines, was officially inaugurated within the first two Ready-Built Factory (RBF) units of the 120-hectare Filinvest Innovation Park – New Clark City (FIP-NCC). Poised to be a green and digital industrial hub for light to medium manufacturing, logistics, warehousing, cold chain operations, and data centers, FIP-NCC represents the future of sustainable industry in the Philippines.

This highly anticipated event brought together top executives from Filinvest Development Corporation (FDC), the Bases Conversion and Development Authority (BCDA), and StB Capital Partners (StB GIGA’s mother company in Australia), as well as Australian Ambassador Hae Kyong “HK” Yu, the heads of local government, and President Ferdinand “Bongbong” Marcos Jr., who led the momentous occasion.

A Milestone for Filinvest Innovation Park – New Clark City

The inauguration of the StB GIGA Factory not only constitutes a significant leap for renewable energy in the Philippines but also marks the emergence of Filinvest Innovation Park – New Clark City as a leading industrial hub. Offering Grade A Ready-Built Factories, and industrial lots, the park is designed to attract locators engaged in light manufacturing, electronics, e-commerce, logistics, cold chain, food, pharmaceuticals and data center-related operations. With access to a skilled, English-proficient, five million-strong workforce in the Central Luzon region, FIP-NCC is ideally positioned to support the country’s industrial transformation.

Offering Grade A Ready-Built Factories, and industrial lots, the park is designed to attract locators engaged in light manufacturing, electronics, e-commerce, logistics, cold chain, food, pharmaceuticals and data center-related operations.

Situated in Central Luzon and boasting access to a skilled, English-proficient, five million-strong workforce, Filinvest Innovation Park – New Clark City is perfectly positioned to drive the country’s industrial transformation. The inauguration of the StB GIGA Factory underscores these strengths, marking a pivotal moment in sustainable energy and industrial development. With this milestone, the Philippines is set to become a leader in electric vehicle (EV) and clean energy technologies, propelling the nation forward in these critical industries.

A Presidential Vision for Innovation

The event began with a ribbon-cutting ceremony led by President Marcos, with the latter pressing the symbolic Start button to signify start of the factory’s commercial operations. Then followed a tour of the StB GIGA Factory, where President Marcos was shown the cutting-edge, future-ready technologies employed at the facility. The President’s keynote address highlighted the significance of this investment in the EV battery sector, calling it a bold and transformative step toward a sustainable future. He lauded the swift and collaborative efforts of both public and private sectors for the rapid establishment of the factory, operating just six months after the signing of the MOU during the Philippine Business Forum in Melbourne earlier this year.

President Marcos emphasized that the StB GIGA Factory, the first Lithium Iron Phosphate (LFP) battery manufacturing plant in the Philippines, positions the country as a key player in the global clean energy movement. He projected the factory’s full operational capacity by 2030, which will generate an estimated 5 billion pesos in annual revenue and create 2,500 quality jobs. The factory is expected to produce 2 gigawatt hours of batteries annually—enough to power 18,000 EVs or over 500,000 home battery systems. The President <ins>also </ins>underscored the Philippines’ growing reputation as a hub for high-tech, high-impact investments, encouraging global entrepreneurs and industry leaders to consider the Philippines as their next investment destination.

Global and Local Partnership in Action

Trevor St. Baker, Director and Founding Partner of StB Capital Partners and Chairman of StB GIGA, warmly welcomed the distinguished guests and highlighted the rapid progress of the Philippine business landscape. In his speech, St. Baker underscored the factory’s commitment to doubling its size by 2030, as initially pledged to the President during a business summit in Melbourne. He also shared exciting plans for expanding StB’s electric trike operations in the Philippines and bringing renewable energy solutions to more cities and islands across the country.

Ambassador HK Yu congratulated both Australia and the Philippines for fostering a strategic partnership that goes beyond country-to-country cooperation, extending into business-to-business and people-to-people collaboration. She emphasized that the StB GIGA Factory exemplifies how global partnerships can tackle critical challenges of climate change, and she commended President Marcos for his ongoing support of bilateral initiatives.

Propertyfindsasia | Globe partners with First Gen on renewable energy to advance Net Zero ambition | Globe has renewed its strategic partnership with First Gen Corporation, a leading power generation company supplying renewable and clean energy in the Philippines, to further its commitment to attaining net-zero emissions by 2050.

The partnership will contribute to expanding Globe’s Renewable Energy (RE) sites through Power Purchase Agreements (PPA) under Retail Competition and Open Access (RCOA) and the Green Energy Option Program (GEOP).

Globe plans to increase the number of facilities powered by renewable energy from the current 29 to nearly 70 within the next two years, more than doubling its clean energy use. First Gen, a key collaborator since 2020, is one of its partners in this endeavor.

“Globe and First Gen share the same vision of a decarbonized and regenerative future where sustainability is ingrained into the organization and operations. We are pleased to continue our partnership and are committed to supporting Globe as it journeys towards greater efficiency and reduced environmental impact,” said Carlos Lorenzo Vega, Vice President for Power Marketing, Economics, and Trading of First Gen.

Raymond Martin Aguilar, Globe’s Vice President for Risk and Property Management, added: “At Globe, sustainability and risk management are core strategies for building business resilience. This partnership with First Gen is a testament to our dedication to these principles.”

To seal the alliance, a ceremonial signing was held recently among Globe, ST Telemedia Global Data Centres (STT GDC) Philippines, and First Gen. The collaboration involves RE adoption not only for Globe’s high energy utilization facilities but also for STT GDC Philippines’ data centers in Cavite.

The telecom industry, with its substantial energy consumption, especially within core sites, plays a pivotal role in today’s digital age. Globe’s Scope 2 emissions, derived from electricity consumption, have historically accounted for an average of 30% of its total Greenhouse Gas (GHG) emissions.

To realize its net-zero ambition, Globe took the bold step of transitioning its sites to RE beginning in 2019 despite RE being limited and costlier than fossil fuels. By year end 2023, approximately 18% of the total energy consumption of Globe, is now powered by RE, avoiding an estimated 77,000 tonnes of GHG emissions.

“As the first publicly-listed company in the Philippines to have approved near and long-term science-based emissions reduction targets by the Science Based Targets initiative (SBTi), this partnership fuels us in our pursuit of our net zero ambitions by greening the network and partnering with sustainability-driven companies,” said Yoly Crisanto, Globe’s Chief Sustainability and Corporate Communications Officer.

Globe remains at the forefront of environmental sustainability in the Philippine telecom sector, actively engaging stakeholders and championing industry practices that advance sustainability.
