VA loans are for those who qualify to get a home loan from the Department of Veterans Affairs. They are a department of the government that actually will keep your interests at heart when they are processing your loan. So it&#8217;s a good idea to research your VA loan possibility before you go looking for other lenders.You can do a self screening to see if you are a qualified veteran or if you are on active duty. However, if you are a veteran you need to have received an honorable discharge or you may not be considered eligible. So you should take whatever military identification that you have, down to your local Veteran&#8217;s Administration office to see if you are truly eligible before you get your hopes up.You will need some sort of proof that you serviced in the military. This would be your DD214, Military ID Card, Military Record and any awards you might have for proof that you served in the U.S. Military. Even though your local VA may already have any of these items you still should make sure that you have your own copies.You can also, if you wish, go to the website for the U.S. Department of Veterans Affairs if you would rather try to apply online. You will click on  the &#8220;Veteran Services&#8221; option on the website where you will then click on &#8220;Home Loans&#8221;. Then you can click on the &#8220;Certificate of Eligibility Veteran Registration Instructions&#8221; this way you can register for the site. You will need to do this in order to be able to apply for a loan online.After you have done this you then go back and login. Go back to the &#8220;Veteran Services&#8221; and click on that, go to &#8220;Home Loans&#8221; and click on that. Once back to the options page for home loans you can then click on the &#8220;VA Loan Electronic Reporting Interface.&#8221; Once you are there you will need to follow all of the directions they require for you to apply for the loan.You will then need to go to your VA Office when the site directs you to. This is so that you can complete the entire loan processing. You will give the rep all of the paperwork that they are going to need like proof that your served, your real estate agent&#8217;s contact information (understand that you already need to have a house in mind so that if they need to ask questions your real estate agent can answer them for you) and any other information that they might require. It&#8217;s probably a very good idea for you to call them ahead of time to see exactly what they need from you to continue processing the loan.After that, you will just need to wait for your loan to be processed and while you are waiting make sure to continue to update your agent about how far along the process is. They need to know that it&#8217;s still in process so that they don&#8217;t think that you&#8217;ve decided to not go through with it. </p>

The following portrait photography tips are meant to put some perspective on lighting.The Harshness of Direct FlashThe reason it is not a good idea to have a flash pointed directly at the subject in portrait photography is that the intense burst of light tends to wash out any curvature or shadow in the face and makes the subject appear to be flatter than they are. This gives an unnatural look.If you are using a boot shaped flash, the mount should allow you to adjust the direction of the flash. Angle the flash upwards and bounce the light off of the ceiling. This will diffuse the light and result in a more natural and appealing looking portrait.If your flash direction is not adjustable, you may have to use a physical object to diffuse the light in the same way that a lampshade diffuses the light coming from a lamp. There are many mountable diffusers on the market. If you are at a get together and do not have a diffuser, a semi-transparent plastic cup can work in a pinch.Soft BoxIf you have time to prepare the area that you will be shooting the portrait in, you may want to bring along a standing light source such as a soft box. A soft box is simply a white box, often framed with wood with either thin muslin or rice paper stretched over it. There are quick collapsible ones on the market but they are pretty easy to make.This box acts as a diffuser for a permanent or flash/strobe light that can be moved to different positions in order to get rid of or accent shadows while still resulting in a more natural look.MobilityUnless you are shooting in a studio where you just have the subject sit and smile after the lighting has been preset, you will want to be able to move your light sources around. Many boot flashes offer remote capability so they can be removed from the camera and held to the side. This capability is great for shooting semi-candid portraits.When shooting outdoors, your light source may be the sun. Though they often require assistance, light reflectors work great for manipulating the lighting here and softening the harsh shadows that direct sunlight often creates. Again, there are many of these on the market; I actually use a collapsible light reflector that is intended for car windshields.I hope these portrait photography tips have helped explain the effects of direct lighting and how it can be easily manipulated for more natural looking results. </p>

  138. Over the past decade biopharma has been focused on recruitment of new sales representatives with the objective of winning the &#8220;share of voice&#8221; or &#8220;arms&#8221; race. Many people believe we have sacrificed quality for quantity. Years ago we used to hire nurses, pharmacists and nutritionists as sales representatives who had extensive clinical backgrounds.Now that the &#8220;Arms&#8221; race is over, it is time to begin to hire representatives with more clinical expertise. There are a lot of reps with prior pharma experience to choose from now so make sure you determine during the interview if the candidate possesses a knowledge of understanding and presenting clinical data and discussing evidence based medicine.A good way to do this is to ask the candidate to speak extensively on their previous product and look for depth of disease state knowledge. Determine if they understand treatments other than their own and if they can discuss clinical data.Training<br />

Physicians are willing and eager to see representatives who provide value by expanding their focus beyond product to include disease state knowledge and clinical research.It can be as simple as understanding clinical problems your products can solve and discovering which problems the doctor is experiencing. The percent of doctors wanting more discussion of clinical studies has risen from 80% in 2005 to 89% in 2011.This leads us to believe that the industry has not improved on this measurement, rather we are getting worse. I suggest a return to the basics of presenting clinical studies the way they are set up in the study abstract. Each study abstract is organized according to the SOAP communication format.Biopharma may be missing the mark on recruiting and training sales representatives who are competent at discussing clinical studies and evidenced based medicine, but this can be reversed by improving the way we recruit and train new sales professionals we hire into this industry. It is up to us to give doctors what they want and need in industry representatives. </p>

  155. <content:encoded><![CDATA[<p> I read a couple of interesting statistics the other day in an article about the widening talent shortage among many American companies. The first was a citing about a study done by ManpowerGroup, a Milwaukee-based workforce consultant, showing that 52 % of employers can&#8217;t recruit skilled workers for their open positions. The other stat, this time by the Bureau of Labor Statistics, showed that of the 9.2% of American currently unemployed, 78% have only a high school education or less.These numbers are surprising and they tell me a couple of things worth noting regarding our stubbornly high unemployment rate. One is that the rate might not be so high if Americans would get educated and trained in areas of shortage and need. The other is that thinking you are going to get ahead in the 21st century with just a high school education is not preparation for the future.The public and their proxy the media love to play the blame game for the high unemployment rate. It&#8217;s the Democrats fault or the Republicans fault. It&#8217;s greedy Wall Street or lazy Europeans and so on and so on. Instead of finding fault, perhaps we need to hold up a mirror and look into it. We could lower the unemployment rate and all of the misery associated with it significantly if we would further our education in strategic ways. Education is one of the best ways out of this mess.I rarely hear or read the mainstream media report about this lurking education gap as being a contributor to the unemployment rate and I pay attention to a lot of news. Why do you think that is? Why is the national anchorperson hesitant to say that too many of the unemployed are lacking in the right kinds of education? Perhaps there is a concern that to say so might be perceived as elitist or that someone&#8217;s feelings may be hurt. There is an elephant in the unemployment room that is being ignored and not fully discussed. And we as a country do ourselves no favors to avoid it.We should address this issue head on. If we could be delivered news we could really use such as where the human resource shortages are and what is involved in preparing to fill them we could be much better informed. Let&#8217;s hear more reports about the skills deficit for a change instead of this constant obsession about budget deficits. Let&#8217;s agree that without a vigorous push for high quality education at all levels, then our chances of competing in the world marketplace are greatly diminished.School districts and universities need to be more engaged in this conversation as well. Of course their mission is to provide a broad range of learning opportunities to the greatest number of people. But by not identifying and shifting resources to address critical shortage areas of the economy they are denying our workforce significant solutions needed now. Academic advisors and counselors need to work more aggressively aligning emerging talent with areas of employment need.And let&#8217;s try harder to see education as the benefit that it is. There is too much of an attitude that views education more as a cost than as an investment. Education can provide individuals with practical skills, a critical thinking ability, and confidence to succeed.   252. <content:encoded><![CDATA[<p>1999 was probably the worst year of my professional life. Unsatisfying office jobs followed by long periods of unemployment and claiming benefits. I&#8217;d also missed out on an opportunity to train as a Microsoft certified programmer because I was unable to find a placement. The dream of making my way into the world of employment had turned into an absolute nightmare, at times I felt like a total failure.</p>
  253. <p>Towards the end of 1999 an opportunity arose for me to work in a casino. I’d always loved card games after seeing the glitz and glamour of casinos in James Bond movies. Dissatisfied with life in Northern Ireland, at the age of just 20, I packed a couple of suitcases and ended up going to the Isle of Man to train as a croupier (casino dealer) in January 2000. 18 months later I was working on my first cruise ship, and 18 months after that I was boarding the QE2 (the most famous ship of them all) to do a world cruise.</p>
  254. <p>For a young man from a housing estate in Antrim, Northern Ireland this was beyond even my wildest dreams. On a ferry from Belfast to Liverpool in 1997, I’d once seen a pontoon table and croupier and dreamt what it may be to work as a casino dealer on the high seas.</p>
  255. <p>Everything aboard the QE2 was as you would expect, starting with Captain Ron Warwick, who looked exactly what the captain of the QE2 should look like (Google the name if you don&#8217;t believe me). Passenger facing crew were immaculate in their appearance. I could probably have shaved with the crease on my pressed tuxedo shirts, and on a number of occassions when I had been sunburnt in port, I could feel the creases cutting into my tender skin as I dealt the cards that evening in the casino.</p>
  256. <p>The great thing for croupiers on cruise ships is that they only work when the ship is in international waters, in port, the casino must close, and casino staff are free to do pretty much whatever they want. Casino staff have a cabin steward who cleans their cabin and takes away their dirty laundry and brings it back fresh each day. We did a 103 day world cruise which included stops in places like Hong Kong, Sydney, Cape Town, Hawaii, Mauritius, Nagasaki, Tahiti and Singapore to name a few. I managed to do some amazing excursions like diving in the great barrier reef, quad biking in the Namibian desert, and dining in all sorts of fine restaurants, trying delicacies like Springbok, Kangaroo, Crocodile and Kobe beef. We made stops in 5 continents, crossed the equator and even experienced living a Tuesday in consequetive days when we crossed the world timeline. Imagine that, you go to bed on Tuesday night, wake up the following morning and its Tuesday again, but this was far from groundhog day.</p>
  257. <p>The role in the casino was not about taking passengers&#8217; money like in a land-based casino, it was about providing them with fun and entertainment. The passengers were friendly and pleasant, many of them being extremely successful people (I understand the lowest cabin cost for a world cruise on the QE2 was about $50,000 in 2003). A lot of the passengers had never played in a casino and were fascinated to learn and experience the one onboard. Just getting to know some of these people was an experience in itself, and a large part of the role in the casino was simply to entertain them whilst they were in the casino.</p>
  258. <p>There were also celebrity passengers. We would finish work and go to the crew/members bar where we would have guest entertainers like the late Des O&#8217;Connor and the magician, the late Paul Daniels down to have a drink. God bless them both.</p>
  259. <p>Was my job the best job in the world? Maybe not for everyone, but it was beyond even my wildest dreams and the 6 month experience, as well as the amazing people I met will be something I treasure forever. I was very lucky to have lived this experience and will always be incredibly grateful for it.</p>
  260. <p>Many years have passed since then and I&#8217;ve always missed the buzz of casinos which is how Fun 21 Casino Hire was created in 2021. My celebrities now are anyone who hires the No Money Fun Casino that I provide for parties and celebrations, and I aim to give the same experience that you would expect onboard the QE2.</p>

  288. <p>Have you ever had a client who was a buyer &#8220;in today&#8217;s market&#8221; make an offer, get the offer accepted, only to back out after a bad home inspection? Well.. in order to limit this there are some things you as a Realtor can look for while showing the home to your client that are definitely red flags, and at least could be brought up so the client isn&#8217;t surprised by a bad report. As a home Inspector and owner of SafeHome Home Inspections (www.safetulsa.com) the easiest thing to look at for somebody who is not trained is a bad electric panel.</p>
  289. <p>A &#8220;Bad&#8221; electric panel in the eyes of any home inspector means &#8220;unsafe&#8221; or less safe than other panels. It has been determined by studies, lawsuits, etc that these panels are not desirable.</p>
  290. <p>Here is a list of bad panels that are very common in the Tulsa area. These panels are likely present in your local market as well, and every or nearly every home inspector will call them out in the report as in need of further evaluation for replacement: Zinsco, FPE (Federal Pacific Electric) Stab-lok, Challenger. These are the most common &#8220;bad&#8221; panels that I run into here in Tulsa.</p>
  291. <p>You don&#8217;t need to do very much work to identify these panels, oftentimes they are labeled somewhere in plain sight. A word of caution though, the access door is fairly easy to open most of the time but you should never open the deadpan front cover, It&#8217;s dangerous and would require tools anyway and you might as well leave something for the inspector to do .</p>
  292. <p>I could go into detail about why these electric panels are dangerous and the different studies that have been done about them over the years but why bore you with that? If you want more information you can do a quick google search on any of these brands or look up one of the main studies by Mechanical and Materials engineer Dr. Jesse Aronstein titled &#8220;Hazardous FPE circuit breakers and panels: Information for Homeowners, Inspectors, and Electricians&#8221;</p>
  293. <p>While you may not have to avoid a home like this completely, letting the buyer know in advance will at least prepare them so there isn&#8217;t a shock on the report, and who knows, maybe a seller will still be willing to change out the panel &#8220;in today&#8217;s market&#8221;. If so, that&#8217;s a major win for the customer and a great value to your client.</p>
